Nowadays, many are choosing to live in their homes longer.  As a result, a growing number of homeowners are investing in home improvements they can enjoy themselves.

One of the best home improvements homeowners can make is replacing  tired, old, faded siding.  According to the National Association of Realtors, replacing your siding offers an 80 percent payback or return on your investment.

One reason that new siding is such a solid home improvement investment is it instantly enhances the curb appeal of your home. There’s nothing quite like the warm feeling of driving up to your home every day and admiring its beauty.

Siding also is a critical link to the well-being of your home. Siding is the first layer of defense against the elements, protecting the walls and interior of your home from moisture, heat and cold.

From wood clapboard and brick used widely to side homes decades ago to today’s innovative materials, such as patented Ultrex pultruded fiberglass used in APEX siding and trim, siding materials have evolved to deliver higher performance, more cost efficiency and enhanced aesthetics.  With so many choices available to homeowners today, it’s important for homeowners to do their homework when shopping for home siding.  Here are seven tips to consider when shopping for home siding:

1. Do your homework. Not all siding options are created equal. There’s a huge difference between lower cost vinyl siding products and high-performance fiberglass siding. Lower priced options often come with tradeoffs, such as a higher risk of damage in a severe storm from hail or wind, faster color fading, or lots of maintenance (repainting, caulking, etc.). Premium siding products may cost more initially, but may be far less expensive and hassle-free over the course of homeownership.

2. Have a plan. Now is the time to coordinate other exterior elements with your new siding and trim to give your home a more contemporary, updated look and feel. Consider new energy-saving windows, such as Integrity windows, a new garage door, new roof shingles and enhance your landscaping through the use of pavers, wall systems and perennial plants and shrubs.

3. Get referrals. Ask your neighbors, co-workers and friends for referrals of remodelers who specialize in replacing siding.  Interview several remodelers and always get detailed estimates before committing to any remodeler.

4. Visit homes. Replacing siding isn’t like replacing an appliance. You may only do this once or twice in your lifetime. To make sure you get exactly what you want, make sure to visit homes that have recently been resided by your contractor or remodeler. This will help you compare how different types of house siding actually look on a home.

5. Take your siding green. When replacing your siding, use siding material that is made from sustainable materials, such as sand, which will reduce the use of harmful chemicals and paints needed to manufacture and maintain it.

6. Select your colors. Choosing a color for your new siding may be the most difficult decision you’ll have to make. The good news is that today’s top-of-the-line siding offers a wide variety of bold colors from which to select. In contrast to traditional wood and fiber cement siding that requires painting and caulking every few years, new pultruded fiberglass siding offers an acrylic finish that is thicker and more durable than paint, and it resists chipping and fading. This allows homeowners to enjoy the satisfaction of their new siding with virtually zero maintenance.

7. Better moisture management. The number one thing you should expect of your new siding is it should protect your home from the elements, especially moisture. Unfortunately, some types of siding, such as fiber cement, wood and stucco, are more prone to moisture because they trap or absorb moisture behind the siding material. Instead, look to a siding that is inherently resistant to water.  Then, look to how that siding will manage moisture – behind the siding, when it’s up against the wall of your home. A siding system that provides a continuous, natural drainage plane (moisture drains harmlessly away), and allows air to circulate to provide natural evaporation is critical to decreasing trapped moisture, which creates rot and mold.

The following three tips, inspired by fall/winter interior design trends from design duo Blazys Gerard, offer splurge versus save ideas to bring a unique flair to your kitchen and entertaining space.

1. Go glam

Splurge: Streamline your layout to evoke a sleek and sophisticated vibe. Integrating built-in appliances, such as a Jenn-Air(®) 30″ single wall oven in Floating White Glass, adds polish and maximizes under-counter space. For entertainers, an open-concept living space with an over-sized island creates a central hub at parties. The addition of an under-counter beverage center is always a hit with guests and wine lovers alike. For texture and elegant contrast, select a high-gloss stone countertop and dark-stained floors.

Save: Back splashes are a blank canvas and offer the opportunity to create a big impact. Whether you embellish the space with mosaic tile, glass, or even stylish marble, a show stopping backsplash creates a feature wall that is as beautiful as it is functional. Another option is to install a statement light fixture, whether architectural or ornate, to shine new light onto your kitchen space.

2: Turn up the heat

Splurge: Take inspiration from a modern gastropub and incorporate a fireplace into your kitchen. 3. Add rustic charm to your kitchen

Splurge: Create a chic space with rustic touches: butcher-block countertops, a reclaimed wood dining table, and wide wood plank floors. Clean cabinetry with built-in stainless steel appliances provide the ultimate base and maintain the focus on your overall design.

Save: Adore the look of a built-in fridge but not ready to splurge? Most homes these days tend to have patios and in recent years decking has become a trend which just seems to be growing with every passing summer. As humans we love to be outdoors in the fresh air, especially when the weather’s good or, let’s face it, not below freezing.

Thanks to what many scientists insist is global warming, we’ve certainly seen our fair share of extreme weather over the past few years. As a result it’s made our decking areas, if left uncovered, slippery and rather hazardous. But what the constant dripping of water has done to our patio furniture hardly bears thinking about. Rusted metal tables and wonky plastic chairs – we’ve seen it all and are now paying for those late nights when we went to bed declaring that we’d tidy up and put the patio furniture away the following morning.

And that’s why we’ve had to look for robust patio furniture which can put up with the extremes in temperature that Winnipeg receives.

Synthetic wicker is one such material. It looks just like the real thing (i.e. cane or natural wicker) but won’t fall apart or lose its looks with the rain and sun’s rays – even if it’s left out uncovered. That’s because it’s constructed from polyethylene – an extremely robust plastic like material.

When applied to an aluminium frame the wicker is like a shield from the rain and other weather hazards ensuring the chair – or table – remains as good looking as the day it was purchased. It can in fact withstand temperatures ranging from minus 70 to plus 80 degrees centigrade.

 

Advantages of synthetic wicker

 

  • It’s a lightweight material so very easy to move around when you fancy a change of scene in your garden
  • It is available in a variety of styles, sizes and colors
  • It can survive even the most extreme changes in temperature, from sub-zero winters to scorching summers.
  • Works out very inexpensive considering it’ll last for decades
  • It doesn’t absorb dirt in the same way plastic would so it doesn’t need a lot of maintenance to continue to look and feel good

Have you noticed that home stagers are becoming more popular?  More people are hiring them when they want to get a really good price for their house or condo.  The reason is because home stagers know what buyers want and they can help you pay attention to the details of your home so that buyers will fall in love with it.

Here are some of the things that home stagers know:

1.     Buyers fall in love with their first impressions. If the front of your house looks great you have likely seen people drive by over and over again when there is a “For sale” sign in front of the house.  They finally come to see the inside for themselves because they’ve fallen in love with the outside.  If you see people drive by once and then never see them again, you know that the front of your house needs some work.  Water and mow the grass regularly, add some potted plants or some flowers, clean the driveway – you’ll find these small details can make a big difference.

2.     Buyers want to feel like they could move in immediately. Wild or overly bright paint colors do not appeal to everyone.  You may love the zebra border along the top of the walls but it is not everyone’s taste so get rid of it.  Paint the walls a neutral color that most people could live with.

3.     Buyers love light. If the walls are too dark the room will feel cave-like to most people so make sure walls are painted a light color.  Also, replace heavy drapes with lighter sheers and raise the blinds to let in the daylight.

4.     Buyers feel better about a home that not only looks clean but smells clean. Make sure that you keep the house clean, as if the Queen of England could be dropping by at any minute.  Remember that people will be looking in cupboards and closets so these should be clean, too.  And above all, it should smell clean.  If the place smells clean, people tend to believe that it is cleaner than appearances suggest.

5.     Buyers do not like clutter. Clutter can make the largest of homes seem small so before you start showing your home it might be a good idea to store larger furniture and pack away collectibles and other personal items like trophies.  The more counter space they see, the bigger the house seems to them.

6.     Buyers like to see newer furnishings. If your furnishings are older consider storing your furniture and renting newer pieces while the house is showing.  Newer furniture reflects better on the home and appeal to more buyers.

7.     Buyers like to see what the house looks like with art on the walls. If you don’t already have artwork that has a general appeal or you don’t have any artwork consider renting or buying some contemporary pieces.

8.     Buyers don’t want to think about replacing fixtures. If your lights, cabinet pulls and other things are outdated, replacing them can be an inexpensive way of giving a room a fresh and updated look.
