Homes of Linden Woods Real Estate Update 2020

Welcome to the homes of Linden Woods and Linden Ridge real estate market report. These luxury home areas are located in the Southwest of Winnipeg between Waverley street and Kenaston Boulevard, separated by MacGillivary Boulevard to the North of MacGillivary. We find Lindenwoods established in the early eighties with homes built between 1982 and 2009.>

<spa< span=””>n>[00:00:22] The majority of the homes were built in the eighties and nineties, and we find a good mix of detached houses and condos. Linden Ridge to the South saw homes constructed mostly from 2000 to 2007. And these are a little higher priced in general when compared to Linden Woods. This report is done in two sections, the first for Linden Woods and the second for Linden Ridge, each section contains one slide for houses and another for condos.</spa<>

[00:00:48] And we’re looking at all the sales of the year, 2020. So from January 1st til December 31st, let’s take a look starting with houses in Linden Woods. We can see that in the entire year, there was only two listings under $400,000. And I can tell you, they both sold right away, which makes if you have a house in Lindenwoods under 400,000, it’s pretty much a guaranteed sale.

[00:01:10] The bulk of the listings are between 400 and $600,000. And even here, we’re seeing 82 and 86, 86% success rates, which is fairly high. And if you’ve got a house over 600,000, you can see that success drops to around the 50% Mark, meaning that if you’ve got a seven, $800,000 house, there’s a 50, 50 chance that it’ll sell.

[00:01:33] Winnipeg’s market just isn’t in those upper ranges and extensive marketing and a good marketing plan are required to get it done. Now, taking a look at condo sales, we can see that the success rate of condos really never touches a hundred percent. They’re mostly in the 50% range, 60% a lot of condos and Lindenwoods are under 200,000, but really the bulk of them are between three and 400,000.

[00:02:00] Here  success is around 65%. So for example, if you had a listing between three and $400,000, there was 27 of those all year, last year, 17 of those sold and now turning to Linden Ridge, we can see that all of 2020, there was only 21 listings in Linden Ridge, 16 of which sold. So if you had a house in the five to $600,000 range they all sold.

[00:02:24] There was $1 million plus home, which sold three of them in the 750,000 to 1 million. All of those sold the only category that struggled a little bit was between 600 and $750,000 where six of 11 houses sold as far as condos going Linden Ridge. There’s not a whole lot to choose from all year. There was only eight listings, three of which sold making the overall percentage, just three of eight 37.5% average.

Linden Woods Real Estate Update September 2018

The neighbourhood of Linden Woods in Winnipeg, is made up over over 3,000 houses and several hundred condominiums.  Each month, we will take a look at the numbers of available listings of houses and condos, as well as the numbers of sales for the previous 30 days.  Data for this Linden Woods Real Estate update are taken from the MLS Multiple Listing Service.

Current Linden Woods Homes For Sale

Currently we see 17 active house listings, ranging from $445,000 to $1 Million.

In addition there are 33 condominium units, priced between $160,000  and $430,000.

Home Sales in Linden Woods over the past month

Over the past 30 days, there have been a total of 9 houses sold, between $405,000 and $817,000.  Here is the real interesting part:  The average DAYS ON MARKET which these homes sat on the market before selling was 22 days.   The fastest sold in 6 days, the slowest took 69 days.

Inventory Level  This answers the question:  If we do not get any new listings, how long would it take to sell all the houses that are on the market.  Answer: 57 days….  (the lower the number, the hotter the market)

Condominium Sales Stats:

Although not as fast as houses, condos in Linden Woods are selling quite well.  We currently have 33 condos for sale, priced bet. $160K and $430K.    Over the past 30 days, 5 condos have sold in this area, priced bet. $184,000 and $535,000.  The average DAYS ON MARKET for these sales was 27 days.

Inventory Level is at 198 days….   Compare that to the housing stat of 57 days, and you see that houses sell, on average, nearly 3.5 times faster.

Linden Woods Real Estate Update May 2017

The neighbourhood of Linden Woods is made up over over 3,000 houses and several hundred condominiums.  Each month, we will take a look at the numbers of available listings of houses and /data.wordlift.io/wl01744/entity/condominium”>condos, as well as the numbers of sales for the previous 30 days.  This is the monthly updated information for Linden Woods Real Estate, and will be released on the 15th of each month.

Current Linden Woods listings

Currently we see 8 active house listings, ranging from $420,000 to $640,000.

In addition there are 27 condominium units, priced between $206,000  and $368,000.

Home Sales in Linden Woods over the past month

Between April 15th and May 15, there have been a total of 15 houses sold, between $440,000 and $845,000.  Here is the real interesting part:  The average DAYS ON MARKET which these homes sat on the market before selling:  8!!!    Two of the homes did take 25 days each, but the rest all sold in single digit days.

Condominium Sales Stats:

Although not as fast as houses, condos in Linden Woods are selling quite well.  Over the past 30 days, 8 condos have sold in this area, priced bet. $206,000 and $368,000.  The average DAYS ON MARKET for these sales was 34…..  compare that to the housing stat of 8 days, and you get the picture of the difference between housing and condo sales at this point in time.
