Home Energy Saving Tips for your house or condo (Video)

Home Energy Saving Tips for your Winnipeg home

 

When you are a homeowner, energy costs can be one of the biggest wallet draining expenses. Using these tips, save on those bills and most importantly save energy.
Drafty windows and doors are a big source of heating and air leaks. Use a candle flame to see if a window or door has a draft. For exterior doors, use a bead of paintable caulk around the edge of the door to form an air tight seal. Use a caulk finishing tool to smooth out the caulk. Insert a door sweep on the bottom of exterior doors to keep the air in! Electric outlets are another source of air leaks. Install an outlet sealer to close the gaps.
When it comes to light bulbs, use compact florescent lights or CFL’s. They not only last 10x longer than a normal bulb, but they save energy at the same time.
To conserve water, use a slow flow shower head. Finally, insulate the pipes in your home. The insulation will keep the water in the pipes warm.

Trying to choose a restaurant, café, pub, or bakery? These eight are some of the best in downtown Winnipeg!

Sensi Wine Lounge

Located above Tre Visi in the Theatre District, Sensi is a chic restaurant with fantastic décor. Sensi offers small sharing plates with Italian flavours and an impressive wine list complete with “wine flights,” or selections of three wine samples.  Must-haves: Gnocchi al pesto (gnocchi with creamy pesto), pepperoni farciti (ricotta and mushroom stuffed pequillo peppers), mandorle dorate (roasted almonds with sea salt).

Peasant Cookery

The Peasant Cookery features “real food from the land,” with a mix of European- and Canadian-inspired fare sure to please any crowd. The heritage building itself is beautiful, and as you wait for your meal to arrive you can admire the jars of pickled items lining the huge windows.  Must-haves: Charcuterie (a selection of meats and pates), beet salad (with goat cheese and arugula), poutine (made with Bothwell cheese), cornmeal-crusted pickerel, French 75 (champagne cocktail).

The Fox and Fiddle

Taking up residence in an old bank, this pub is worth a visit just to see the marble pillars and black-and-white photographs on the walls. But it also happens to have an extensive (and delicious) menu, and it’s a popular place for locals to stop by after a busy day at the office.  Must-haves: Spinach / cheese / bacon dip, chicken and cheese quesadilla, famous wings.

Mondragon

The place to be for vegans and vegetarians, Mondragon is a bookstore, grocery store, and coffeehouse all rolled into one. It also frequently hosts a variety of events, from book launches to music shows and more.  Must-haves: Hummus platter, BLT (made with tofu), roti.

Cake-ology

Arguably serving the best cupcakes in the city, Cake-ology is a tiny bakery where you can order to-go. This bakery uses local ingredients and makes everything from scratch. Stop by Cake-ology for some dessert after having dinner at any of the nearby restaurants in the Exchange District!  Must-haves: Red velvet cupcake, any cupcake flavour-of-the-day, vanilla cakette.

Charisma of India

This is reasonably-priced, tasty Indian cuisine at its best! The atmosphere at Charisma is very comfortable and there are countless options to choose from. Be sure to check out the lunch buffet for a little sample of many dishes.  Must-haves: Palak paneer (spinach and home-made cheese cooked in cream and spices), channa masala (chickpea curry), butter chicken.

Stella’s Café and Bakery

A classic breakfast spot for many, Stella’s offers all-day breakfast as well as lunch and dinner options. Enjoy healthy meals cooked with local and sustainable ingredients at this café, and purchase a loaf of bread to take home with you when you’re finished your meal.  Must-haves: Café breakfast, house salad, vegetarian sandwich (with hummus, cream cheese and veggies).

Elements: The Restaurant

Another restaurant focusing on local, sustainable ingredients, Elements is located at the University of Winnipeg but serves the wider downtown community. This is an ideal place to go for a lunch meeting or after-work drinks and nibbles.  Must-haves: Nachos, green salad, the burger (with locally-raised beef).

Restaurants everywhere

Anywhere you go in Winnipeg, you are bound to find yourself close to a restaurant. There are restaurants of all sorts to enjoy, from tapas bars to bistros to sushi and local fare. The Exchange District, Corydon Avenue, and Osborne Village have especially delicious options. We are lucky to have restaurants opening every week in the city – there is always something new to try in the restaurant scene.

Cultural hub

Our City is a gold mine of culture, from our Winnipeg Art Gallery to all of the tiny art galleries around the city, to the Centennial Concert Hall, to the Royal Manitoba Theatre Centre, to the Pantages Playhouse Theatre and countless others. There are festivals every month during the summer, the Forks is a top tourist destination, and the Human Rights Museum will be opening soon. Culture abounds in our city!

Beautiful parks

Assiniboine Park is likely our best-known park. It is a fantastic place to go to enjoy the greenery and get away from urban living for a little while. But there are also many smaller parks dotted across the city that you can discover just by walking down the street. It’s great for kids, dog-walking, and adults alike.

Developed trails

The river walk is a popular trail to wander along, and it’s no wonder: the trail is wide enough to allow for many people to walk abreast, it offers a pretty view, and it is also a nice way to get from one area of the city to another. In addition to the river walk, the city is now developing more bike paths to make it easier for cyclists to get around Winnipeg. There are also some great trails in and around Assiniboine Park to stroll along.

Historical buildings

Heritage Winnipeg helps to conserve historical buildings all around the city, preserving the beauty and architecture of these buildings. The most concentrated number of historical and heritage buildings are clustered in the downtown centre, particularly in The Exchange District, but there are many other fantastic buildings peppered all over our city, which you can check out at the annual Doors Open event.

Outdoor activities

Wellington Crescent closes down on Sundays and holidays in the summer for outdoor activities such as cycling, jogging, and walking. In the winter, the river trail opens up for skating or walking on the frozen river. There are warming huts along the way and it offers a lovely new perspective for seeing the city, as well as enabling Winnipeggers to stay active and have fun year-round.
For all of these reasons and more, Winnipeg is a good place to live – take the leap and move to Winnipeg to experience it for yourself!

Downtown Winnipeg: things to do on a wintery day

With the weather getting chillier, it’s tempting to stay indoors as much as possible. But you don’t necessarily need to stay at home when you have the joys of downtown Winnipeg at your fingertips! If you’re feeling restless sitting on the couch but you’re reluctant to expose yourself to the freezing temperatures, explore downtown Winnipeg to see what indoor activities the city has to offer.

Here’s how you can spend an entire day in downtown Winnipeg in the winter:

For breakfast, visit Deseo, the new restaurant at the Royal Albert Arms. Rather than focusing on traditional fare, this tastefully-decorated, glass-walled bistro features Spanish-inspired meals such as scrambled eggs with chorizo and cornbread.

After lingering over breakfast, take a wander to downtown Winnipeg’s Red River Book Shop. It boasts an impressive collection of second-hand books from which you can find some real gems. Music lovers can walk down a block from the bookstore to check out Into the Music – not only does it have a number of great records, but the store also has information about upcoming shows and you can buy tickets right there to see bands play at local venues (many of which are right there in downtown Winnipeg).

Art is a hidden delight in downtown Winnipeg. There are artists and art shows at many of the historical buildings that you walk past as you wander through the streets of the Exchange District. The Cre8ery has a wide variety of different styles of art to satisfy all tastes.

Take a lunch break at Mondragon or The Fyxx; from sandwiches to soups to curry, there are plenty of options. Many of the dishes are made with local ingredients and everything at Mondragon is vegan.

Browse Toad Hall Toys in the afternoon for some creative, fun ideas for Christmas presents. This downtown Winnipeg toy store is famous across Canada and adults will find the products supplied here to be just as entertaining as children will.

If your idea of shopping involves clothes, walk into any of the boutique outlets all within a few blocks of each other on McDermot Avenue in downtown Winnipeg. There are stylish New York designs, vintage options and clothes made by local designers to choose from.

Stop at BluFish for an excellent sushi dining experience; afterward, see a theatre performance at Manitoba Theatre Centre (either the main stage or the Warehouse theatre down the street) or at the Prairie Theatre Exchange at Portage Place. People interested more in cinema than theatre will enjoy the unique Cinematheque, which often showcases work by local filmmakers. Towne 8, IMAX and the Globe Cinema are other great movie theatres in downtown Winnipeg.

To complete your day, go for a drink at The Lo Pub, Yellow Dog Tavern or King’s Head Pub to rehash the theatre or film performance that you just saw. If you’re still feeling lively, extend your visit to downtown Winnipeg by putting on your dancing shoes and going out to one of several clubs in the area.

Head home at the end of your day knowing that you have put a cold, wintery day to good use: downtown Winnipeg is brimming with indoor culture for you to enjoy all winter long.

Home buyers view each room in your home with different expectations.  Here are the main rooms and how they should appear to the prospective buyer:

Entrance Way

The entrance way will give the first impression of the home.  Is it spacious, or cramped?  Buyers usually arrive in 3’s (on average) plus their agent.  So will they have enough room to comfortably move around?

Kitchen

The kitchen has always been the focal point of the home.  Here is where meals are prepared, and most often, guests congregate.  Is it warm, comfortable, and decluttered?

Living Room

This room, which is often the first room the buyer views, will set the tone for the house.  Is it inviting, or does it look like a museum?

Dining Room

The dining room is where special meals are held, and special celebrations take place.

Master Bedroom

The master bedroom and ensuite should appear as a sanctuary from the busy lives.  Does your master bedroom project that feeling?

Selling your house can seem scary, even when it means you are starting fresh. For anyone planning to sell their home soon, the right real estate agent can make selling your home a little less stressful – and prepare you for moving into a new place!

1)  Work with someone who knows what they’re doing.

Working with a real estate agent, who knows the housing market, can be incredibly valuable. It’s useful to speak with someone who understands the housing market and can help you make your home the best it can be, and it has the advantage of taking a lot of work and stress off of your shoulders than if you had to do it all by yourself.

2)  Change your perspective.

What would you like to see in a home as the buyer? What do you find welcoming in a home? What do you see as a deal-breaker for why you wouldn’t buy a place? Take into consideration how strangers coming into your home would feel so that you can know what to expect from the perspective of potential buyers, and so that you can make appropriate and necessary changes to your home from there.  Here, your real estate agent may be able to offer some advice.

3)  Enlist help.

This is tied to number two, Change your perspective. Maybe the only thing that your home really needs is a good paint job and some tidying up. In that case, it’s handy to speak with your friends, family or your real estate agent. If someone you know loves to paint, ask them to help you with that big job. This can be a fun way to spend time together during the busy period of selling your home, and the result will be freshly-painted walls appealing to potential buyers in any type of housing market.

4)  Think ahead and prepare for the future.

Do you already have a new home lined up? Are you still searching the housing market with your real estate agent? It pays to have an idea of when you would like to move out. Get your boxes and arrange for the movers so that you are well-prepared in advance for getting out of the home in a timely fashion rather than in a rush. You can even pack up some smaller things to make your home appear less cluttered (and thus more visually appealing for potential buyers), which will help you in case there ends up being a fast turnover for moving.

5)  Devote enough time to this experience.

If you are trying to sell your home, plan a wedding, and make a major career transition all at the same time, it’s going to be very difficult to not be stressed out! We don’t always have the luxury of taking time off work or planning far in advance before we enter the housing market, but if you do, it is definitely going to benefit you to ensure you have time set aside to work with your real estate agent, beautify your home, and make the necessary transactions and fill in the paperwork.

River Creek Estates Condos at 6940 Henderson Hwy.

Year Built:  ca. 2004 to 2012

Total Condos:

River Creek Estates, built over a number of years, feature 5 concrete buildings, each 6 stories tall, with 30 condos per building.  The main floor of each building is comprised of the indoor parkade, as well as the entrance hallway to the building, and a small fitness room.  The 30 condo units make up the next 5 floors, 6 units per floor.  Units range from 950 to 1320 sq feet in size.

Condo Restrictions:

It appears that each building has been registered as a separate corporation.  This would mean that each building is free to set their own rules and by-laws.  For example, I noticed in one building that the condo fees included a cable-package, while in others it did not.  I also noted pets coming out of one building, but saw other listings which said “Pets Restricted”….  so you have to look carefully at each condo rules and by-laws.

Property Taxes

Gross Property Taxes range between $1500 and $2700 per year, gross   Of course, as an owner who actually lives in their unit, you would qualify for the Provincial Home Owners Assistance Rebate, similar to when you own a house.

Condo Fees

Condo fees range between $275.00 and $390 per month, depending on unit size.  While that may seem high, at first, these condo fees include heat, hydro, water, parking and the usual condo management fees and niceties, such as snow clearing, grass cutting and contribution to a common reserve fund.

Laundry and Parking

All units have their own insuite laundry room, and usually have one (or more) indoor parking spot included.

Amenities

Each building has a small fitness room on the main floor.  Other bonuses are the central air and heat (no baseboard heaters).  Units with numbers 04, 05 and 06 face the river and creek, while the others face towards the centre parking lot.  In additon, the 2nd floor suites of 04, 05 and 06 have exclusive access to a 1400 sq ft patio (each).

Location

Located at 6940 Henderson Hwy at Lockport, easily reached by driving north on Hwy 59, or Henderson Hwy or Main St.

Prices

During the 2 yr period of 2011-2012, condos at River Creek Estates have been selling for bet. $200,000 and $280,000, depending on size and location within the building.   (MLS® stats)

Downtown Winnipeg is the place to be on Date-Nite”…..with so many options, you can do something different every week.

Here are a few tried and true ideas for having fun on date night in downtown Winnipeg:

1)    Dinner and a movie. Downtown Winnipeg is a hub of restaurants and theaters. The Line Up in the Exchange District has a good deal for dinner with a movie pass at your choice of a couple movie theaters in the area. The Peasant Cookery boasts fresh food in a sit-down atmosphere.

Cinematheque is an entertaining theatre to go to for films produced and directed by local filmmakers, as well as for artsy films that you normally can’t find at a regular movie theatre. Towne 8, the Globe and IMAX are all in the area as well, giving you your pick of any of the latest releases.

2)    Drinks before the theatre. Blufish and Sensi are both right around the corner from the Manitoba Theatre Centre. The ambience in both of these restaurants will make you want to stay for “just one more drink,” so be sure to give yourself enough time before the theatre! The Concert Hall, MTC Warehouse and Prairie Theatre Exchange all offer unique shows as well which are sure to please.

3)    First Fridays. Supporting your local artists, exploring heritage buildings and admiring beautiful works of art is what you’ll get if you partake in First Fridays. On the first Friday of every month, artists from all around downtown Winnipeg display their art in several buildings in the Exchange District. Admission is free. It’s a great opportunity to wander through countless rooms in the heritage buildings and to discover talented new artists living right here in Winnipeg.

4)    A stroll along Waterfront. Walking along the river on a quiet evening is a beautiful way to pass the time. Summer is the perfect time to go with the sun staying up later into the evening. Paths meander alongside the river; you can walk from downtown Winnipeg to the Forks at any time of the year. During flood season the river walk is closed between the Forks to Osborne Village, but it can also be a lovely walk later in the year for those who wish to get in a little bit more exercise.

5)    Watching live music. You need only be in the streets of downtown Winnipeg to hear bands practicing in heritage buildings, but seeing a live band is even better. Grab a bite at Deseo Bistro before catching a show at the Albert (in the same building); the King’s Head and the Lo Pub are equally enjoyable for music that you can dance to or simply sit back and enjoy.

 

For those who want to get out there and party, there are a number of clubs in the Exchange District and the Theatre District to check out. Stop by the Fyxx or the Mondragon if you prefer a cup of coffee in the evening. When in doubt, go exploring – there’s always something new and interesting going on in downtown Winnipeg to enjoy!

Most homes these days tend to have patios and in recent years decking has become a trend which just seems to be growing with every passing summer. As humans we love to be outdoors in the fresh air, especially when the weather’s good or, let’s face it, not below freezing.

Thanks to what many scientists insist is global warming, we’ve certainly seen our fair share of extreme weather over the past few years. As a result it’s made our decking areas, if left uncovered, slippery and rather hazardous. But what the constant dripping of water has done to our patio furniture hardly bears thinking about. Rusted metal tables and wonky plastic chairs – we’ve seen it all and are now paying for those late nights when we went to bed declaring that we’d tidy up and put the patio furniture away the following morning.

And that’s why we’ve had to look for robust patio furniture which can put up with the extremes in temperature that Winnipeg receives.

Synthetic wicker is one such material. It looks just like the real thing (i.e. cane or natural wicker) but won’t fall apart or lose its looks with the rain and sun’s rays – even if it’s left out uncovered. That’s because it’s constructed from polyethylene – an extremely robust plastic like material.

When applied to an aluminium frame the wicker is like a shield from the rain and other weather hazards ensuring the chair – or table – remains as good looking as the day it was purchased. It can in fact withstand temperatures ranging from minus 70 to plus 80 degrees centigrade.

  • It’s a lightweight material so very easy to move around when you fancy a change of scene in your garden
  • It is available in a variety of styles, sizes and colors
  • It can survive even the most extreme changes in temperature, from sub-zero winters to scorching summers.
  • Works out very inexpensive considering it’ll last for decades
  • It doesn’t absorb dirt in the same way plastic would so it doesn’t need a lot of maintenance to continue to look and feel good

How to read the MLS listings which you will receive

You will be receiving all of the latest listings, which will be full of abbreviations and real estate terminologies.  We take a look at the listings and I will explain what it all means, and how to read the information.

Whats the state of the local real estate market?

It’s nice to know that Winnipeg is a hot market!  Nice….but not sufficient.  We need to take a look at YOUR specific market.  For example, if you’re buying a condo, your ‘market’ will be different than someone who is buying a house, and different from someone buying a luxury condo, and so on.

Closing Costs

I will explain some of the major costs involved in buying a house or condo.  Things such as the dreaded Land Titles Transfer Tax, legal costs, home insurance cost, and moving fees.

Importance of being pre-approved

Most buyers know that they need to be pre-approved.  But there is actually more to it than that: being pre-approved by the RIGHT lender is very important.  Let’s make sure you’re ready to go, when we find you a great home.

How to write a winning offer

It’s a very competitive market.  But there are ways to win these ‘bidding wars’.  Or, if your finances aren’t the greatest, there are ways to AVOID the bidding wars in the first place.

Home Sellers are finding that Home Staging can help them obtain the best offers possible on their houses and condos.  No matter the real estate market, whether its hot or slow, staging will help show off your home and put it in its best light.  There are many professional home staging companies which are well trained, certified and experienced in helping sellers stage their homes.  In fact, I have used and recommended Home Staging companies on numerous occasions, with great results.  For the do-it-yourselfer, however, Re/Max has developed a 10-part video series on “Home Staging”.  In episode 5, we focus on a topic which most people associate with the topic of home staging: Furniture Placement.

Home Staging: Furniture Placement

Furniture placement is a crucial part of home staging.  It helps to show off each room and help buyers visualize the traffic flow in the home.  There are a couple of possible pitfalls when considering furniture.

1) If possible, use furniture which is in good repair.  Broken or abused pieces act as a distraction

2) Make sure your furniture is not too large for the room

3) Don’t use too much furniture.  Leave room to move.

Another element discussed in this part of the series is the topic of “Lighting” in your home.  A dimly lit home will not show well, so make sure all lights work properly, and use the maximum allowed wattage in each light.  Congratulations if you are energy-conscientious and use the twisty, flourescent bulbs, BUT…for the showing period of the home, consider using brighter alternatives.  Make sure all light switches are in good repair, including their cover plates.
