Nurseries and playrooms on television and in magazines might have you thinking your child could use a more playful environment. Some of the more elaborate designs undoubtedly cost more time and money than you may want to spend, but don’t let that discourage you. Creating a space your kids can call their own doesn’t need to break the bank or require too much of your time. With a little creative thinking, you can transform any space into the perfect kid-friendly retreat.
Color the walls
Children are drawn to bright colors that stimulate their creativity. And, though you don’t want them taking matters into their own hands when it comes to wall art, there are other great ways to create a beautifully colorful environment. With Dutch Boy’s Crayola palette, a more fun and playful kids room is just a few paint strokes away. Featuring vibrant shades that match your kids’ crayons, this palette offers an easy way to bring life into your child’s hideaway. Whimsical colors like Inch Worm, Cream Soda, Little Princess and Tropical Rain Forest will instantly transform your child’s room into a fun-filled, lively space. You don’t need to stick with one shade, either. Paint an accent wall or even do custom designs or stripes. With a few hours and a little creativity, you can quickly and easily turn the kids room in your home into a magical, youthful escape.
Fun-size furniture
Adult-sized furniture can leave your child feeling like Goldilocks, so bring in some pint-sized pieces to make them believe the room is specially meant just for them. Even if your budget is tight, there are plenty of options for fun-size furniture available. Kids’ chairs and tables are great additions to help them comfortably color, read books, do crafts and exercise their creativity. And there is no need to spend a fortune. Garage sales commonly offer kids furniture, which can easily be restored. Even if a find appears worn, a fresh coat of white paint and some bright chair cushions will instantly make it good-as-new – for a fraction of the price. Let kids help choose the furniture, fabrics and color to give them the feeling the space is their own and turn the restoration into a fun project.
Dreamland bedding
Making sure your little one has a cozy, restful space to sleep is important, and balancing comfort with creativity is easier and less costly than you might think. There are endless bedroom options to suit every style and age, and letting children choose bedding or a quilt cover they love can make their bedtime routine go more smoothly. Matching pillows can help create a cohesive look, and fun cushions or bright body pillows can help kids sit comfortably on the floor with a book or game. Whether they choose polka dots, bright patterns, cartoon images or solid white, a new design that’s all their own will make bed and naptime something they may actually look forward to. Don’t worry about matching the bedding to other decoration in the room – dreams are fun and unpredictable, so let your child’s preference lead the way.
Storage
Crayons, and teddy bears, and games, oh my! Storing all of your child’s precious belongings can be challenging, especially if the room is small. To avoid the “warzone” look, invest in a few storage options that will improve the look of your child’s room while teaching him to clean up after himself. Closed cabinets and clear tubs are great for storing stuffed animals, craft items and action figures, while open bookshelves work well for books, games and puzzles. Open cubby systems are also a good way to teach young children organization skills while keeping their favorite toys easily accessible. Color-coded bins can help keep kids rooms bright and youthful while keeping their things off of the floor.
With a little time and minimal cost, you can help transform your child’s room into the perfect place to learn, dream and play for years to come.

If you’re an adventure-seeker like Indiana Jones, maybe you’re planning to spend your vacation touring the Jordanian desert on horseback, or searching for lost Incan treasure in the jungles of Peru, or perhaps you’ll slow things down by escaping to a white-sand beach in the Dominican. Wherever you plan your next adventure, make sure to follow this checklist:
• Tell a trusted friend or family-member about your plans and ask them to keep an eye on your place while you’re away
• Secure your home and turn off the water
• Cancel the newspapers
• Forward or stop mail delivery
• Make photocopies of your travel and personal documents for yourself and the trusted friend or family-member as a precaution
• If you’re driving to your destination, find out if you need supplemental car insurance
• Find out if you need to update your shots
• Let your bank and credit card company know about your travel plans to avoid any confusion or service disruption
• Most important, buy travel insurance!
Travel Insurance
Interestingly, a recent survey on travel insurance conducted by Desjardins Financial Security found that close to one in four Canadian travelers aren’t planning on purchasing travel insurance. And that’s despite the fact that 91% agreed that their personal safety is vitally important when they travel.
“If safety is important to Canadians, it’s not clear why so many do not properly prepare for the unexpected when they travel,” said François Morel, insurance sales consultant with Desjardins Financial Security. “For example, treating an uncomplicated lower leg or arm fracture in a US hospital could cost well in excess of $10,000 for an uninsured patient. Removal of the appendix, another common and unpredictable procedure, costs an average of $33,000.”
“Regardless of whether you’re out of the country for a day or for several weeks, accidents or illnesses happen all the time and it’s best to be prepared,” said Morel. “Hospital stays abroad can reach into the tens of thousands of dollars. So, it’s best to take a few minutes to buy reliable travel insurance coverage.”
Here are some things to remember when buying travel insurance:
It’s convenient: It can be bought on the internet or by phone.
It’s flexible: You’ll find the right policy that suits your needs based on your age, health situation and trip duration.
It’s reliable: Coverage provides 24/7 medical assistance support so you know you can count on someone in case of an emergency.

First impressions are everything when it comes to selling a home, and peeling paint, stained carpets and unpleasant odors can be an instant turn-off for buyers. Fortunately, you can take simple and inexpensive steps to prep your home for a quick, top-dollar sale.
Freshen up:
Paint is an easy, cost-effective way to improve any interior, and a new coat can make all the difference in selling your home. Cracked or peeling paint will repel potential buyers, and faded or boring walls can create a lackluster overall appearance.
Make your home stand out with a fresh coat in a vibrant color, such as those found in Dutch Boy’s Crayola palette. Perfect for showcasing a finished basement, kids’ room or accent wall anywhere in the home, these bright shades will make any space pop. With 96 colors to choose from – from Marshmallow and Ice Pop, to Wild Strawberry and Inch Worm – you’re sure to find a shade to help make your home memorable. And as you are updating walls with new color, use a paint that not only adds beauty but also reduces odors. Along with the exceptional coverage Dutch Boy is known for, Refresh features Arm & Hammer Odor Eliminating Technology to rid your home of unwanted odors, leaving your home smelling clean and inviting. Available for walls, trim and ceilings, use Refresh throughout the home to create a pleasant walk-through experience. Add a few scented candles or potpourri to make the home even more appealing to buyers’ noses.
Little fixes:
The little things can make a big difference when it comes to the appearance of your home. Many buyers are looking to make as few improvements as possible, and even tiny cosmetic repairs can seem like a huge project. The more move-in-ready your house appears, the faster it will sell, and more likely buyers will be willing to pay the asking price. Some easy fixes include replacing broken counter and floor tiles, patching holes in any surfaces, making sure all lights work properly and doors open and close smoothly.
Organize and de-personalize:
To give your home a spacious showroom feel, take time to remove any superfluous stuff. Show off your kitchen countertops by storing unnecessary appliances, clear the sink and dishwashing machine, and organize refrigerator contents. Keep the bathroom vanity clear of personal items, neatly fold or hang clean towels, and clear or cover clothing hampers. Organize your cupboards, closets and drawers to maximize the appearance of your home’s storage capabilities.
Clearing your home of visible clutter will not only make it seem more spacious but also make it easier for potential buyers to picture it as their own. Minimize family photos and personal items to help visitors more easily see themselves – and their things – in your home.
Curb appeal:
First impressions can make a world of difference, so don’t neglect your home’s exterior as you prepare to sell. The mailbox should be in good condition and the house number easily visible from the street. Keep exterior doors, including garage doors, free of flaking or fading paint and freshen the trim around windows and shutters. A fresh coat of paint on the front door can add to your home’s curb appeal and affixing a seasonal display of flowers or a festive wreath on the front door also makes a warm, welcoming statement.
A few simple projects can vastly improve your home’s overall appearance, and with these tips, your home will be sold in no time.
And once you are ready to sell your house (or condo) call Bo Kauffmann for a free market evaluation… direct call (204) 333-2202

Nowadays, many are choosing to live in their homes longer. As a result, a growing number of homeowners are investing in home improvements they can enjoy themselves.
One of the best home improvements homeowners can make is replacing tired, old, faded siding. According to the National Association of Realtors, replacing your siding offers an 80 percent payback or return on your investment.
One reason that new siding is such a solid home improvement investment is it instantly enhances the curb appeal of your home. There’s nothing quite like the warm feeling of driving up to your home every day and admiring its beauty.
Siding also is a critical link to the well-being of your home. Siding is the first layer of defense against the elements, protecting the walls and interior of your home from moisture, heat and cold.
From wood clapboard and brick used widely to side homes decades ago to today’s innovative materials, such as patented Ultrex pultruded fiberglass used in APEX siding and trim, siding materials have evolved to deliver higher performance, more cost efficiency and enhanced aesthetics. With so many choices available to homeowners today, it’s important for homeowners to do their homework when shopping for home siding. Here are seven tips to consider when shopping for home siding:
1. Do your homework. Not all siding options are created equal. There’s a huge difference between lower cost vinyl siding products and high-performance fiberglass siding. Lower priced options often come with tradeoffs, such as a higher risk of damage in a severe storm from hail or wind, faster color fading, or lots of maintenance (repainting, caulking, etc.). Premium siding products may cost more initially, but may be far less expensive and hassle-free over the course of homeownership.
2. Have a plan. Now is the time to coordinate other exterior elements with your new siding and trim to give your home a more contemporary, updated look and feel. Consider new energy-saving windows, such as Integrity windows, a new garage door, new roof shingles and enhance your landscaping through the use of pavers, wall systems and perennial plants and shrubs.
3. Get referrals. Ask your neighbors, co-workers and friends for referrals of remodelers who specialize in replacing siding. Interview several remodelers and always get detailed estimates before committing to any remodeler.
4. Visit homes. Replacing siding isn’t like replacing an appliance. You may only do this once or twice in your lifetime. To make sure you get exactly what you want, make sure to visit homes that have recently been resided by your contractor or remodeler. This will help you compare how different types of house siding actually look on a home.
5. Take your siding green. When replacing your siding, use siding material that is made from sustainable materials, such as sand, which will reduce the use of harmful chemicals and paints needed to manufacture and maintain it.
6. Select your colors. Choosing a color for your new siding may be the most difficult decision you’ll have to make. The good news is that today’s top-of-the-line siding offers a wide variety of bold colors from which to select. In contrast to traditional wood and fiber cement siding that requires painting and caulking every few years, new pultruded fiberglass siding offers an acrylic finish that is thicker and more durable than paint, and it resists chipping and fading. This allows homeowners to enjoy the satisfaction of their new siding with virtually zero maintenance.
7. Better moisture management. The number one thing you should expect of your new siding is it should protect your home from the elements, especially moisture. Unfortunately, some types of siding, such as fiber cement, wood and stucco, are more prone to moisture because they trap or absorb moisture behind the siding material. Instead, look to a siding that is inherently resistant to water. Then, look to how that siding will manage moisture – behind the siding, when it’s up against the wall of your home. A siding system that provides a continuous, natural drainage plane (moisture drains harmlessly away), and allows air to circulate to provide natural evaporation is critical to decreasing trapped moisture, which creates rot and mold.

Have you ever stopped to consider how much thought and effort went into the design of the spaces you visit every day? You may not realize it, but your favorite restaurants, neighborhood grocery store and go-to movie theater follow some very specific design principles in order to create a unique space that is both visually appealing and user-friendly.
Much like home designers, commercial architects and interior designers think of spaces in their totality. To a commercial designer, every area – from the entryway to the public bathrooms to the behind-the-scenes storage areas – must be considered when working on a new project. One way commercial designers help create a unique look and feel throughout public spaces is through the use of repetition. Repeating a pattern, color or texture in more than one area of a space lends a feeling of continuity.
According to Judd Lord, director of industrial design at Delta Faucet Company, this attention to detail makes commercial environments a great place to look for design inspiration.
‘Highly-designed commercial spaces allow people to get a sense of what their own home may feel like in terms of color palette, textures, combination of materials and accents prior to actually committing to a design,’ Lord says. ‘For example, visiting high-end hotels can provide a great way to ‘live’ in a particular design aesthetic to see if it suits you.’
The next time you stay at a hotel, look for hints of repetition. You may find that the orange sofas in the lobby, for instance, carry through to your guest room pillows or decorative accents. Or, perhaps the wrought iron door handles match the window hardware perfectly. The small touches that regularly go unnoticed help to create a distinct sense of place in commercial spaces. When deciding what design elements to incorporate into a commercial building, designers consider not only how certain aspects can enhance overall design aesthetic, but also how they can be used to promote functionality in the space. For example, when designing an entryway, commercial designers must think about who will be using the space and for what purpose. While a banquet hall designer may prefer curving staircases to help create the feeling of grand luxury suitable for weddings and debutante balls, it is likely that they will also incorporate an elevator to ensure the space is accessible to all guests.
The important role functionality plays in commercial buildings is perhaps demonstrated most readily when taking the public bathroom into consideration. For instance, a single-room bathroom with a plush sitting area and vanity mirror may enhance the shopping experience for customers at a high-end boutique, while busy shoppers at large malls may prefer multiple stalls to help avoid long bathroom lines. For both of these spaces, innovative products can help enhance the bathroom experience through increased functionality. For instance, on Delta faucets that feature Proximity Sensing Technology, the entire faucet acts as a sensor, activating the flow of water instantly and effortlessly when it detects the presence of your hands. Faucets that employ this type of technology are more dependable than traditional infrared sensors – which can be unreliable in low-light or when wearing dark clothing and are more susceptible to vandalism that can impair the functionality of the faucet and make the bathroom experience a little easier for consumers in public spaces.
Building materials must also support the overall purpose of a space. Residential building materials are often chosen solely to help portray a specific design aesthetic, while materials used in commercial developments must be chosen with both durability and esthetics in mind. Everything, from the floorboards to the light switches, must be able to withstand the wear and tear of repeated use as these spaces may be visited by thousands of people per day. While a small amount of wear in a private home may make the environment feel more welcoming and warm, the public tends to regard the same amount of wear in a commercial space as being aged and out of date.
The next time you are out shopping at the grocery store, try to appreciate the smallest design details, such as the layout of shopping aisles that make it easier for you to navigate the store and return home more quickly. Attention to these details not only helps a business operate efficiently, but also creates a better experience for you, the consumer.

Like fashion, interior design trends change with the seasons. Each month, different colours and patterns become the new “it” look, inspiring us to overhaul our home décor.
Keeping up with the latest looks can be challenging, not to mention expensive. That’s why it’s important to remember that keeping your home décor modern isn’t so much about buying trendy furniture as it is about being practical. Invest in timeless pieces that are suited to your lifestyle and create a calm environment.
Delta Faucet, a leader in beautifying home interiors, offers the following tips to make sure your space will always feel fresh:
Choose multi-functional products with hidden technology and beautiful design to create a modern feel. Think televisions hidden in cabinets, speakers mounted behind the wall, and sleek kitchen faucets with a hidden sprayer. Technology that seamlessly blends into a space will always feel new.
Consider incorporating accessories in shades such as clean green, saffron, ocean blue, and magenta to create a soothing atmosphere that will never feel tired.
“Adding sleek pieces in a colour that you’ll always love – rather than a trendy colour – makes your style timeless, not to mention wallet-friendly,” says Jo Alcorn, a Toronto-based interior design expert.
Update fabrics to those that feature timeless geometric designs, overlapping layers, or stripes. All of these can instantly make a home more contemporary without a large investment.
Sleek and simple architectural details add maximum design impact and can become the focal point in any room.
“Paying attention to your hardware including cabinet handles, light fixtures and even faucets can play a huge role in making your place look more modern,” says Alcorn. For instance, the strong, angular lines of the Vero lavatory faucet bring a sense of urban sophistication to the bathroom. See more at deltafaucet.ca. When considering furniture, look for pieces with glass or painted wood, and materials like coloured acrylic, fibreglass, and chrome. These features will ensure your choices stand the test of time.
Nothing dates a space like clutter. Organize and store – or even neatly display – magazines, newspapers, and books. Electronic cords should be off the floor and not visible to keep your room looking neat and clean.

Carpet stain removal can be a daunting task. It should also be done with much care and precaution to prevent damage on the carpet. While using the vacuum cleaner will do fine, it will only remove the dirt. Stains are different, thus, they should be treated differently.
Regardless of the approach employed in removing the stains, it is best to act immediately and quickly. If you wait in doing the cleaning, you risk ruining your carpet for good. Whether oil, wax, solid or liquid substances are spilled on the carpet, you need to grab a clean cloth to remove the solid substances or what can be removed from the stain.
Then you have to blot out as much of the stain as possible. If a liquid substance spilled the carpet, there might occur wicking. Wicking means that the liquid substances have pooled at the bottom of your carpet. Hence, it will weaken the fiber of your carpet, causing the stain to spread and resurface; and eventually, serious damage is done on your carpet.
To prevent wicking, you need to cover the area with a thick dry cloth, and weigh it down with thick books or something that is heavy. Leave it overnight and remove the stain as normal in the following day.
In the morning, when you are certain that no more liquid or staining material will come out, blot out the stain using a dampen cloth or sponge. Avoid scrubbing the carpet as it would weaken the fiber and cause the stain to spread to other areas.
Blotting the stain gently will remove the stain without causing further damage to the carpet. If the stain remains after blotting it with water, you may want to squirt mild dish washing liquid onto it to clean. Blot the stain gently and let it sit for an hour before you blot again with a cool damp sponge or cloth until the stain is totally removed.
There are many carpet stain removal products available in the market in case you do not like to use dishwashing liquid detergent. Commercial products designed for removing stains vary based on what types of stains on your carpet.
For them to be effective, you need to figure out what type of stains your carpet has. If it is greasy like oils for cooking, body, automotive or moisturizing, use grease-based stain removal products.
If the stains are acid-based like coffee or urine, your choices are oil-based or acid-based products. In oil-based, the stains are dissolved, while in acid-based, the chemical quality of the spots are changed in order to make them easy to remove.
If you are not certain on the type of stain your carpet has, choose the all-purpose type of carpet stain removal product.
In all your undertakings, it is best to test the carpet stain removal product in a corner of the carpet or in any out-of-the-way area of the carpet, lest, you may risk creating a faded spot that may look more hideous than the stain itself.
Winnipeg Residential and Commercial Cleaners
Recently my home-buying clients were looking at a high-end luxury property, and were disappointed to see that the owner had not bothered to have the home cleaned prior to the showings. If the home owner had been my clients, I could have recommended the services of a fabulous residential cleaning service in Winnipeg, who would have made the home more presentable. I’ve used and recommended this cleaning service many times, here is why:

An American bathroom of a freshly renovated house, 2004 (Photo credit: Wikipedia)
Basic Design
While you plan to re-work the bathroom space, the first thing you need to consider is its design. While working on bathroom remodeling ideas for small bathrooms, try not to change the existing layout and plumbing. You can either add or reduce the elements, but avoid shifting the major elements. If you have a bathtub then you can consider adding a shower enclosure. With the required shower fixtures and a classic shower curtain, you can enjoy the soothing shower as well as the relaxing bathtub. Apart from this, add a wall hung vanity to the basin. Corner, wall hung basin is best to be added instead of pedestal basins that occupy a lot of space. Utilize the corner space as much as you can. If you are adding a shower stall consider using glass as this will not give a blocking effect.
Add Storage
Once the basic design is worked over, you need to add some extra storage here. Remember that lack of storage is sure to make your small bathroom look cluttered and messy. As mentioned above, add wall hung bathroom vanity that will not occupy the floor space. Make arrangements to place your towels, bathrobes, etc. Have a vertical mirror over the basin and add small shelves on either sides of the mirror. These shelves will help you place the toiletries. One of the best small bathroom remodeling ideas is to add more shelves and closed cabinets on a side wall where you can keep grooming essentials and other bathroom accessories.
Color it Fresh
Giving a fresh coat to your bathroom needs no mention while you remodel it. Browse through the remodeling ideas for small bathrooms and you will find a lot of lively colors covering the bathroom walls. While it is best to paint small spaces in lighter shades like white, peach, lemon yellow, you can consider adding spicy element with a hint of flashy shade. Go for wall texturing or add a dark shade between the light colors. If bathroom walls are covered with tiles, make sure you clean them and the grout thoroughly and make them anew.
Spice it Up
Once you have finished implementing the basic bathroom remodeling ideas for small bathrooms, it is time to spruce up the area. Add decorative accent pieces like potted plants near the entrance and empty shelves. You can use decorative show pieces, wall hangings and frames to play up the bathing area. Use colorful, scented candles and decorative candle holders to further brighten up the small bathroom remodeling designs.
With the aforementioned bathroom remodeling ideas for small bathrooms, get ready to have a great looking bathing space. Make sure you maintain uniformity in terms of colors to get the best effect while bathroom remodeling for small bathrooms. With latest bathroom fixtures that area available in classy finishes and designs, you can give a grand touch to the area. Fresh and bright colors will help give a lively look to the bathroom designs for small spaces. So when are you remodeling your small bathroom?

Kitchens are a reflection of personal style. Just as you add new pieces to your wardrobe when the seasons change, kitchen updates keep spaces fresh and current. The following three tips, inspired by fall/winter interior design trends from design duo Blazys Gerard, offer splurge versus save ideas to bring a unique flair to your kitchen and entertaining space.
1. Go glam
Splurge: Streamline your layout to evoke a sleek and sophisticated vibe. Integrating built-in appliances, such as a Jenn-Air(®) 30″ single wall oven in Floating White Glass, adds polish and maximizes under-counter space. For entertainers, an open-concept living space with an over-sized island creates a central hub at parties. The addition of an under-counter beverage center is always a hit with guests and wine lovers alike. For texture and elegant contrast, select a high-gloss stone countertop and dark-stained floors.
Save: Back splashes are a blank canvas and offer the opportunity to create a big impact. Whether you embellish the space with mosaic tile, glass, or even stylish marble, a show stopping backsplash creates a feature wall that is as beautiful as it is functional. Another option is to install a statement light fixture, whether architectural or ornate, to shine new light onto your kitchen space.
2: Turn up the heat
Splurge: Take inspiration from a modern gastropub and incorporate a fireplace into your kitchen. While this is a significant design commitment, a fireplace is a modern addition to the kitchen and unites living spaces, particularly in open concept homes. Richly stained cabinets exude further warmth and provide a restaurant-at-home feel. Keep the lines of the cabinets and countertops slick and you’ll have a contemporary, eclectic space.
Save: If you live in a condo where the addition of a fireplace isn’t an option, bring in warmth through accessories. Cookbooks, cozy throw pillows, and banquette seating will soften the space and create a relaxed atmosphere. A vintage settee in place of two chairs at the table is another way to add a touch of luxury and comfort.
3. Add rustic charm to your kitchen
Splurge: Create a chic space with rustic touches: butcher-block countertops, a reclaimed wood dining table, and wide wood plank floors. Clean cabinetry with built-in stainless steel appliances provide the ultimate base and maintain the focus on your overall design.
Save: Adore the look of a built-in fridge but not ready to splurge? Jenn-Air(®) offers cabinet depth refrigerators that appear built-in and are mounted flush with the cabinets; custom overlay panels can even be added to further blend with surrounding cabinetry. Bring in additional rustic elements through thoughtful accessories: a reclaimed wood plank is a beautiful table runner, especially when stained to compliment your kitchen, and a vintage milk jug doubles as a statement vase.
As a final tip (and the quickest and most simple of all), stop by your local farmer’s market or flower shop-fresh blooms add visual interest and bring instant life to any space.
So whether you choose to do a major renovation or some quick revitalizing, keep these design trends in mind as you update your kitchen this fall to bring new energy, warmth, and style to your home.

Bank of Montreal one of many beautiful buildings in downtown Winnipeg

Portage and Main sees neo-classical architecture at its best
The Bank of Montreal in downtown Winnipeg is one of the most compelling heritage buildings in the city. Located at 335 Main Street, the heart of Portage and Main, this iconic building was erected in 1913. Featuring gold leaf in the ceiling, Corinthian columns, and vast amounts of marble, the Bank of Montreal is a tribute to fine neo-classical architecture.
One of the beautiful features of a building such as this is that every detail has had a great amount of thought put into it. When admiring the outside of the building, you will want to look up, far above eye level, to admire the intricate curls and ornaments at the top of the columns. There are many vantage points from various sides of the Portage and Main intersection for pedestrians, and to fully appreciate the architecture you may want to view it from several sides before entering the building. Inside the Bank of Montreal, no matter which way you the look – the walls, the ceiling, the floor – there is something to be admired.
Summertime visitors can enjoy additional decorations of large potted plants.
It’s hard not to appreciate an incredible building like 335 Main Street’s Bank of Montreal. The building materials and architectural design have ensured its long-lasting sustainability, reminiscent of many European structures. Over the years some restoration has been completed in various aspects to preserve the building in its original form, with the bank spending $2,400,000 to see it happen. The Bank of Montreal is one of many stunning historical buildings situated in downtown Winnipeg.
At 335 Main Street, the Bank of Montreal offers free tours for history buffs and banking options for the business-minded
An excellent time to visit 335 Main Street is during Heritage Winnipeg’s Doors Open Winnipeg event: a two-day annual event taking place in late spring and featuring tours of more than 75 historical buildings across the city. At Doors Open, you will receive interesting snippets of information on details about the Bank of Montreal, drawing your eye towards specific features and enabling you to wander throughout the building at your leisure. A set of stairs lead down to the bank’s intimidatingly thick-walled vaults, which you can see up close during the Doors Open event. And take a good look at that gold leaf ceiling, because it is estimated at a value of more than $1,000,000!
Keep in mind that the Bank of Montreal isn’t just an elegant landmark. It is also a fully functional banking facility, drumming up regular business for customers. But whether you are visiting 335 Main Street for business or for pleasure, you will be glad you dropped in for a look at this Winnipeg landmark. It is also conveniently located with an entrance to the underground Winnipeg Circle (an enclosed pedestrian walkway).
Downtown Winnipeg’s Bank of Montreal is a must-see, but if you just can’t wait to get to it in person, I would encourage you to check out the virtual tour of the building at https://www.virtual.heritagewinnipeg.com/vignettes/vignettes_130W.htm. Learn more about the Bank of Montreal at the Heritage Winnipeg website, www.heritagewinnipeg.com.

During crisp, cold evenings, a warm blanket and well-equipped fireplace are all you need for a cozy night in.
However, a fireplace brings more than comfort. According to Fire Prevention Canada, fire kills over 400 people a year nationwide with residential fires causing 73% of those deaths. With winter in a deep freeze, it’s important to be aware of fire prevention and what your insurance policy offers.
“Fireplaces create a nice setting for homeowners to relax with loved ones,” says Wayne Ross, insurance expert at Aviva Canada. “Unfortunately, they can also add to serious fire risks, but taking simple measures can help avoid traumatic situations.”
Ross offers the following pointers to ensure that your fireplace remains a place of enjoyment in your home:
1. Get it ready: To avoid fire and smoke damage make sure that the damper opens and closes properly. If your chimney hasn’t been cleaned in a while, call a chimney sweeper.
2. Remove flammable materials: Clear the area next to your fireplace of all flammable items including newspapers, carpets and fabrics. Even a small spark of fire can quickly spiral out of control.
3. Stay equipped: Install smoke detectors throughout your home. Time is of the essence when dealing with fires and a smoke detector can help avoid major disasters.
4. Fireplace accessories: Invest in a few tending tools. These can be used to rotate logs, ensure oxygen flow and clean up ashes-small steps that go a long way in fire prevention.
5. Check your insurance policy: Know your insurer’s guidelines and coverage so there are no surprises if you need to file a claim for damage. For example, many companies only cover fire damage if fireplaces are installed professionally.
Following these simple tips will ensure that your fireplace only leaves your family with pleasant memories this season.

I came across this interesting article and infographic which shows the average home’s energy use, and thought I would pass it on to Winnipeg readers.
How Energy Gets Used – and Wasted – in Your Home [Infographic] (via sustainablog)
Now that the cold season is here, you’re probably dreading the arrival of upcoming utility bills. Heating and cooling do represent the biggest chunk of our home energy use, but, of course, there are lots of other ways that we use energy in our homes… and not all of them are particularly efficient…

If you’re selling your home and want to get top drawer value for it, you need to create a dream home. Anyone who walks up needs to be in awe of its meticulousness before they even get through the door. There’s nothing worse than a house that needs a little work. Even if it’s true, you’re more likely to get top dollar for a completed home than one that looks like a project.
With companies like Kanetix making it easier for people to shop around for mortgage rates, and get pre-approved online, buying a home has never been easier. Everyone’s in search of the perfect home. You were once. Now you may have to spend a little getting the house in shape. On the other hand, there’s the idea that the better looking and condition of the house, the greater its value. So should you end up repainting or redoing tiles, that cost could ultimately be added to the final sale.
Not surprisingly, let’s start with the front. The first impression begins here. There has to be no doubt that this is a long cared for property by people that loved living here. Neaten everything until it looks like you scrubbed it with a toothbrush. Fresh paint, trimmed trees and shrubs and if necessary, new house numbers and mailbox. Have the best curtains on the windows. A little window and door renovation can go a long way.
If the home doesn’t need a fresh coat of paint, wash it down. Rent a power washer, or use a broom, dishwashing cleanser and hose. Put away the lawn ornaments. Not everyone loves leprechauns and swans. Make sure the grass is nothing short of perfection. Tuck any garbage cans away. No cracks in the ground. Barbeques should be clean, the yard furniture inviting and comfortable. Buyers should see your yard as a great place to spend the weekend.
Before showing the property, take note of what work to do. Review real estate listings and magazines. See what these homes have in common. Pay specific attention to the major areas. That’s the bathroom, the master bedroom and kitchen.
Shine furnishings and appliances. Minimise content on all the countertops. Clutter is clutter regardless of how much of it you need or how nice it looks. What you want is to avoid distractions that are going to take away from the property. The floors should be pristine. No pet dishes and litter boxes. Clean blinds, curtains and windows, as well as fan blades and shelves.
The kitchen is probably the most important room in the house. It’s the one that we put so much energy into with the best stoves, microwaves, refrigerators and accessories. Make sure anyone that sees it is wowed. Spit shine it all. Add a fresh backsplash or coat of paint.
While painting rooms that need it is required, repainting the entire house might be a good idea. Use a neutral, soft color, the same color, throughout. That actually makes the property look bigger. Avoid white. It can leave an impression that the house needs to be painted.
When it’s time to start showing the house, always have it aired out. Take a fabric softener sheet and stick it behind the air conditioning filter. Take advantage of the best possible lighting. Try showing the home during daylight hours. Sunlight produces a natural, appealing look. If you are showcasing in the evening, utilise energy efficient bulbs. They resemble natural lighting.
Before anyone buys your home, it will be inspected. If the property’s in the best condition, the inspector has to agree it’s worth every penny you ask. A broken handrail can impact their conclusions.
The best way to get the best dollar for your home is to create a dream home. People are observant. Your job will be ensuring everything they see is positive. If that requires hiring landscapers and handymen, do it. At the end of the journey, it’ll be worth it. The better the property’s appearance, the more the property’s worth.
Last, if you’re selling your home and want to get top drawer value for it, partner with a good real estate agent. Did you know, on average, a sale done through a real estate agent usually nets the seller 20 percent more than if they’d sold the house on their own? A solid agent will not only represent your best interests. They have the ability to reach an audience that will never see your ‘For Sale’ sign or local newspaper ad. You’ll never waste your time as these agents will see that only serious buyers ever come through the door. They have resources and networks that the rest of us don’t even know about.
Daniel Watson is a journalism student at the University of Toronto. He is passionate about real estate and plans to get his license upon graduating to learn about the ins and outs of the business. His true goal upon graduation is to educate the general public about real estate to help them along with the home buying and selling process.

Florida and Texas have long been favorites among Canadian investors, looking to purchase investment properties or winter vacation homes. Here, I would like to give you 10 reasons to consider Phoenix, Arizona for your vacation home purchase.
1) Weather
Boasting 330 days of sunshine per year, Phoenix’ weather can best be described as ‘predictable’. Summers are scorching hot, routinely hitting 110 to 115 degrees F (yeah, but it’s a DRY heat). December and January daytime-high averages are around the 70 F (21C) mark, making for beautifully temperate sunny days. Nights do get cold, and can in fact dip below freezing. But for Canadians escaping -25 degrees, it’s all good!
2) Excellent roadways
Much of Phoenix is laid out in a square grid system, with major roads running north-south, and east-west thru most of the city. Larger arteries are 3 or 4 lanes each way, with major highways boasting 5 and 6 lanes. Roads are in fantastic shape, clean and and great repair. Such a system not only makes it easy to get around, but nearly impossible to get lost….(and THIS is coming from a guy who once got turned-around in an elevator).
3) Property Values
Local REALTORS® tell me that they’ve seen increases of around 10% last year, and many believe that Phoenix has seen the bottom of the market near the end of 2011. One article I read indicated that Phoenix was actually seeing a bit of a sellers market, largely due to …wait for it: Canadian Investors!
4) Great Shopping
Major shopping malls and Outlet malls appear to be everywhere. Check out the upscale Kierland Commons and Scottsdale Square, and the stunning Fashion Mall in Scottsdale. Men….drop your wife off at the Scottsdale Square mall, and check out the IPIC theatre, where you can watch a movie and get pizza and beer served right to your seat. For deals, check out the Outlets at Anthem, about 20 minutes north of the city. And we like the Desert Ridge Marketplace, with over 100 shops, restaurants and theatres in an open-air mall, featuring free outdoor concerts by local musicians every Friday and Saturday evening.
5) Cost of Living
With major stores like Albertson’s, Wal-Mart and Fry’s competing for your grocery dollar, you’ll find deals like this: watermelon at 3-lbs for a buck, Milk at $1.67 per US gallon and fresh, boneless skinless chicken breasts at $1.90 a lb. “Sure,” you say, “but what about the necessities?” With stores like ‘Total Wine & More” and ‘Costco’, you’ll find a bottle of Beringer Zinfandel for 3 bucks, a 1.75 litre of spiced rum for $16, and a 24 of Stella Artois for 22 bucks.
6) Super-friendly people
While harder to quantify, this is real nonetheless. Perhaps its the 330 days of sunshine, or the cheap liquor (just kidding) but folks here are friendly. From the strangers you meet on the street, (nearly everyone says ‘hello’ or ‘good morning’), to the clerks and sales staff in the malls, people here are seriously NICE!
7) Restaurants and Happy Hours
An abundance of restaurants probably means that folks here love to eat out. And these restaurants compete for the business with excellent Happy Hours. Two of our favorites became the ‘Mellow Mushroom’, with it’s half price drinks and appetizers, and T.G.I.Fridays, which serves a 20 oz beer for 3 bucks….and features Happy Hour ALL DAY SUNDAYS.
8) Walking, Biking and Hiking
Want to say (or get) active? Sidewalks are extra wide, nice, flat and super clean. Most major roads feature bicycle lanes and for those interested in hiking, there are dozens and dozens of trails in and around Phoenix. For example, 15 min. north of the city you will find Pinnacle Peak. Park your car, and tackle a well-groomed trail which runs up and down two mountain tops, for a total length of 4 miles (there and back). …. all FREE.
9) Clean
The areas we’ve seen are exceptionally clean. No blowing garbage, dirt or sand on the streets, and the freeways look more like jet runways. I didn’t wash my car in 7 weeks…..simply didn’t have to! And Scottsdale is a car-lovers mecca: you’ve probably heard of the Barrett-Jackson auction, but over that same weekend, there were 5 other car shows and auctions in the Phoenix area.
10) Location
If all the shopping, restaurants and hiking isn’t enough, there is NFL, NHL, ML and NBA action. Still want more? Visiting the Grand Canyon and Sedona is only a 2 hour car drive north. 5 hours will get you to San Diego to the west, or to Las Vegas to the north. Don’t want to drive? Airlines offering $140 return flight to Las Vegas (plus taxes)….
Disclaimer: I’ve only been a visitor to the Phoenix area, and am far from an expert in the subject. In fact, my visit was limited to the northern Phoenix/Scottsdale areas. Suffice it to say, we were very impressed, and would highly recommend that anyone, who is looking for a winter vacation home, takes a closer look at this lovely area. If you are thinking of investing in real estate, e-mail me a [email protected], and I will put you in touch with a local real estate agent.
