Located on Royal Mint Dr. in Southland Park, you can find the Lake Park Estates Condominiums.  A set of 16 condos in 8 buildings, built by Randall Homes, these are 2-storey side-by-side units.

Total Condos:

Built by Randall Homes in 2004, the condo project is comprised of 8 buildings, each containing 2 condos (side-by-side).  Each unit is 1753 sq feet (top 2 levels), plus the basement.  Units feature 3 BR’s, 2.5 baths (plus any additionals bedrooms or baths added in the basement).  Units feature double attached garages, large front drives and east-facing decks, looking towards the man-made lake.

Condo Restrictions:

Just the usual condo-restrictions, such as “No Laundry to be hung from the balcony” etc.  Pets are allowed, so long as they don’t pose a nuisance to other owners.  As is common with these types of condos, the building of fences and outbuildings, such as tool sheds, is NOT permitted.

Property Taxes

Gross Property Taxes are currently at $4,700 per year.   Of course, as an owner who actually lives in their unit, you would qualify for the Provincial Home Owners Assistance Rebate, similar to when you own a house.>

Condo Fees

Condo fees are currently at $275.00 per month.  This includes professional management, snow clearing, grass cutting and contribution to a common reserve fund.

Laundry and Parking

All units have their own insuite laundry room, and attached double garages.  Added parking is on the driveways.

Amenities

There is no common elements room, fitness room or anything of the type.  This project backs onto a park, and has view of a lake beyond that.

Location

Located near Fermor Ave and Lagimodiere Blvd, across from the Royal Canadian Mint, this condo is located in Southland Park; Limited (rush hour) bus service is provided.

Prices

During the 2 yr period of 2018-2019, condos at Lake Park Estates have sold for bet. $365,000 and $410,000 approximately   (MLS® stats)

Spotlight on: Sky Waterfront Condos

Located along scenic Waterfront Dr. in Winnipeg, we find the this very special condo project. The Sky Waterfront Condos.  This modern, all concrete building offers many amenities along with its central location.  Close to the baseball park, the new Human Rights Museum and theatres, in the East Exchange District.

Total Condos:

Sky Waterfront Condos are made up of 112 condos in 1 building.  There are 2 sections to this building, one being 5 storeys tall, the other 7 storeys.  Totally connected, each section also has its own elevator.  Units range in size from 809 sq feet for a 1 BR plus den, to larger units of 1600 sq feet.  There is even a 2,000 sq ft unit as well.  Note, the 1 BR plus den could actually be called a 2-BR unit: even though the ‘den’ does not have a window, it is equipped with a sprinkler system.

Condo Restrictions:

Just the usual condo-restrictions, such as “No Laundry to be hung from the balcony” etc.  Pets are allowed, so long as they don’t pose a nuisance to other owners.  Owners are allowed to rent out their suites, however must put up a $1,000 leasing levy to assure that their tenants abide by all rules.

Property Taxes

Gross Property Taxes range between approx. $2900.00 per unit to $6000, depending on size.  Of course, as an owner who actually lives in their unit, you would qualify for the Provincial Home Owners Assistance Rebate, similar to when you own a house.

Condo Fees

Condo fees range between $250 and $500 per month, which includes snow removal, property maintenance, water and management fees.  Owners pay for their own hydro, telephone, and cablevision.

All units have their own insuite laundry, and most have an underground parking spot, although a few include an outdoor spot.

Lindenholm Place: The best 55+ Building in Winnipeg?

Lindenholm Place at 885 Wilkes: Possibly the best 55+ community in Winnipeg?

With populations getting older, demand for so-called “55+ communities” is on the rise.  There are a few of these types of buildings, which restrict occupancy to only those of a certain age (either 50+ or 55+).  Here is a look at one of the best of these, Lindenholm Place at 885 Wilkes Ave.

Leasehold

The units in this building are actually “Leasehold”  which is different than condo-ownership.  Buyers purchase the right to lease the unit, and do not receive the usual ‘Title of Ownership”, as they would with a condo or a house.  As such, the sale is governed by the rules of the Land Lease Act, which grants purchasers the right to re-consider their purchase for 7 days, which is now the same time period as granted to condo buyers.   One of the benefits is that there are no property taxes for the individual owners to pay, as is the case with condominiums.

The down-side is that a buyer can not get a traditional mortgage for this purchase.  The buyer must have the funds to make the purchase outright.

Restrictions

Just as any condo might have restrictions, Lindenholm Place is a strict 55+ building.  Additional restrictions include ‘No Pets Allowed”, as well as “No Smoking” anywhere in the building, including inside the suites.

Here is there this community shines:  The building, which is all concrete, and built in 1989, features an indoor pool and solarium area.  There is a hot tub and sauna room and beautiful sitting area, facing south.  There is a large ‘party-room’ with kitchen, library, fireplace and television.  This is where residents get together for card games, pot luck dinners and other social events.

Suites, which range in size from about 750 sq feet up to over 1200 sq feet,  feature insuite laundry, central air conditioning and large balconies.  South-facing suites are nice and bright, and north-facing suites offer an exceptional view of the lake and grounds.  There is a garden area which residents can tend, greenery for walking, or relaxing.

Shuttle Service and Parking

There is a free shuttle to local grocery stores a couple of times a week for those who dont drive.  For residents who still drive their own vehicle, there is plenty of parking.  Many units include an underground parking spot, and the remainder come with an outdoor spot with plugin.

Security

This is a very secure building, with on-site caretaker, security door with intercom and other features.

Monthly Fees:

Monthly fees (which are normally referred to as condo-fees) range from around $500-750, depending on the unit size.  As mentioned above, there are no property taxes on top of that, which is a bonus.  The fees DO include cablevision (both MTS and SHAW are in the building), as well as water, management fees, parking and amenities.  Residents do pay for their own Hydro (lights and heat), which may range in the $40 to $60 per month, depending on location and temperature setting.

Condominiums: 4 Styles of Condos in Winnipeg You Should Know

4 different styles of condos in Winnipeg

Condominiums have been steadily gaining in popularity in the past few years in Winnipeg.  At least part of this is due to the fact that while buyers have a tough time finding a nice house under $150,000, condominiums are still available in this price range.  Check here for 7 reasons to think about condominiums.

Whether you are a first-time home buyer, or an ’empty-nester’, there are condominiums which will fit your needs.  Here is an overview of available styles of condos in Winnipeg:

Apartment-style Condominiums

These are usually 3 stories tall or more, and are defined by having one general entrance way leading to a lobby or hallways, from where the individual suites branch off.  Taller condominiums are most often built with concrete floors, which aids in the noise-reduction.  Ideally, you would want a balcony so you can sit outside and have some fresh air.

Most have window a/c units, but the nicer, more expensive ones have central air.  Another thing to keep in mind is that not all of them have in-suite laundry, which is a nice option to have.  They usually come with a parking spot, with underground spots commanding a higher price.  These types of condos can sometimes still be found around the $100,000 mark for a 1-bedroom, and $125,000 and up for a 2 BR, depending on the options.

Luxury condominiums of 1400 sq ft and more can run significantly more, depending on location.  Apartments are the most common styles of condos in our city.

Townhouse-style Condos

These are usually one and 2 story buildings, with each unit having its own entrance.  Most of these are wooden-frame construction, the downside being that you could hear your neighbor’s stereo (or amorous escapades).  These condominiumsnormally have an outdoor parking stall, window a/c and usually have in-suite laundry.  An average 2 BR of about 900 sq feet will run you around $130,000,  again depending on location.

Side-by-side Condominiums

Most of these are of newer construction, and can range in price and size.  Being newer buildings (usually built within the past 10 years), they also come with more options, such as c/air, attached garages, full basements and other amenities.  Privacy is increased in that you only share one wall with a neighbor, and most of the newer ones have fairly good sound insulation between the walls.  Prices of these types of condominiums range from around $200,000 and up.

Detached Condominiums

These are what I call the ‘best of both worlds”.  Essentially they are stand-alone buildings, completely detached, but offering all the benefits of condo-living.  You have your own home, usually with all the options including attached garages etc, but no yard-work, snow-shovelling or other maintenance required.  These styles of condos are rare, and therefore pricey.  They usually start around the $250,000 mark and run into the half-million dollar range.

Buying An Investment Condo: The 4 Top Things You Need To Know

Buying an Investment Condo? 4 things to look for!

A friend of mine had called me some time ago, and asked me to give him a Market Evaluation on his investment property in #Winnipeg.  Turns out he had purchased a small condo about a year before, and had done so ‘privately’, without the use of a real estate agent, a decision he now regretted for several reasons.  As we were talking about his investment property , my mind went over the top features any investor should be looking for when purchasing a condominium.

Location, Location, Location

You’ve heard this before.  The top three most important things in #realestate are….well, you know.  Its no different when purchasing an investment #condo, or a condo for your own personal use.  Will it be easy to resell, or does the location hamper your re-sale efforts?  If you’re going to rent it out, is the condo located near public transportation routes?  Is the neighbourhood safe?  Many factors come into play.

Parking

Parking, especially in central locations such as downtown, is always at a premium.  Even if you are lucky enough to rent out your investment property to someone who does not drive their own vehicle, reselling a condo without its own parking spot is more difficult.

Balcony

With several apartment-to-condo conversions underway, it’s easy to forget that a balcony is still one of the most important features requested by buyers.  Without a spot to sit outside, perhaps read a book in the fresh air or throw some beef on the ‘que, owners and renters will feel trapped inside their condo.  Make sure your investment condo has a balcony or, if located on the main floor, it has a patio space.

In-Suite Laundry

Less important with single men, but in-suite laundry is almost ‘vital’ to female condo buyers and renters.  Having a secure place to do your own laundry is, at the very least, a ‘nice to have’ feature.  Sometimes, a condo which has no in-suite laundry is at least able to add this feature later on, so you may want to check into this possibility.

The above 4 features are perhaps the most important ones to consider.  Depending on your price range, you may want to consider several more:

Bonus: Concrete Building

Usually a little more expensive, but well worth the price.  Quieter, more solid and stable, an investment property with concrete floors and walls will also make for easier resale.

Bonus: Central Air

Central air conditioning and heating is another nice-to-have feature, making the condo more comfortable and easier to rent out.

Bonus: Secure Parking

Especially with our winter climate, having underground or indoor parking is an often-requested feature, albeit at a price premium

Back to my friend:  His private purchase ended up being a very poor deal, as his investment condo had NONE of these features.  Located in a rough part of town, no parking spot, no balcony, no in-suite laundry and on the 3rd floor with no elevator will make this a very tough sale, even in a hot market.

Moral of the story: If you’re going to invest some serious money into real estate, call a real estate agent BEFORE you plunk down the cash.  I would much rather guide you in the right direction, than try to help correct a mistake already made.

Condo Spotlight: Chimney Ridge Condos at 3040-3080 Pembina Hwy, Winnipeg

Located on the east side of the street, from 3040 to 3080 Pembina Hwy. we find the Chimney Ridge Condos.

Year Built:  ca. 1977

Total Condos:

Chimney Ridge Condos are made up of 98 condos in 5 separate buildings.  There are 2 distinct styles of units, each 1100 sq ft in size.  One type is the main floor, one-level unit, and the other type is a two-story unit which is actually located ABOVE the main floor condos.  This second type of condo requires the owner to walk up one flight of stairs to get to the living-room/dining-room/kitchen space, and then walk up a 2nd flight of stairs to get to the 2 bedrooms and bathroom.

Condo Restrictions:

Just the usual condo-restrictions, such as “No Laundry to be hung from the balcony” etc.  Pets are allowed, so long as they don’t pose a nuisance to other owners.

Property Taxes

Gross Property Taxes are currently at approx. $2115.00 per unit.  Of course, as an owner who actually lives in their unit, you would qualify for the Provincial Home Owners Assistance Rebate, similar to when you own a house.

Condo Fees

Condo fees are $210 per month, which includes snow removal, property maintenance and management fees.  Owners pay for their own hydro, telephone, and water bills.

Laundry and Parking

All units have their own in-suite laundry, and units have one parking spot included.  At this time (Jan 2012) no additional parking spots were available for rent, although a neighbouring condo complex WAS renting out a few stalls to owners of Chimney Ridge Condominiums.

This condominium is a bare-bones condo.  No pool, fitness room or other amenities, which helps to keep the condo fees nice and low.  Of special note is the fact that the main floor units feature a small yard, while the upper condos have a balcony.  All units have central furnace and c/air conditioners.

Location

Located right on a bus route of Pembina Hwy, and just south of the University of Manitoba, this condo complex has become very popular with students and property investors who are looking to purchase the units and rent them out.

Prices

During the 2 yr period of 2010-2011, condos at Chimney Ridge have sold for between $170,000 and $190,000  (MLS® stats).  Looking at sales in 2016, prices have remained fairly stable, with units selling btw $160K and $187K.

Downtown Shopping!

Downtown Winnipeg has some of the most culturally diverse dining experiences of any area of the city.  You’ll find vegetarian restaurants like the Affinity Vegetarian Garden Restaurant and Mondragon Bookstore and Coffeehouse.  You can enjoy Chinese, Japanese, or Thai food, or you can choose more traditional fare.  The options are endless and they are all within walking distance when you live in a downtown Winnipeg condo.

Entertaining Theatres!

There are many theatres where you can enjoy a night of movies or plays.  If you want to see one of the newest releases The Towne theatre has many movies to choose from.  The Globe Theatre in Portage Place mall has more artsy types of movies as does Cinematheque.  The IMAX theatre lets you experience things in an even bigger way.  If live performances are more your thing you can enjoy a show at the Prairie Theatre Exchange or at the Manitoba Theatre Center.

The Forks!

The Forks is a great place to spend the day in the summer but in the winter the indoor stores and restaurants always provide a great shopping experience.  And don’t forget all the good food!

There’s always something special going on at the MTS Center.  Don’t forget that this is where all the hockey games are going to be this year with our new NHL hockey team.  You can also enjoy concerts and other exciting events.

Downtown Winnipeg is the place you want to be if you love the night life.  There are bars and lounges scattered all over downtown Winnipeg and if you buy a downtown Winnipeg condo you’ll never have far to go to get home.
