Condo-living isn’t for everyone. But for the right person and the right situation, buying a condo might be the perfect solution to their home ownership needs.
Here are several situations when buying and living in a condo might be the perfect answer for you.
In part 1 we examined the different types and styles of Winnipeg condominiums. Now lets look at some of the more common questions buyers have about condominiums in general:
All condominiums (and there are hundreds in Winnipeg) have different arrangements. With some, your condo fee only pays for the very basics, such as snow-clearing, grass cutting, management fees and common-element insurance’. With other condominiums, the fees might include water, cable-vision packages, heat and an on-site caretaker.
Basically it is any area where all residents have access. In an apartment style condominiums, that would be the entrance and the hallways, as an example. In a townhouse, or bungalow styles, it would be the roadway and the visitor parking lot. The ‘common-element insurance’ basically protects the owners from any lawsuits by visiting guests, whether invited or uninvited, but that is a subject all to itself.

Every month, a small portion of the condo-fee goes into a special savings account, called a “Reserve Fund”. Again depending on the type of condominiums we are looking at, this reserve fund might pay for any building repairs such as a new roof, new windows, painting and re-carpeting of hallways, etc. Basically the maintenance and repairs of areas which are common to all owners, and which effect all owners. So for example, if you own a stand-alone bungalow condo, you might be responsible for your own roof repairs, new windows etc etc.
If the condo requires extra maintenance or improvements, and the Reserve Fund does not have sufficient funds to cover these costs, owners are faced with a Special Assessment. Here is where knowing your specific “percentage of ownership” comes in: When you bought the unit, you are actually buying a small percentage of the entire building…. for example, 0.75%. So if a special assessment is required of, let’s say, $1.2 million dollars, you will have to submit 0.75% of that….. Owners and buyers are, understandably concerned about this, but here is a way to look at it: If you owned a HOUSE, you might face an unexpected bill for furnace repair/replacement, or roof repair, etc etc.
When a condo-project is first created, the builder usually sets up a set of ‘by-laws’, which would govern the use and rights of the individual owners. The initial set of by-laws are quite often very simple, such as “No Laundry to be hung from windows” of an apartment style condo. Bungalow condominiums might have a rule that states “No Outbuildings or Sheds or Fences to be erected”.
As owners settle into the Winnipeg condominiums, they establish a board, and can then write their own by-laws. In order to change a current law, or to create a new one, the owners need to approve such changes by a 75% margin. In short, majority rules.
Unfortunately, in our fair city and province, Winnipeg condominiums are taxed at precisely the same rate as regular houses. Considering that many condos, especially high-rises, uses a lot less services (i.e.: street cleaning, garbage pickup which is often paid for by the condo fees, snow clearing, etc etc) this current system is not considered fair by many. Fair or not, condos offer a unique lifestyle, and definite value in a time when it is becoming more and more difficult to find a house in a similar price range.

Wherever you plan your next adventure, make sure to follow this checklist:
• Tell a trusted friend or family-member about your plans and ask them to keep an eye on your place while you’re away
• Secure your home and turn off the water
• Cancel the newspapers
• Forward or stop mail delivery
• Make photocopies of your travel and personal documents for yourself and the trusted friend or family-member as a precaution
• If you’re driving to your destination, find out if you need supplemental car insurance
• Find out if you need to update your shots
• Let your bank and credit card company know about your travel plans to avoid any confusion or service disruption
• Most important, buy travel insurance!
Interestingly, a recent survey on travel insurance conducted by Desjardins Financial Security found that close to one in four Canadian travelers aren’t planning on purchasing travel insurance. And that’s despite the fact that 91% agreed that their personal safety is vitally important when they travel.
“If safety is important to Canadians, it’s not clear why so many do not properly prepare for the unexpected when they travel,” said François Morel, insurance sales consultant with Desjardins Financial Security. “For example, treating an uncomplicated lower leg or arm fracture in a US hospital could cost well in excess of $10,000 for an uninsured patient. Removal of the appendix, another common and unpredictable procedure, costs an average of $33,000.”
“Regardless of whether you’re out of the country for a day or for several weeks, accidents or illnesses happen all the time and it’s best to be prepared,” said Morel. “Hospital stays abroad can reach into the tens of thousands of dollars. So, it’s best to take a few minutes to buy reliable travel insurance coverage.”

Located above Tre Visi in the Theatre District, Sensi is a chic restaurant with fantastic décor. Sensi offers small sharing plates with Italian flavours and an impressive wine list complete with “wine flights,” or selections of three wine samples. Must-haves: Gnocchi al pesto (gnocchi with creamy pesto), pepperoni farciti (ricotta and mushroom stuffed pequillo peppers), mandorle dorate (roasted almonds with sea salt).

Must-haves: Spinach / cheese / bacon dip, chicken and cheese quesadilla, famous wings.
The place to be for vegans and vegetarians, Mondragon is a bookstore, grocery store, and coffeehouse all rolled into one. It also frequently hosts a variety of events, from book launches to music shows and more. Must-haves: Hummus platter, BLT (made with tofu), roti.
Arguably serving the best cupcakes in the city, Cake-ology is a tiny bakery where you can order to-go. This bakery uses local ingredients and makes everything from scratch. Stop by Cake-ology for some dessert after having dinner at any of the nearby restaurants in the Exchange District! Must-haves: Red velvet cupcake, any cupcake flavour-of-the-day, vanilla cakette.
This is reasonably-priced, tasty Indian cuisine at its best! The atmosphere at Charisma is very comfortable and there are countless options to choose from. Be sure to check out the lunch buffet for a little sample of many dishes. Must-haves: Palak paneer (spinach and home-made cheese cooked in cream and spices), channa masala (chickpea curry), butter chicken.
A classic breakfast spot for many, Stella’s offers all-day breakfast as well as lunch and dinner options. Enjoy healthy meals cooked with local and sustainable ingredients at this café, and purchase a loaf of bread to take home with you when you’re finished your meal. Must-haves: Café breakfast, house salad, vegetarian sandwich (with hummus, cream cheese and veggies).
Another restaurant focusing on local, sustainable ingredients, Elements is located at the University of Winnipeg but serves the wider downtown community. This is an ideal place to go for a lunch meeting or after-work drinks and nibbles. Must-haves: Nachos, green salad, the burger (with locally-raised beef).

You will be receiving all of the latest listings, which will be full of abbreviations and real estate terminologies. We take a look at the listings and I will explain what it all means, and how to read the information.
It’s nice to know that Winnipeg is a hot market! Nice….but not sufficient. We need to take a look at YOUR specific market. For example, if you’re buying a condo, your ‘market’ will be different than someone who is buying a house, and different from someone buying a luxury condo, and so on.
I will explain some of the major costs involved in buying a house or condo. Things such as the dreaded Land Titles Transfer Tax, legal costs, home insurance cost, and moving fees.
Most buyers know that they need to be pre-approved. But there is actually more to it than that: being pre-approved by the RIGHT lender is very important. Let’s make sure you’re ready to go, when we find you a great home.
It’s a very competitive market. But there are ways to win these ‘bidding wars’. Or, if your finances aren’t the greatest, there are ways to AVOID the bidding wars in the first place.
