The building has a total of 44 residential condo units and one retail space.  Condos are ranging in size from 541 sq ft for a 1-BR condo, to 880 sq ft for 2-BR units.

Condo Restrictions:

Just the usual condo-restrictions, such as “No Laundry to be hung from the balcony” etc.  Pets are allowed, one cat or small dog per unit, so long as they don't pose a nuisance to other owners.  Pets must be carried while in the hallways.  Owners are allowed to rent out their suites, however must assure that their tenants abide by all rules.  Currently owners who rent out their suites do not need to submit a security deposit to the board.

Property Taxes

Gross Property Taxes range between approx. $2100.00 per unit for the smaller 1 BR suites, to $2800 for the 880 sqft sized units.  Of course, as an owner who actually lives in their unit, you would qualify for the Provincial Home Owners Assistance Rebate, similar to when you own a house.

Condo Fees

Condo fees range between $270 and $430 per month, which includes snow removal, property maintenance, water and management fees.

Units have their own in-suite laundry, and most include an outdoor parking spot, some of which are ‘covered' spots, under the building overhang.

This building is serviced by an elevator, is handicap accessible, and features security entrance doors.  There is a bike-storage room as well as lockers assigned to the suites.


Very central location, this condo is close to the Misericordia Hospital and in the West-Broadway area.
