Located at 155 Sherbrook St at Sara Ave, at the edge of popular Wolseley Community, these newly constructed (2013) condos at The Element Condominiums are ideally located near Misericordia Hospital and the University of Winnipeg campus.

The building has a total of 44 residential condo units and one retail space. Condos are ranging in size from 541 sq ft for a 1-BR condo, to 880 sq ft for 2-BR units.
Just the usual condo-restrictions, such as “No Laundry to be hung from the balcony” etc. Pets are allowed, one cat or small dog per unit, so long as they don’t pose a nuisance to other owners. Pets must be carried while in the hallways. Owners are allowed to rent out their suites, however must assure that their tenants abide by all rules. Currently owners who rent out their suites do not need to submit a security deposit to the board.
Gross Property Taxes range between approx. $2100.00 per unit for the smaller 1 BR suites, to $2800 for the 880 sqft sized units. Of course, as an owner who actually lives in their unit, you would qualify for the Provincial Home Owners Assistance Rebate, similar to when you own a house.
Condo fees range between $270 and $430 per month, which includes snow removal, property maintenance, water and management fees.
Laundry and Parking
Units have their own in-suite laundry, and most include an outdoor parking spot, some of which are ‘covered’ spots, under the building overhang.
Amenities at The Element Condos
This building is serviced by an elevator, is handicap accessible, and features security entrance doors. There is a bike-storage room as well as lockers assigned to the suites.
Very central location, this condo is close to the Misericordia Hospital and in the West-Broadway area.
Recent sales show that 1 BR units were selling for the low 180K range, and the larger 2 BR units commanding a price in the $265K range. (MLS® stats)

Location and price are two things to consider when looking for a place to stay. The location of this condominium is good.
Are the condos called Element? Or is it just the name of the article? They do look pretty liveable if you asked me. Price decent too.
I think I know this area, I use to pass this when I was on my way to the hospital there. The area is good, cool place to live in definitely.
44 condos? All around that area? That is quite a bunch, never expected that. Are they all the same pricing I wonder.

I see no problem on this condominium except its price. The design and location is excellent.
Location is very important in choosing a condominium and this condominium satisfies that condition. Hopefully, this will be bought soon.
If only I have the money and I am living in Winnipeg, I might buy this beautiful condominium. Unfortunately, I’m not on both condition 🙁
