Welcome to our Winnipeg Luxury Homes Market Report. This new style of luxury market update is in the form of a downloadable, multi-media PDF. It looks at listing and sold stats of houses and condos over $500,000 in all areas within Winnipeg, plus some close bedroom communities such as Oak Bluff, St. Andrews, Oakbank, LaSalle and others.
Currently, there are 423 Luxury Houses listed in Winnipeg. That is down slightly from 446 in June, which was the highpoint of the year.
Over the past month, Winnipeg real estate agents have sold 51 houses which were priced over $500K. That is down from the 79 in June, and 85 in May, and also lower than 2018.

Due to the huge inventory increase, Winnipeg’s ass=”textannotation disambiguated wl-thing” itemid=”http://data.wordlift.io/wl01744/entity/luxury_market”>luxury market inventory sits at 249 days, which is a large jump from last month, and also higher than the same time last year. Homes in lower price ranges, such as $250-$500K, are at 43 days on average, so yes, luxury homes are a much slower market.
Over the past month, 96 luxury listing have d-not-sell-what-is-the-next-step/”>either expired or been withdrawn from market.
Over the past month, 153 new luxury home listings have come to the Winnipeg MLS®, fewer than the 210 in the previous month.

Currently, there are 413 Luxury Houses listed in Winnipeg. That is actually the highest number of listings (in this price range) over the past year+.
Over the past month, Winnipeg real estate agents have sold 85 houses which were priced over $500K. That is nearly double the sales of April and also represents the highest number of sales in over a year.

Due to the huge inventory increase, Winnipegs luxury market inventory sits at 146 days, which is faster than the previous month, but slower than last year at this time (128 days). Homes in lower price ranges, such as $250-$500K, are at 43 days on average, so yes, luxury homes are a much slower market.
Over the past month, 197 new luxury home listings have come to the Winnipeg MLS®. An increase over the 184 in the previous month.
Over the past month, 67 luxury listing have d-not-sell-what-is-the-next-step/”>either expired or been withdrawn from market.

Currently, there are 371 Luxury Houses listed in Winnipeg. Thats up from the 349 the previous month, and a huge increase over the same time last year. (257)
Over the past month, Winnipeg real estate agents have sold 52 houses which were priced over $500K. Thats slightly less than in August, but more than last year as well.

Due to the huge inventory increase, Winnipeg’s luxury market inventory sits at 221 days, so slower than last month, and much slower than last year.
Over the past month, 163 new luxury home listings have come to the Winnipeg Real Estate MLS®. An increase over the 154 in August 2018, and another huge jump when compared to the 123 in Sept. 2017.
Over the past month, 82 luxury listing have either expired or been withdrawn from market.

Currently, there are 281 Luxury Houses listed in Winnipeg. Thats up from the 231 the previous month, and also an increase when compared to April of last year.
Over the past month, Winnipeg real estate agents have sold 50 houses which were priced over $500K. While thats an increase over the previous month, it is still slower than sales in April 2017. So we have MORE homes available in this range, but fewer sales….definitely a buyers market.

Currently, Winnipeg’s luxury market inventory sits at 174 days, fast than last month, but quite a bit slower than last year.
Over the past month, 158 new luxury home listings have come to the Winnipeg Real Estate MLS®. An increase over the 122 in March 2018, which also happened to be the same number of luxury homes listed in April 2017.
Over the past month, 53 luxury listing have either expired or been withdrawn from market.

Currently, there are 202 Winnipeg homes for sale in this price range, nearing the low point set past January of 165. More options and choices will be coming in Spring 2018.
Over the past month, Winnipeg real estate agents have sold just 29 homes in this price range, between $500k and all the way up to a 2 million dollar home in Headingley.
What is ‘days of inventory?’

Currently, Winnipeg’s luxury market inventory sits at 209 days, not far off the lowest point in the past year. With relatively few homes to chose from (202) and a good sales pace of 29 homes sold last month, it was still a good time to sell in November. That night change, as you can see from the numbers of this past Janfuary.
Over the past month, just 55 new luxury home listings have come to the Winnipeg Real Estate MLS®. Given the option, sellers will more often wait until the spring time now.
Over the past month, 63 luxury listing have either expired or been withdrawn from market, a high point of the year.

Over the past month, Winnipeg real estate agents have sold 65 homes in this price range, between $500k and all the way up to a 1.375 million dollar home in River Heights. Â This is more than double the number of luxury homes sold in March, and equal to the high sales mark set last June.

Over the past month, Winnipeg RELATORS® have sold only 6 homes in this price range, down from 19 in the last period.  The most expensive home sold in the past month was $1Million in South Charleswood.

Currently, Winnipeg’s luxury market inventory jumps to 852 days in this price range. Â This is a HUGE increase from the 284 days in December, making this price range a buyers market. Â Don’t expect these number to last beyond another month or so, although the luxury home market will surely remain a strong buyers market in Winnipeg.
Over the past month, 45 new luxury home listings have come to the MLS®, similar to the 51 in December.
Over the past month, 61 luxury listing have either expired or been withdrawn from market, up from the 51 in December.

A friend of mine had called me some time ago, and asked me to give him a Market Evaluation on his investment property in #Winnipeg. Â Turns out he had purchased a small condo about a year before, and had done so ‘privately’, without the use of a real estate agent, a decision he now regretted for several reasons. Â As we were talking about his investment property , my mind went over the top features any investor should be looking for when purchasing a condominium.
You’ve heard this before. Â The top three most important things in #realestate are….well, you know. Â Its no different when purchasing an investment #condo, or a condo for your own personal use. Â Will it be easy to resell, or does the location hamper your re-sale efforts? Â If you’re going to rent it out, is the condo located near public transportation routes? Â Is the neighbourhood safe? Â Many factors come into play.

Parking, especially in central locations such as downtown, is always at a premium. Â Even if you are lucky enough to rent out your investment property to someone who does not drive their own vehicle, reselling a condo without its own parking spot is more difficult.
With several apartment-to-condo conversions underway, it’s easy to forget that a balcony is still one of the most important features requested by buyers. Â Without a spot to sit outside, perhaps read a book in the fresh air or throw some beef on the ‘que, owners and renters will feel trapped inside their condo. Â Make sure your investment condo has a balcony or, if located on the main floor, it has a patio space.
Less important with single men, but in-suite laundry is almost ‘vital’ to female condo buyers and renters.  Having a secure place to do your own laundry is, at the very least, a ‘nice to have’ feature. Sometimes, a condo which has no in-suite laundry is at least able to add this feature later on, so you may want to check into this possibility.
The above 4 features are perhaps the most important ones to consider. Â Depending on your price range, you may want to consider several more:
Usually a little more expensive, but well worth the price. Â Quieter, more solid and stable, an investment property with concrete floors and walls will also make for easier resale.
Central air conditioning and heating is another nice-to-have feature, making the condo more comfortable and easier to rent out.
Especially with our winter climate, having underground or indoor parking is an often-requested feature, albeit at a price premium
Back to my friend: Â His private purchase ended up being a very poor deal, as his investment condo had NONE of these features. Â Located in a rough part of town, no parking spot, no balcony, no in-suite laundry and on the 3rd floor with no elevator will make this a very tough sale, even in a hot market.
Moral of the story: If you’re going to invest some serious money into real estate, call a real estate agent BEFORE you plunk down the cash. Â I would much rather guide you in the right direction, than try to help correct a mistake already made.
