I was in search for a real estate agent in Woodbridge. But was really confused which one is the best for me. From that period I realized that being a buyer or seller of a property, it's our responsibility to select an estate agent prudently. Work of a Real Estate Agent
A REALTOR® is a canal between buyer and seller. They help to complete the sale of a property, for either a buyer or a seller. The REALTOR® is offered commission from his client be it a seller or buyer for their services. When working on behalf of the seller, the agent is responsible for putting the details of a property in the multiple listing services of the area and undertaking other efforts such as home staging to market the property, and for a buyer he has to search an ideal option in accordance of their needs.
Real estate agents not only earn commission from the sale and purchase of homes but also when a property is leased. Usually the commission is paid to the real estate agent at the final settlement of the deal.
Who should you choose to be your estate agent?
It's always good to hire a person who is on your side, while buying or selling a house. You can better approach a real estate agent who works for you.
Talking about a real estate agent, if his role is to work on behalf of a buyer, dedicating his loyalties towards the client and thus he/she will try his best to convince the sellers to give his client the lowest deal. Similarly, agents who work on behalf of the seller owe their responsibility to their clients and will try to get their clients the highest deal possible. Moreover, if he is a dual agent, he makes sure to keep his honest image in front of sellers and buyers, as he is may earn a commission from both parties, he owes his loyalties to both the buyer and the seller.
Ensure that you verify all the claims that are being made by a potential estate agent. Don't be afraid to ask for references. Also, inquire about other properties that he may have sold which were similar to the one that you want to sell/buy; this would include properties in the sane area, of the same size and price range.
Hiring a good and trustworthy agent can help you to avoid lots of trouble. But if you hang out with a wrong guy that can quickly turn into a nightmare so take your time when picking an agent.
