    What Is a Real Estate Listing Agent?

    If you are getting ready to sell your home, you will likely want to enlist the help of a listing agent. Sometimes referred to as a seller’s agent, the listing agent is the person who is responsible for marketing a home to the buying public. This person will also fulfill a variety of tasks throughout the home sale process.

    What Does This Person Do?

    The listing agent is the person who will post information about a property to the multiple listing service (MLS). He or she will also post information about a listing to his or her social media contacts as well as those who are on the agent‘s email list. Your agent will also be able to show the home to interested buyers as well as schedule open house events.

    Do You Need a Listing Agent?

    As a general rule, it is much easier to sell a home when you have the help of a qualified professional. Your agent will likely be able to find dozens or hundreds of leads in a matter of hours or days. In addition to finding leads, an agent will be able to qualify those leads. This will ensure that you don’t waste time fielding offers from people who aren’t serious about buying your home.

    Your Agent Can Handle the Entire Sale Process

    Let’s say that you have to move quickly for work or otherwise can’t be in town when your home is put up for sale. Your agent will likely be able to handle the entire process of selling your home. This means that he or she will list the home, field offers and work with your attorney to close the deal on your behalf. Any documents that you need to review or sign can typically be sent to your phone or computer electronically. From there, documents can either be signed and returned electronically or faxed back to your agent.

    Don’t Get Seller’s Agent Confused With Selling Agent (AKA Buyer Agent)

    The selling agent is the person who represents the buyer during a home sale. In many cases, your agent and the selling agent will work together to resolve any minor disputes that may arise before a sale closes.  However the Listing Agent works for the home sellers, while the buyer agent works for the home buyer

    When you’re ready to sell your home, be sure to find an agent who can help you do so in a timely and profitable manner. While you can choose to sell a home yourself, an agent may be able to minimize the interruption to your life caused by putting your home on the market.
