Home Sellers, who wisely decided to hire a real estate professional, called a Listing Agent, to help sell their house or condo, will have a wide variety of real estate agents to choose from.  They are NOT all the same, and definitely do NOT all offer the same levels of service.  So here are 5 things that home sellers should be on the lookout for, in fact, should DEMAND from their listing agent:

1. Place Quality Photos on the MLS

Home buyers start their search on the internet.  Whether the MLS® or other sites, home buyers are looking for pictures.  Poor pictures will turn them off, and they may never come to see your home.  How bad can the pictures be?  Just google “Bad Pictures on the MLS” and see for yourself.  You'll find stuff like this;

Ask yourself, which of these descriptions would entice you to come see the home?

3. The Listing Agent should BE THERE for you

You've interviewed a couple of agents, and selected one.  The home is listed and the first Open House is planned.  The agent arrives and……  it's someone other than the person you hired.  He/She is the ‘Licensed Assistant'  or partner-agent.  Whatever the label, it's NOT the person you hired.  Or, you call for advice, feedback, information, and speak with the secretary.  Happens all the time.  So BEFORE you hire your Listing Agent, ask him/her:  “With WHOM will I be dealing”?

4. Advertise BEYOND the M.L.S.®

Yes, buyers DO favour the MLS®, but it's NOT the ONLY place they go to find homes.  Make sure your chosen agent advertises your home on more places than just the MLS®.  Although the odds are that the MLS® will do the job, don't miss out on the potential buyer who is shopping on other sites, private sales sites, etc etc.  Make sure your agent advertises the home in newspapers, online and video.

5. Demand Personal Service

Ask the Listing Agent as to how many listings they currently have.  3, 8 or 75?  Decide which is best for you.  Being a special client, one of only a few, or belonging to a stable of listings, many of which might be in direct competition with your home?

Real estate is a very competitive marketplace.  Demand more! Don't settle for less!
