I had received a call from someone who was looking for a house on his own. He was asking about one of my recently sold listings. After I gave him the ‘bad news’ (house is sold), I asked him whether he was working with any of Winnipeg REALTORS®, and he replied “Yes, I’m working with ALL of them”. I can only assume that means that he was unwilling to work with ONE REALTOR®, and is deciding to keep looking on his own. Before I had time to explain the 7 reasons for working with your own real estate agent, he hung up.

Then, I came across an interesting blog post at The Next Web, which explains that today’s society seems to be changing away from “professionals”  and move towards ‘multi-purpose’ jobs.  Less people become “professionals”,  and more are taking ‘jobs’.  The example they give is a plumber who is also his own marketer.  A dentist can have a side-line as a photographer.  Problem with this is that we are creating “Jacks of All-Trades, but Masters of None”.

And in many provinces and countries, REALTORS® is not immune to this trend.  That’s where you hear of real estate agents in California who sell 3 homes a year, and then supplement their income by being busboys or waiters 3 times a week.  (My first job was as a busboy, so please put your hate-mail on hold….. I have nothing against the job, we just need to make a point here..:-)

Winnipeg REALTORS®, I am very happy to say, are an exception to this rule.  The reason is that our association will NOT permit a real estate agent to have a second income.  Real Estate HAS TO BE our only profession.

How does this help the consumer?

For starters, it forces the real estate professional to either be good at what he does…….or get another job.  Since real estate provides the only means of income, it creates a ‘sink or swim’ situation.  For starters, as a member of Winnipeg REALTORS®, we have to attend Mandatory Continuing Education classes in order to keep up with ever changing laws, rules and market conditions.

So, to anyone looking to buy a house or condo, I would like to say this:  Work with one of Winnipeg REALTORS® in your search.  FINDING a home is actually the easy part, but putting forth an acceptable offer, negotiating the best terms and actually GETTING the property you want is best achieved by working with your own agent.  Please read my 7 reasons for working with your own real estate agent here, and after that, call me for a personal consultation.

By the way, did you know that Winnipeg REALTORS® is the longest continually operating Real Estate Board in Canada?  If I recall my training correctly, Victoria B.C. was actually formed a few years before Winnipeg, but then disbanded at the beginning of the 20th century  (yes, I’m talking over a hundred years ago)…  which makes Winnipeg the longest continually serving board.

Your home is your paradise and if you are planning to renovate your home, go for the changes that are not only eye-catching but also comfortable for you and your family. If you are going to change the flooring in your home, here are some tips for flooring the different parts of your house.

Bedroom flooring:

There are plenty options when it comes to flooring in your bedroom. Being the most private and personalized part of your home, your bedroom is the place which grabs a big part of your budget whenever you are remodeling. You can use carpet, tile, hardwood, bamboo, cork or laminate. Play with different materials in different rooms. You can opt for striped light and dark shades in your boy’s room so that if your son is going to create mess, which is unavoidable, the flooring can withstand the burden. Also the flooring can bear heavy traffic of the folks coming in the bedroom. For more powerful scratch and water resistant flooring you can choose laminate.

Living room flooring:

It is the most used area and withstands most of the traffic coming in and out of the house. It is highly recommended that the flooring should be strong enough that it can endure all such amendments done with your furniture or to the increasing and decreasing ratio of visitors. For this purpose you can opt for hardwood flooring. Being classy and sophisticated in look it is the perfect choice for your living room whenever you are remodeling your home.

Kitchen flooring:

Design the floor of your kitchen in such a way that it not only looks pretty but also gives a practical impression. You can choose from vinyl, tile, natural stone, wood, cork or laminate. A floor covering that is water resistant and durable such as tile is a best choice to protect against potential water damage. Make sure when you choose your floor to order a little extra of the product in the event that you drop something like a pot on your floor. If the flooring material is damaged, you will be sure to have enough to repair the floor because often floor manufacturers have high turnover of their products to insure a continual buying cycle. Most flooring contractors add 5-10% additional square footage of the flooring product to their purchase order to insure they have enough for the project and to provide the client with a little extra flooring for future use.

Basic Design

While you plan to re-work the bathroom space, the first thing you need to consider is its design. While working on bathroom remodeling ideas for small bathrooms, try not to change the existing layout and plumbing. You can either add or reduce the elements, but avoid shifting the major elements. If you have a bathtub then you can consider adding a shower enclosure. With the required shower fixtures and a classic shower curtain, you can enjoy the soothing shower as well as the relaxing bathtub. Apart from this, add a wall hung vanity to the basin. Corner, wall hung basin is best to be added instead of pedestal basins that occupy a lot of space. Utilize the corner space as much as you can. If you are adding a shower stall consider using glass as this will not give a blocking effect.

Add Storage

Once the basic design is worked over, you need to add some extra storage here. Remember that lack of storage is sure to make your small bathroom look cluttered and messy. As mentioned above, add wall hung bathroom vanity that will not occupy the floor space. Make arrangements to place your towels, bathrobes, etc. Have a vertical mirror over the basin and add small shelves on either sides of the mirror. These shelves will help you place the toiletries.
