The old saying “You never get a 2nd chance to make a 1st impression” is especially true in real estate. Whether you’re selling a house or a condo, in a hot or a slow market, as the seller you want to make a great first impression. Home Staging can help with this, and improving curb appeal is a vital part. Quite often, buyers will do a ‘drive-by’ of your property, to gauge whether they want to call their own agent and invest their time in viewing your house or condo further. If during this drive-by they see things they don’t like, the buyers may just decide to keep drivin’.
Home Staging your Curb Appeal
At the very least, home sellers should make sure that the exterior of the home is well repaired. Shingles are in good shape, no damaged siding and no flaking paint. And home staging should not stop with the house itself. Shrubs should be manicured, lawns cut, fertilized and weeded and sidewalks cleaned.
Winter Staging
In the winter, sidewalks should be shoveled to the front and around the side of the house. If you have a deck or patio, it should also be cleared of snow, so that buyers can see what they’re getting. Take down any decorations (Christmas, Halloween, New Years etc) as soon as that particular festivity is over.

Today’s challenging real estate market makes a successful and effective home stager critically important. One highly effective sales tactic in the Manhattan real estate market is to have a property staged appealingly for a gala party that many other real estate companies are invited to. In this way, the “word” gets out about the property and many more potential buyers are contacted about its availability. But it takes a successful home stager to set up something so elegant and detailed as a gala.
Below is a list of traits that certainly help differentiate a successful home stager from one that may not be ready for such a task.
Imagery is Everything
The way a property is initially presented will have a lasting impact on potential buyers. The image of a property and the feel of the space will impact buyers immediately. If a property does not feel good or look appealing, a buyer will be quickly turned off. A successful home stage will know how to appropriately capitalize on creating an appealing, warm and interesting presentation for a home.
Curiosity
A successful home stager in the Manhattan real estate market will be quite curious about the property. There are an enormous number of variations of living spaces in Manhattan. Some properties offer roof top gardens, swimming pools and doormen. The varieties and histories of the various properties are endless. A good home stager will take the unique aspects of the property into account as he or she prepares it to be shown.
Professionalism
Of course, a successful home stage must be very professional. There are often difficulties in preparing a property for the initial showing to other brokers and potential buyers. A home stager who loses his or her cool, or who is difficult to work with, will make the process much less enjoyable and less successful. An effective home stager will know how to get things done in an efficient manner, without impeding cooperative working relationships among all of the interested parties.
Sustainable Efforts and Rewards
A good home staging will yield great rewards. For example, if a home stager is being asked to prepare a home to be shown to a young couple with a baby on the way, landscaping the yard and baking chocolate chip cookies in the oven during the time of the showing will lend a sense of comfort and a feeling of home to the prospective couple. These staging techniques are affordable, sustainable and may generate quick and lucrative rewards.
Resourcefulness
A great home stager will also display ample amounts of resourcefulness. Many upscale homes will have a certain flare or flavor. Capitalizing on that initial style with additional appropriately matched unique pieces of furniture and artwork may increase the offer on a property by several thousand dollars. The “feel” of a home that is shown to a potential buyer will either pique a buyer’s interest or diminish it. The resourcefulness of a home stager, in acquiring and setting the stage for a successful showing with beautiful decor, can go a long way towards obtaining a lucrative offer on a property in the Manhattan real estate market.
A successful home stager will demonstrate a number of important traits when he or she is preparing a property to be shown to prospective buyers. A great home stager will be professional, resourceful and curious. He or she will also be aware that the image and context within which the buyer sees the property is critically important to the buying process. An effective home stager will also make a sustainable effort towards keeping the property in top showing condition, in order to generate lucrative financial rewards for all involved parties.

The Centennial Concert Hall of Winnipeg: 253,014 square feet of glamour, culture and architectural brilliance. After the concept was created in 1960, the project was carried out by Winnipeg architects and other international professionals until the building was complete, costing $8 million in total.
This performing arts facility seats up to a capacity of 2,305 people and is designed to expand our arts and cultural experience in Winnipeg. Attracting not only local performers and artists but also international entertainment, the Centennial Concert Hall is a monumental venue. Driving down Main Street in downtown Winnipeg, you can’t miss it: the structure is one of a kind. But it is inside the Centennial Concert Hall that the real magic happens, where, comfortable in continental-style soft seating, you can watch dance companies, musicians and more – both local and global – perform masterpieces. There are also several mural painted by Canadian artists to enjoy while you wait for the stage performance to begin.
The Centennial Concert Hall has been run by The Manitoba Centennial Centre Corporation Act since June of 2005 to ensure the smooth operation and maintenance of the facility.

The theatre can be rented out for commercial, charitable or conference and trade show use. Holding up to 1,500 guests, the main floor is used for all kinds of events and serves as an impressive entranceway into the Centennial Concert Hall.
The second floor of the lobby, known as the Piano Nobile, is a special space designed especially as a showcase reception area. The high ceilings and spacious floor are ideal for gatherings accommodating up to 300 people and accent the music from the grand piano situated there beautifully. This part of the Centennial Concert Hall also functions as a small art gallery.

There is an old saying that goes: “Your home is never more exciting than the first couple of weeks on the market”. So when you put your home on the market (and I mean the REAL MARKET, by LISTING IT with a REALTOR®), make sure that your home shows it’s best. Because here is a bit of reality: About 80% of your total showings are going to happen in the first 5 days…… Here is why:
When you put your house on the market, there are any number of potential buyers who have been waiting for YOUR HOME. And they will rush in to see your home in the first few days, checking it out to see if it’s worth competing for. If the buyers find fault with your home, they simply move on to the next one and MAY NEVER RETURN.
So it’s very important to have your home as ‘show-worthy’ as possible. Here are a couple of simple tips to get you started:
1) Clean Clean Clean
Counters, bathrooms, carpets, lights, windows. Kitchen cupboards, sinks and the garage. Clean everything. Don’t leave buyers with a bad impression.
2) Declutter
Kitchen counters should be empty, except for perhaps those Tea-Sugar-Flour-Coffee canisters. Less furniture is better than too much. Box up everything you don’t need. You could designate a room in the basement as the ‘junk room’ and move extra stuff into there.
3) Paint
If there are any areas where the paint is fading or flaking, paint it. Stay away from the wild colors and stick to earthy, neutral tones. That “Bright Red” kitchen wall looks funky in a magazine, but is not everyone’s cup of tea.
4) Be out of the house (or condo)
During the showing, try to be out of the house. Many buyers feel uneasy about really looking at your house, opening cupboards and looking in closets, with the home owner standing over them. Even in this hot market, the home owners should make sure that the buyers feel comfortable and at ease.
5) Remove Pets
Not everyone loves pets….in fact, some people are allergic to them. So its best to remove them, and in fact try to remove all evidence of them. If you can have them stay at relatives for a few days, thats even better.
When you buy a home, it’s the visuals that count. To sell your home faster you may want to stage your furniture and belongings to help give your home more personality. Generally, a less cluttered space is more appealing when you’re selling a home.

Even in a hot real estate market such as Winnipeg, home buyers DO have choices. In order to get the most money possible for their houses or condos, home sellers are starting to pay attention to home staging. A very popular trend in Ontario, where it is estimated that 1 in 4 homes are staged prior to going on the market. Home staging does not have to involve professional help or cost thousands of dollars, it could simply be a matter of touching up some paint, decluttering, arranging the furniture in a certain way and other simple suggestions. Remax has created a 10-part video series to help house and condo sellers stage their own homes. Lets take a look at the first video in this series:
Home Staging: Air Quality
In this short video, home sellers are encouraged to take a closer look (or sniff) at the air quality in their homes. Is yours an older home, suffering from mold or mildew issues? Do you enjoy cooking spicy foods on an regular basis? Do you smoke inside the home? All of these issues can seriously and negatively affect the sale of your home.
