Choosing the best garden furniture!

Choosing the best garden furniture!

How to pick the best garden and lawn furniture

.Garden furniture
Garden furniture, also popularly known as outdoor furniture and patio furniture, is perfect for your outdoor settings. They are also very useful for seating arrangements in gardens, lawns, hotels, and restaurants. A patio set consists of a table, chairs (four to six), and an umbrella or parasol. These can be customized according to the need of the buyer and what setting they plan on using it in. For example, you can have a fixed or movable parasol as well as a fixed or movable parasol heater to enable people to sit outside during cold weather conditions. Garden furniture is made of materials which can withstand a range of weather conditions and is durable. The most common materials used are wood, aluminum, wicker, plastic, and wrought iron.

Popular Types of Garden Furniture

Due to the availability of a variety of materials, garden furniture is made in lot of different styles to give your garden a new look and feel. Following are the most popular styles.

* Wooden garden furniture: It’s been popular from the start and meets the needs of all kinds of home settings. Popular varieties among wood are teak, acacia, softwood, and hardwood. Teak is very durable due to the presence of protective oils, is very dense and very strong. Acacia is available in appealing textures and can withstand water, as well as being flexible and strong. Hardwood is very strong and durable for all weather conditions. Softwood is light in weight, but is strong and is very useful for movable furniture.

* Rattan garden furniture: It is very durable, attractive and made from woven synthetic plastic. It is also light, comfortable, and requires low maintenance. It comes in various styles, colors, and designs, and are made more comfortable by adding cushions. Rattan furniture is also a very popular choice because of its resistance to water and heat.

* Plastic garden furniture: This is another wonderful option for a simple and cost-effective setting. It is not too stylish but is quite durable in varying weather conditions. It is also light in weight, available in many colors, and great for movable furniture.

* Cast-iron garden furniture: It is a slightly more expensive option but is very durable and strong compared to other materials. It also requires much less maintenance and is weather-resistant. It is available in various designs and is quite stylish.

Before shopping for the right garden furniture, it is essential to analyze the needs of your outdoor spot and the decide on the right type of material for your furniture. There are a number of styles and looks available for an outdoor setting, and these living room styles provide comfort and durability suitable for all weather conditions. Some other factors to keep in mind are the type of sets available and their cost compared to your budget.

Quick Fixes to help you sell your home faster

.Haunted House Behind the Middle School

First impressions are everything when it comes to selling a home, and peeling paint, stained carpets and unpleasant odors can be an instant turn-off for buyers. Fortunately, you can take simple and inexpensive steps to prep your home for a quick, top-dollar sale.

Freshen up:
Paint is an easy, cost-effective way to improve any interior, and a new coat can make all the difference in selling your home. Cracked or peeling paint will repel potential buyers, and faded or boring walls can create a lackluster overall appearance.

Make your home stand out with a fresh coat in a vibrant color, such as those found in Dutch Boy’s Crayola palette. Perfect for showcasing a finished basement, kids’ room or accent wall anywhere in the home, these bright shades will make any space pop. With 96 colors to choose from – from Marshmallow and Ice Pop, to Wild Strawberry and Inch Worm – you’re sure to find a shade to help make your home memorable. And as you are updating walls with new color, use a paint that not only adds beauty but also reduces odors. Along with the exceptional coverage Dutch Boy is known for, Refresh features Arm & Hammer Odor Eliminating Technology to rid your home of unwanted odors, leaving your home smelling clean and inviting. Available for walls, trim and ceilings, use Refresh throughout the home to create a pleasant walk-through experience. Add a few scented candles or potpourri to make the home even more appealing to buyers’ noses.

Little fixes:
The little things can make a big difference when it comes to the appearance of your home. Many buyers are looking to make as few improvements as possible, and even tiny cosmetic repairs can seem like a huge project. The more move-in-ready your house appears, the faster it will sell, and more likely buyers will be willing to pay the asking price. Some easy fixes include replacing broken counter and floor tiles, patching holes in any surfaces, making sure all lights work properly and doors open and close smoothly.

Organize and de-personalize:
To give your home a spacious showroom feel, take time to remove any superfluous stuff. Show off your kitchen countertops by storing unnecessary appliances, clear the sink and dishwashing machine, and organize refrigerator contents. Keep the bathroom vanity clear of personal items, neatly fold or hang clean towels, and clear or cover clothing hampers. Organize your cupboards, closets and drawers to maximize the appearance of your home’s storage capabilities.

Clearing your home of visible clutter will not only make it seem more spacious but also make it easier for potential buyers to picture it as their own. Minimize family photos and personal items to help visitors more easily see themselves – and their things – in your home.

Curb appeal:
First impressions can make a world of difference, so don’t neglect your home’s exterior as you prepare to sell. The mailbox should be in good condition and the house number easily visible from the street. Keep exterior doors, including garage doors, free of flaking or fading paint and freshen the trim around windows and shutters. A fresh coat of paint on the front door can add to your home’s curb appeal and affixing a seasonal display of flowers or a festive wreath on the front door also makes a warm, welcoming statement.

A few simple projects can vastly improve your home’s overall appearance, and with these tips, your home will be sold in no time.

New siding improves a home's curb appeal

New siding improves a home’s curb appeal

New siding improves your home’s curb appeal

.house siding
Nowadays, many are choosing to live in their homes longer.  As a result, a growing number of homeowners are investing in home improvements they can enjoy themselves.

One of the best home improvements homeowners can make is replacing  tired, old, faded siding.  According to the National Association of Realtors, replacing your siding offers an 80 percent payback or return on your investment.

One reason that new siding is such a solid home improvement investment is it instantly enhances the curb appeal of your home. There’s nothing quite like the warm feeling of driving up to your home every day and admiring its beauty.

Siding also is a critical link to the well-being of your home. Siding is the first layer of defense against the elements, protecting the walls and interior of your home from moisture, heat and cold.

From wood clapboard and brick used widely to side homes decades ago to today’s innovative materials, such as patented Ultrex pultruded fiberglass used in APEX siding and trim, siding materials have evolved to deliver higher performance, more cost efficiency and enhanced aesthetics.  With so many choices available to homeowners today, it’s important for homeowners to do their homework when shopping for home siding.  Here are seven tips to consider when shopping for home siding:

1. Do your homework. Not all siding options are created equal. There’s a huge difference between lower cost vinyl siding products and high-performance fiberglass siding. Lower priced options often come with tradeoffs, such as a higher risk of damage in a severe storm from hail or wind, faster color fading, or lots of maintenance (repainting, caulking, etc.). Premium siding products may cost more initially, but may be far less expensive and hassle-free over the course of homeownership.

2. Have a plan. Now is the time to coordinate other exterior elements with your new siding and trim to give your home a more contemporary, updated look and feel. Consider new energy-saving windows, such as Integrity windows, a new garage door, new roof shingles and enhance your landscaping through the use of pavers, wall systems and perennial plants and shrubs.

3. Get referrals. Ask your neighbors, co-workers and friends for referrals of remodelers who specialize in replacing siding.  Interview several remodelers and always get detailed estimates before committing to any remodeler.

4. Visit homes. Replacing siding isn’t like replacing an appliance. You may only do this once or twice in your lifetime. To make sure you get exactly what you want, make sure to visit homes that have recently been resided by your contractor or remodeler. This will help you compare how different types of house siding actually look on a home.

5. Take your siding green. When replacing your siding, use siding material that is made from sustainable materials, such as sand, which will reduce the use of harmful chemicals and paints needed to manufacture and maintain it.

6. Select your colors. Choosing a color for your new siding may be the most difficult decision you’ll have to make. The good news is that today’s top-of-the-line siding offers a wide variety of bold colors from which to select. In contrast to traditional wood and fiber cement siding that requires painting and caulking every few years, new pultruded fiberglass siding offers an acrylic finish that is thicker and more durable than paint, and it resists chipping and fading. This allows homeowners to enjoy the satisfaction of their new siding with virtually zero maintenance.

7. Better moisture management. The number one thing you should expect of your new siding is it should protect your home from the elements, especially moisture. Unfortunately, some types of siding, such as fiber cement, wood and stucco, are more prone to moisture because they trap or absorb moisture behind the siding material. Instead, look to a siding that is inherently resistant to water.  Then, look to how that siding will manage moisture – behind the siding, when it’s up against the wall of your home. A siding system that provides a continuous, natural drainage plane (moisture drains harmlessly away), and allows air to circulate to provide natural evaporation is critical to decreasing trapped moisture, which creates rot and mold.

Home Energy Saving Tips for your Winnipeg home

When you are a homeowner, energy costs can be one of the biggest wallet draining expenses. Using these tips, save on those bills and most importantly save energy.
Drafty windows and doors are a big source of heating and air leaks. Use a candle flame to see if a window or door has a draft. For exterior doors, use a bead of paintable caulk around the edge of the door to form an air tight seal. Use a caulk finishing tool to smooth out the caulk. Insert a door sweep on the bottom of exterior doors to keep the air in! Electric outlets are another source of air leaks. Install an outlet sealer to close the gaps.
When it comes to light bulbs, use compact florescent lights or CFL’s. They not only last 10x longer than a normal bulb, but they save energy at the same time.
To conserve water, use a slow flow shower head. Finally, insulate the pipes in your home. The insulation will keep the water in the pipes warm.

Smart home-sellers understand that, when it comes time to sell their house or condo, getting it into ‘Show-Home” condition is an important step towards getting top dollar and selling quickly.  Buyers traditionally spend about 15 minutes in the home before moving on to the next one.  As a home seller, you want to make sure that your home appears to be as problem-free as possible, so that the buyers come back for that all-important ‘Second Look”.

Flooring is an important consideration when showing your house or condo.  Here are a few highlights of the attached video

Carpeting

Is your carpeting worn and out-dated, or just a little dirty?  Will a deep cleaning shampoo provide the results, or do you need to replace torn and worn areas.

Vinyl

Is your vinyl flooring modern, or dates the home back to the 70’s (or beyond).  good quality vinyl can be installed for a reasonably low cost.

Hardwood Flooring

Are there hardwoods under the carpets, and would it make sense to expose them, and perhaps refinish them?

Home Staging Tip #2: Curb Appeal

Home Staging Tip #2: Curb Appeal

.

Home Staging Tip #2: Curb Appeal
photocredit to Chechi Pe photostream on flickr

The old saying “You never get a 2nd chance to make a 1st impression” is especially true in real estate. Whether you’re selling a house or a condo, in a hot or a slow market, as the seller you want to make a great first impression. Home Staging can help with this, and improving curb appeal is a vital part. Quite often, buyers will do a ‘drive-by’ of your property, to gauge whether they want to call their own agent and invest their time in viewing your house or condo further. If during this drive-by they see things they don’t like, the buyers may just decide to keep drivin’.

Home Staging your Curb Appeal

At the very least, home sellers should make sure that the exterior of the home is well repaired. Shingles are in good shape, no damaged siding and no flaking paint. And home staging should not stop with the house itself. Shrubs should be manicured, lawns cut, fertilized and weeded and sidewalks cleaned.

Winter Staging

In the winter, sidewalks should be shoveled to the front and around the side of the house. If you have a deck or patio, it should also be cleared of snow, so that buyers can see what they’re getting. Take down any decorations (Christmas, Halloween, New Years etc) as soon as that particular festivity is over.

home renovations

Home Renovations: Which home improvements give the best r.o.i.

Which home improvements give the best return on investment?

.home renovations

Home Owners often ask:  ‘Which home renovations increase the value of my house, and assure that I get ‘top-dollar’ when selling?’ While there is no hard-and-fast rule, here is a sobering statistic from the Appraisal Institute of Canada:

The Appraisal Institute of Canada compared typical costs for renovations versus the impact on a home’s selling price to come up with a “payback range” for common projects.

Bathroom reno: 75% to 100%
Kitchen reno: 75% to 100%
Installing a deck: 25% to 75%
Exterior siding: 50% to 75%
Flooring upgrade: 50% to 75%
Basement reno: 50% to 75%

Why do I say “sobering”?  If you look closely, you will see that none of the estimates exceed 100%.  In other words, they are suggesting that if you spend $5,000 on siding, your home’s value would only increase by between $2,500 and $3750   (50% to 75%).  On the surface, it would not seem a worthwhile investment to improve your home for the purpose of increasing it’s resale value.  So does it make sense to improve before selling?  Maybe….  depending on your answers to two major questions!

Those two major questions are 1) What is the current condition of the item which you are thinking of improving, and   2) Can you do some of the labor yourself, thereby saving money.  Lets take a look at what I mean:

1) Current Condition

On this topic my advice is “If it ain’t broke, don’t fix it.”  Lets use the example of a furnace.  If your home has a 10 yrs old, mid-efficient furnace, it should be working fine.  Replacing THAT with a brand new, $3500 H.E. unit will in most cases, not increase the value of the house by an equal or greater amount.

On the other hand, if your furnace hums and howls and is the size of a sub-compact car, buyers might be turned off from making an offer.  Installing a new, energy efficient unit would probably we a worthwhile home renovations project.  Much the same applies for most other home renovations projects:  Is the current item in good condition, or will it detract from the home?  Is the kitchen falling apart, or merely ‘dated’ in appearance.  Are carpets just a little worn, or can you see the sub-floor and notice every spot where “whiskers blew chunks”?

2) Home Renovations D.I.Y.

I am going to assume that the Appraisal Institute used, for its calculations, prices that included professional labor.  So the question is: how much (if anything) can you do yourself.  If you’re fairly handy, painting the interior of your home is probably one of the best home renovations projects you can tackle.  Another high-value/low-cost improvement is modernizing the lights.  Go with bright, modern lighting, such as halogen, and keep the twisty florescent bulbs for your next home.  They might save money in electricity, but their slow start-up and dim lighting don’t help sell a house.  In any case, completing home renovations by yourself will drastically improve the return-on-investment numbers, provided the renos are done well.  Buyers and their agents can spot poorly done D.I.Y. home renovations, and the result is lower offers and a slower selling home.

So, keeping the above rules in mind, Home Renovations done right can and will improve your sales price.
