Land Titles Transfer Tax: Financial ‘kick in the ‘nads’ to buyers

I wrote about Winnipeg Land Titles office, and the reason why there is usually a 3 to 4 week delay between the date-of-possession for a home, and the date-of-receiving money for the sale. A while back, I sat down with a nice couple who were writing an offer on a house, and the conversation turned to the ‘Closing Costs’ of the purchase. The conversation went something like this:

Mr. Buyer: So aside from the lawyers fees (which we had already discussed), what other costs will I need to budget for?

Bo: Well, there will be home insurance. Good news is that you won’t have to pay any property taxes, because we’re doing this in January. But of course you have to budget for the Land Titles Transfer Tax.

Mr Buyer: A tax? Just for changing the title of the house? How much is THAT going to cost?

I did a quick mental calculation, and gave him the cost, and then watched as his face went thru the classical 5 stages of grief, from Denial (“This Can’t Be Right), to Anger ((F*#@ing Govm’t), Bargaining (Isn’t there a way around this), Depression (Oh, Man…..that’s alot of dough) to finally Acceptance (Well, It IS a nice house and there is NO WAY around it, short of leaving our province). So just how much is the government raking in with this tax?

Land Titles Transfer Tax calculation:

While Manitoba is not the only province to impose this tax, it is by far the most aggressive and onerous. Thru a set of formulas, we arrive at a figure of $1720 for a $200,000-house or condo. With Winnipeg’s average house price hovering around the $230,000 mark, we can see that our Provincial Government is collecting approx. $2000 in taxes, EVERY TIME the title of a house is transferred. But wait, you say…. didn’t Bo just tell us that it costs $1720 for a $200K home?

Yes, but I haven’t told you the worst part: ABOVE the $200K price, this tax adds an additional 2% on EVERY DOLLAR.

So, a $300,000 home will cost you $3720 (calculated by adding the $1720 base, plus 2% on the additional $100,000 price = $3720)

While the Land Titles Transfer Tax is especially difficult for young, first-time home buyers, even people ‘with money’ find an added tax of 4 grand or more to be a financial ‘hit’. For that reason, Winnipeg REALTORS® have been lobbying to change this regressive tax. Let’s bring it more in line with other western provinces. Ideally, inline with Alberta, where a $200K home costs $75 in Land Titles Transfer Tax and a $300K home costs $95. But heck, let’s not even look at those numbers, lets instead compare to my wife’s home province of Saska-Bush …. where it costs just $1200 to transfer the title of a $400,000 home.

Content Marketing: Maximizing your original content exposure across multiple platforms

Getting maximum coverage for your original content

Here is the problem: You are an expert in your field, and want to share some of that expertise across the internet. What is the best way? Do you write a blog post, hoping that it will rank high enough to be found? Or create a video, hoping it won’t get lost among the millions of other videos with similar topics? What about a podcast? It’s all so time-consuming, and you are, after all, a busy professional. Do you hire someone to do all this for you? The answer: All of the above, or at least a combination of all of the above.

A few years ago I discovered a wonderful e-book on Kindle, written by Denise Wakeman. The book title was “The Viral Blogging System”, and it was perhaps the best $9 I ever spent. It’s still available and I highly recommend that you get it, because it goes into deeper detail than I can right here. Much of what I am covering here was inspired by that book, and I’ve added a few spins and twists of my own. What follows are 8 easy steps for ANY professional, such as Real Estate Agents, Dentists, Lawyers, Mortgage Brokers, Home Renovators, Life Insurance Sales Reps, or ANYONE who has some expertise to share. Lets start:

1) Write a blog post

Much of what follows can be hired out to an assistant, but this first step you should do yourself. YOU are the expert, and hiring a stranger to write a post for you is NOT advisable. YOU know your field best. So chose a topic, and keep it short, 400 to 600 words is optimal.

2) Record an audio of your post

You could pay someone to record this for you, but its easy to do. I use Garage Band on my mac, but there are other similar products. Especially if you are in direct contact with your customers, you may want to record it in your own voice, rather than ‘farming it out’. More than once, a customer has said to me :”Yes, I recognize you from your audio-podcast”.

3) Create a Powerpoint or Keynote presentation

THIS you CAN farm out to someone else. I use a service such as odesk.com to search for help in cases like this. Its a free service, and after placing an ad, you’ll receive applications from creators all over the world. So either hire someone, or do it yourself, but turn your blog post into a powerpoint or keynote (on mac) presentation. It should result in a 15 to 20 slide presentation. Once you have that, the real fun begins.

4) Save your Powerpoint in 3 different formats:

Once you have your powerpoint presentation, you can save (or export) it in 3 different formats. This will take about 5 seconds each:

As a Powerpoint Presentation
As a PDF
As individual .jpg pictures of each slide

5) Upload the Powerpoint to Slideshare.net

There are many good slide-sharing platforms. My favorite is slideshare.net. They have a free version, as well as a PRO (paid) version with some extra bells and whistles. Once uploaded, other people can see the presentation, and better yet, can embed, share, and download it. You can add your audio to the presentation, thereby creating a “slidecast”. So here is an idea: Let’s say you’re a real estate agent, and work regularly with a mortgage broker and a lawyer, both of whom write a blog. They can embed your presentation into their blogs….giving you added exposure and giving THEIR readers some new material to discover.

6) Upload the PDF to Scribd.com

My choice for document sharing site is scribd.com, although again, there are others. Readers can share, read, download, embed etc…. The beauty with PDF’s is that any live links in the presentation will be preserved and are actually clickable links. So be sure to include links back to your blog and other sites.

7) Use the .jpg pictures to create a video

On a MAC, I use (and love) I-Movie. I can drag and drop the slide-project pictures into the program, add my audio and viola….. create a movie in about 5 minutes. Then upload that movie to YouTube, or Vimeo or any other video-sharing and hosting platform. I also embed a copy of the video into my blog post as well.

8) Create a Podcast

Actually, create TWO podcasts…..one for audio, and one for video. Check out a service called Hipcast, where you can upload the audio file and the video separately. With Hipcast’s help, you can create a podcast on I-Tunes (free) and add all of your future audios and videos to this popular platform. I-Tunes is FREE, and Hipcast has a free version, although it you want a little more options and space, $10 per month is all you need.

No worries about ‘Duplicate Content’

Although you are publishing the same materials, you’re doing it over several different platforms. No worries about duplicate content. This is the best and most efficient way that I know of, in which to maximize the exposure of your original content. What started out as a blog post, is now an audio-podcast, a video-podcast, a PDF file, a Slide-presentation, AND videos on YouTube etc etc.

Maximizing your living space

Is your living space a place for show, only utilized when you are entertaining? Living rooms, as their title suggests, should not only reflect who you are towards the outdoors world, but they should also be lived in. Here are some recommendations for getting your living space warm and inviting for visitors as well as functional and comfy for household members.

In case your living space is large, divide it into smaller locations through the positioning of furnishings. You would like the “conversation pit” to become cozy – a couch and loveseat and a couple of chairs close to a large cocktail table will seat many people, yet they’ll all have the ability to hear what the others are saying. A great place for household meetings as well as for entertaining. Make certain all seats are within reach of a table – someplace to arrange those drinks and chips!

Face the couch to an architectural focal level, something like a fireplace or a large window that looks out to your garden or even the city lights. If you don’t have an architectural component to work with, produce one by hanging large photos or a mural on a wall. This allows people to admire the artwork and it’s safer than hanging something large over the seating (especially in locations susceptible to earthquakes!). Hang cloth wall hangings or little photos on the wall behind the couch. Don’t, however, hang a mirror where people will see their reflection all of the time. Not everyone is thrilled by his or her picture.

If you divide your living space in two or 3 seating and/or eating locations, use rugs to outline the talking space, another beneath the eating table, and another space to exhibit the Buddha you brought back from Thailand, or a wall of bookcases that not only maintain your books but additionally display your assortment of antique toys. Area rugs work well, more than waxed hardwood floors or neutral, wall-to-wall Berber-style carpeting.

An ornamental space divider, like Japanese shoji screens, can be utilized to separate a large space right into a living space and a Tv space. In a smaller place, face the couch to a wall unit that holds the television – it’s certain to turn out to be a preferred gathering spot for the household.

The days of covering the “good” living space furnishings with plastic are over! Leather or even the new microfiber fabrics are simple to clean, look great, and can survive visitors, children, and pets. If the furnishings are in neutral colors, add colorful ornamental pillows. Remember to keep a couple of throw blankets close to stay cozy on cool nights.

In case your living space walls are painted in mild neutral shades, you’ll have the ability to change the furnishings and ornamental touches easily. Real Estate Market Report for May 2013 in Winnipeg

Welcome to the May real estate market update for Winnipeg. This report focuses on the statistics as they are on the 15th of each month (as opposed to the 1st). House sales are reported in three price ranges, as follows: Entry level homes are from 100K to 250K, mid-range properties are from 250K to 500K, and Luxury Homes are those over 500K. The main focus is on Winnipeg properties, but we do include E. St. Paul and Headingley as well.

I also report on ‘Inventory Levels’, which is a way of answering the question: If no one else listed their properties, how long would it take to sell everything that’s available now? The lower the number, the hotter the market. The new report will show the Inventory Levels as number of DAYS, instead of fractions of a month……it just makes it easier to read. So lets see how the real estate market is shaping up for 2013:

Broad view of the Winnipeg market

The past 30 days have been extremely active in Winnipegs real estate market. Approximately 1400 new listings came to market, and sales more than kept pace. The most expensive home sold during that period was a $1.25 million dollar home in the E.St.Paul area, while the most expensive condo was $616,500……also in the E.St.Paul area.

Entry Level Houses ($100,000 to $249,999)

Currently, we have 315 listings available in this price range, which is up from 286 in the April report. Over the past month, Winnipeg REALTORS® have sold 277 of these types of homes, also an increase from the 207 homes sold in the previous market report. Inventory levels dropped to 34 days, down from the previous 43 days.

Mid-Range Houses ($250,000 to $499,999)

Winnipeg now has 508 houses available in this price range, an increase from the 482 listings in the previous report. Over the past month, 439 homes have been sold in this price range, approx. 45% more than the 301 homes sold in this price range in the previous reporting period. Since the sales level increased at a higher rate than the listing level, inventory levels dropped down to 35 days, from 50 in the previous report. (Hot price range)

Luxury Homes ($500,000 plus)

We currently have 196 homes listed in this price range (up from 183 the previous month) and have sold 44 luxury homes in the past 30 days, (up from 25 sales in April). This created a sharp drop in the inventory levels, from 227 days in the previous period, down to 133 days right now. When compared to the other price ranges, this is still a significantly slower segment of our market, …….making this a great time to look for that ‘dream house’ in the luxury market.

Expired Real Estate Listings

An interesting indicator of market strength is the number of listings which come to market, and then compare it to the number of listings which expire or are withdrawn. Over the past 30 days, 1393 new listings (1070 houses, 323 Condos) have come onto the market. The number of listings which have expired, or were withdrawn for any reason is at 191 listings (166 houses and 25 condos) This also made for a drastic chance in the Listings vs. Expired statistic…..which dropped from around 14.1% last month to an incredible low of 13.7% now….. the lower the number, the hotter the market!!!!

Condominiums

Currently, condominium listings in Winnipeg are up to 318 active, an increase from 283 in the previous report. Over the past month however, Winnipeg REALTORS® have sold 166 condos, (up from 108 in April) changing inventory levels significantly to 58 days from 81 in the previous period. The number of condo listings available is now reaching a high-point, and may indicate that this is a great time to buy.

Condominiums: By-laws, Reserve Funds, Condo-Documents

In part 1 we examined the different types and styles of condominiums,. Now lets look at some of the more common questions buyers have about condominiums in general:

What do Condo-Fees pay for?

All condominiums (and there are hundreds in Winnipeg) have different arrangements. With some, your condo fee only pays for the very basics, such as snow-clearing, grass cutting, management fees and common-element insurance’. With other condominiums, the fees might include water, cable-vision packages, heat and an on-site caretaker.

What is a ‘common-element’?

Basically it is any area where all residents have access. In an apartment style condominiums, that would be the entrance and the hallways, as an example. In a townhouse, or bungalow styles, it would be the roadway and the visitor parking lot. The ‘common-element insurance’ basically protects the owners from any lawsuits by visiting guests, whether invited or uninvited, but that is a subject all to itself.

What is a Reserve Fund?

Every month, a small portion of the condo-fee goes into a special savings account, called a “Reserve Fund”. Again depending on the type of condominiums we are looking at, this reserve fund might pay for any building repairs such as a new roof, new windows, painting and re-carpeting of hallways, etc. Basically the maintenance and repairs of areas which are common to all owners, and which effect all owners. So for example, if you own a stand-alone bungalow condo, you might be responsible for your own roof repairs, new windows etc etc.

Special Assessments?

If the condo requires extra maintenance or improvements, and the Reserve Fund does not have sufficient funds to cover these costs, owners are faced with a Special Assessment. Here is where knowing your specific “percentage of ownership” comes in: When you bought the unit, you are actually buying a small percentage of the entire building…. for example, 0.75%. So if a special assessment is required of, let’s say, $1.2 million dollars, you will have to submit 0.75% of that….. Owners and buyers are, understandably concerned about this, but here is a way to look at it: If you owned a HOUSE, you might face an unexpected bill for furnace repair/replacement, or roof repair, etc etc.

Bylaws for Condominiums:

When a condo-project is first created, the builder usually sets up a set of ‘by-laws’, which would govern the use and rights of the individual owners. The initial set of by-laws are quite often very simple, such as “No Laundry to be hung from windows” of an apartment style condo. Bungalow condominiums might have a rule that states “No Outbuildings or Sheds or Fences to be erected”.

As owners settle into the condominiums, they establish a board, and can then write their own by-laws. In order to change a current law, or to create a new one, the owners need to approve such changes by a 75% margin. In short, majority rules.

Taxes:

Unfortunately, in our fair city and province, condominiums are taxed at precisely the same rate as regular houses. Considering that many condos, especially high-rises, uses a lot less services (i.e.: street cleaning, garbage pickup which is often paid for by the condo fees, snow clearing, etc etc) this current system is not considered fair by many. Fair or not, condos offer a unique lifestyle, and definite value in a time when it is becoming more and more difficult to find a house in a similar price range.

Selling your home while going thru a divorce

Homeowners sell their homes for a variety of reasons. Hopefully the reason is a happy one, such as Up-sizing the home to accommodate a growing family, or even downsizing because the kids have (finally) left the nest.

Sometimes the reason is a not-so-happy one, as is the case of divorce or separation. Even so, the end-goal should always be kept in mind: Selling the house (or condo) for as much money as possible. Here is a tip:

When couples divorce or separate, ideally the break-up should be amicable: This will likely save you a lot of money in legal fees. However, many divorces are NOT amicable, and both parties head out and get their own lawyers, which is a great idea. In addition, when it comes to selling their marital estate, the couple then seek out REALTORS® to act on their behalf…… one for the husband, and one for the wife, or, more politically correct, “one REALTOR® per spouse”.

This may be, for a number of reasons, NOT advisable. Here are a couple of reasons:

Cost

Whenever a home-owner lists the house with a real estate agent, a portion of the total commission is set aside to pay the “Listing Agent”. This amount is always negotiable, and depends on several factors, including the value of the home, and the amount of advertising done by the Listing Agent. (By the way, this is really the ONLY method by which you should choose an agent, as the amount of advertising is the only thing the agent controls, and ultimately the only thing that sets agents apart from each other.)

So, whatever that commission amount is, IF you and your spouse insist on having 2 Listing Agents, each agent MAY charge his regular fee, thereby potentially doubling your cost. So your listing commission MAY be higher if you utilize 2 agents. (This only makes sense, since YOUR lawyer will not likely split his fee with your spouses lawyer, for example)

2 Signs are NOT better than one

Another reason against hiring 2 Listing Agents is this: As the Seller, you don’t want the whole world to know that the reason you are selling is because you are splitting with your spouse. Having 2 “For Sale” signs in your front yard tells exactly that……and as a seller, you may not want to enter any negotiations with a buyer from a weakened position.

Most Important: There is no good reason to have 2 Agents

2 Listing Agents won’t get you more money than 1 good agent. Period. Both agents are hooked up to the MLS, and since there is only 1 house to sell, it wont get twice the coverage: Its still just 1 listing. Here is how I look at this matter: No matter what the other issues are, on this one issue we are (or should be) all on the same page: Sell the house for as much money as possible.

So hire a great agent who focuses on the most important task at hand: MARKETING THE HOME. All money received from the buyer will go thru brokers and lawyers trust funds, so a REALTOR® is NOT in a position to ‘favor’ one spouse over another, even if he wanted to.

So it does not make sense to hire 2 agents to market one property….. in fact it’s counterproductive.

Simple solutions to common landscaping problems

There’s one in every neighborhood – the house with the bright green grass, perfectly trimmed shrubs and flowers in full bloom. As you look at your own lawn, plagued with weeds and sparse patches, you wonder how your neighbor is able to achieve such a beautiful outdoor space. The secret isn’t in how much time or money can be invested, but rather taking the right steps at the right time to eliminate lawn and garden problems.

Here are some common landscaping issues and the easy steps any homeowner can take to correct them:

Sparse, brown lawn

If your lawn is looking sparse and brown, the likely culprit is thatch. Thatch is the layer of dead grass, leaves and stems that block water and nutrients from reaching the roots. To revive your grass, you need to remove this layer and prime your lawn for strong regrowth.

A dethatcher, also known as a power rake, is the easiest way to get rid of the layer of thatch. Then you’ll want to use an aerator to poke small holes in the dirt so that nutrients, air and moisture can get to the roots. These two pieces of equipment are critical for repairing sparse, brown lawn, but purchasing them outright is costly. Consider renting them from your local American Rental Association rental store. Find the one nearest you by www.RentalHQ.com.

Weeds

No single method will eliminate all weeds, so the best action really depends on what types of weeds you have. Here are some tips on the most common:

* Dandelion – It’s imperative to dig out dandelions before they go to seed. You can also spot treat dandelions with a broadleaf weed killer. If you do this, make sure your product does not kill grass.

* White clover – This weed can spread quickly on undernourished lawn. Combat by watering regularly and applying nitrogen fertilizer. You can also use a broadleaf weed killer for spot treatments.

* Crab grass – If it’s early in the season, consider applying a pre-emergence crabgrass herbicide. Because crabgrass thrives on shorter lawns, set your mower to a higher setting, about 2.5 to 3 inches.

Overgrown hedges, shrubs and trees

Meticulously trimmed hedges and trees make a yard look perfectly manicured. The tools of the trade will make the job a breeze, but you don’t need to purchase a tree trimmer or chainsaw. You can easily rent those at your local American Rental Association rental store for a fraction of the cost of buying them.

The most important consideration when operating a chain saw or trimmer is safety. When you rent, you get personalized training on the equipment. Tell the rental professional what you want to accomplish and they will help you find the equipment you need to get the job done, while providing you with tips on how to use the equipment and safety.

When you’re done trimming and clearing out your area, renting a chipper can make cleanup quick and easy.

Wilting, dead plants

No matter where you live, if your outdoor plants start to wilt or turn brown, it’s likely that they need water. Sounds simple enough, but it’s also easy for plant novices to overwater – which can kill your plants and flowers just as easily as under watering them.

Start by always watering during the early morning or late evening hours. Watering during peak sun hours will cause most of the water to evaporate and little will reach the plants’ roots. Research the recommended watering schedule for your lawn and plants so that you can create a weekly watering schedule. Some plants may only need watering once a week, while others may need it daily. You can also ask your local nursery or the Extension Service of the US Department of Agriculture for planting and watering recommendations in your area.

Winnipeg REALTORS® report increased sales and listings in April 2013

As they do every month, Winnipeg REALTORS® have released the sales and listings statistics for the Winnipeg housing market during the month of April 2013. After a poor showing in March 2013, the market has bounced back in a major way. This was expected, since last month’s poor performance was attributed in large part to the cold weather.

It is important to note while active residential-detached listings are higher at the end of April than they were at the same time last year there is a marked difference in the price ranges they fall within. For example, there are 16 % fewer listings available under $250,000 in 2013 and 11% fewer under $300,000. The converse is true as well. In the $450,000 to $499,999 price range there are 45% more listings this year than 2012.

Fortunately for those buyers seeking more affordable priced listings condominiums offered more choice than last year with a 29% increase in active listings under $300,000. This improvement in more affordable housing supply translated directly into a 29% increase in condominium sales. No sales however occurred under $100,000.

The most active residential-detached price range was the $250,000 to $299,999 price range at 23% of total sales. Interestingly enough, this is the same percentage covering off all sales under $200,000 with just 2% selling for under $100,000. For condominiums, the $150,000 to $199,999 price range remains dominant at 37% however the $200,000 to $249,999 has increased its share to 23% of total condominium sales.

The average days on the market for residential-detached property sales in April was 26 days, two days quicker than last month and the same pace as April 2012. Average days on the market for condominium sales was 29 days, two days slower than last month and 8 days faster than April 2012.

Summary of Winnipeg REALTORS® market report

As you will see, sales AND listings are up. In fact, I checked the numbers of available listings against the same time in 2012 and found that currently, we have 20% MORE houses available, and a whopping 33% more condos, when compared to May 1st 2012. A lot more choices for home and condo buyers. Around May 18th, I will be releasing my own Real Estate Market report.

Here are some tips for making that leap easier.

Be patient

The first, and maybe the most important tip, is to be patient. Buying a home is not something a first time homebuyer should rush into. You want to ensure that the home has all of your requirements and amenities that you desire. You are going to see a large amount of different homes, some in which you will love but are out of your budget, and some that you just could not stand to see yourself living in. A home is a huge investment, one that is going to require you to live in for many years to make it worth the purchase, so finding one that you truly can see yourself living in is going to benefit you greatly.

Find a REALTOR® you can trust

Another tip is to find a realtor that you trust. 1. Consider a crate for your pet. Most pets do not come trained and they certainly don’t know what’s safe to chew. Winnipeg Real Estate Market Update for April 2013

Real Estate Market Report for Winnipeg in April 2013

Welcome to the April real estate market update for Winnipeg. This report focuses on the statistics as they are on the 15th of each month (as opposed to the 1st). House sales are reported in three price ranges, as follows: Entry level homes are from 100K to 250K, mid-range properties are from 250K to 500K, and Luxury Homes are those over 500K. The main focus is on Winnipeg properties, but we do include E. St. Paul and Headingley as well.

Broad view of the Winnipeg market

No doubt many of your have heard, seen or read the Winnipeg REALTORS® market report for last month. They reported sales which were MUCH slower than last year, and even below the 10-year average. A large contributing factor for this was the cold weather, which had buyers waiting for better conditions in which to search for homes. This situation is now turning around: In the past month, the most expensive house sold was in Waverley West, and sold for a cool million. The most expensive condo was $435,000 in the Waterfront area of the Exchange District. Currenty, on April 15th, we have 951 houses available in Winnipeg, and 283 condos.

Entry Level Houses ($100,000 to $249,999)

Currently, we have 286 listings available in this price range, which is up from 236 in the March report. Over the past 31 days, Winnipeg REALTORS® have sold 207 of these types of homes, also an increase from the 168 homes sold in the previous market report. Inventory levels are at 43 days, up slightly from last months’ level of 42 days.

Mid-Range Houses ($250,000 to $499,999)

Winnipeg now has 482 houses available in this price range, up significantly from the 379 listings in the previous report. Over the past month, 301 homes have been sold in this price range, a significant increase from the 203 sold in the price range in the previous reporting period. Since the sales level increased at a higher rate than the listing level, inventory levels dropped from 56 days to 50 days.

Luxury Homes ($500,000 plus)

We currently have 227 homes listed in this price range (up from 160) and have sold 25 in the past 30 days, (down from 30 sales in March). This created a sharp rise in the inventory levels, from 160 days in the previous period, up to 227 days right now……..a great time to look for that ‘dream house’ in the luxury market.

Expired Real Estate Listings

An interesting indicator of market strength is the number of listings which come to market, and then compare it to the number of listings which expire or are withdrawn. Over the past 31 days, 1061 new listings (862 houses, 199 Condos) have come onto the market. The number of listings which have expired, or were withdrawn for any reason is at 150 listings (113 houses and 37 condos) This also made for a drastic chance in the Listings vs. Expired statistic…..which dropped from around 16% last month to an incredible low of 14.1% now….. the lower the number, the hotter the market!!!!

Condominiums

Currently, condominium listings in Winnipeg are up to 283 active, and increase from 259 in the previous report. Over the past 31 days, Winnipeg REALTORS® have sold 108 condos, (up from 99 in March) changing inventory levels only slightly to 81 days from 78 in the previous period. The number of condo listings available is now reaching a high-point, and may indicate that this is a great time to buy.

Going green has never been more high tech

Think going green will cost too much or take too much time? You might be surprised at how much time, energy and money you can save by making a few changes in your home to make it more energy efficient. And don’t worry that it will be too much work because some new high tech tools are making it easier than ever.

Green living expert Megan McLendon is the executive producer at www.doyourpart.com, and she recommends several options for making a powerful impact.

Take stock of the situation

Do you really know how much energy you use to run your household? Think about everything you run or turn on during the day. Consider your heating and cooling systems, appliances and electronics. The average single-family household racks up more than $2,000 in energy bills each year. Home electricity monitors make it easy to see how much energy you use and what you spend on it. A device called The Energy Detective can monitor the energy your home consumes in real time and the exact amount it’s costing you. You can chart 10 years’ worth of data and even review your information remotely. The basic model costs around $200. Then, there are free ways to help you see what’s using the most energy at home and help you target those hot spots. MyEnergy.com compiles information directly from your utility companies and is able to compare your usage to that of some of your neighbors. You can also earn reward points for using less energy.

Hit the energy hogs

Now, that you know how much energy you’re really using at home, it’s time to hit those energy hogs hard. Start with making your heating and cooling systems more efficient. So-called “smart” thermostats are now available and are easy to use. The Nest thermostat is one such device that actually learns from your family’s behavior. Soon after installation, it will automatically begin to lower or increase the temperature when you go to bed or leave the house. It even allows you to look at its daily energy use and access the thermostat from your computer or smartphone.

There are also other intuitive devices to help you reduce your energy consumption at home. A power strip for sale by Belkin will shut down power going to a series of electronics by simply turning off one of the components. This is a great solution for home offices and entertainment centers. And here’s another smart tip: For those items at home which run off batteries, invest in reusable ones. They will cost a little more than regular batteries but more than make up for that cost in the long run. A gadget that will easily help you make the switch is the Energizer Universal Charger. This device will charge AA, AAA, C, D, and 9V batteries, so you also reduce clutter by only having one charger for all of your battery charging needs.

Put it all together

Once you have the information you need, you can easily put it all together to analyze. EnergyHub has a product that works as a command center for your home. You can access all your energy information in one place so you can control your thermostat, lights and appliances from a central home location or remotely. General Electric is also rolling out a hub system called the Nucleus that does the same thing and is compatible with smart meters.

Knowledge is power. When you know how much energy your home is using, it’s easier to come up with strategies to lower your energy usage and lower your utility bills. It’s another important way to do your part without wasting your energy.

Winnipeg REALTORS® have just released their monthly Press Release with the March 2013 listing and sales stats for houses and condos in Winnipeg. In short, it shows a significant drop in sales when compared to 2012, and even when compared to a 10-year average. They report that you have to go back nearly 20 years to see such a bad month in sales! Let’s keep in mind that last year inMarch, we were all walking around in shorts and t-shirts, while this year the thermometer rarely topped the zero mark. This WILL have had an impact on sales and market activity. The other factor is very likely the changes to the mortgage rules, which were introduced last fall.

March MLS® unit sales decreased 26% (844/1,138) while dollar volume was off 15% ($224.7 million/264.7 million) in comparison to the same month last year. Year-to-date MLS® unit sales are down 13% (2,156/2,483) while dollar volume dropped 6% ($550.4 million/$589.0 million) in comparison to the same period last year. Listings entered on MLS® for the first three months have decreased less than 4% in comparison to the same period in 2012.

The most active residential-detached price range in March was from $250,000 to $299,999 at 22% of total sales activity. Second most active was the $200,000 to $249,999 range at 18%. For condominiums, the busiest price range was from $150,000 to $199,999 at 30 % of total sales. The $200,000 to $249,999 price range had another 21% of condominium sales.

The average days on market for residential-detached sold properties in March was 28 days, one day off last month’s pace and 3 days slower than March 2012. As for condominium sales, the average days on market was 27 days, 19 days quicker than last month and 4 days ahead of March 2012.

In looking more closely at what happened, the drop off in buyer activity was three times greater in the first-time homebuyer price ranges than in the upper ones. In fact, our highest price range of over $500,000 clearly outperformed March 2012 in sales, less days on market and having a higher sale price of $1,650,000.

“What’s the Real Estate Market in Winnipeg doing right now?”…. Ask this question of 10 different REALTORS® and you are likely to get 10 different answers. Thats because real estate agents tend to look at the market from their own experience and perspective. An agent who is struggling will tell you that the market is slowing, the bubble seems to be bursting or the sky is falling. On the other hand, a busy agent will respond :”Slow down? .. What slow down?” For my own two-cents worth, my March mirrored that of the above report, it was slower than normal. At the same time I can tell you that April is already starting to look incredibly busy. A listing in Niakwa Park has had 40 showings and is receiving more than a half dozen offers. Several of my buyers have been trying to buy houses but are getting beaten by other offers….. I believe buyers are finally saying :”Cold weather be damned….no use waiting any longer.”

Around the middle of April 2013, I will be releasing my own monthly Real Estate Market Update, and I believe the picture will change considerably.

House listing expired? Condo did not sell? What is the next step?

Did your “Listing” expire? What’s the next step?

First of all, don’t despair! Even at the height of our busiest times in the past few years, approximately 25% of listings did not sell during the first listing period, becoming an expired listing. So you are not alone. But now is the time to take a closer look at why the listing failed to sell. Here are a couple of the major reasons this could be:

1) Inadequate Marketing

A major contributor to an Expired Listing. One side-effect of a super-hot market is ‘complacency’. Real Estate Agents, who are traditionally known as some of the best marketers in business, start to believe that every house will sell, even without advertising and marketing. The thinking went: “Just put it on the M.L.S. and it will sell”. That may have been sufficient in most cases, but in a slower, more level market, it will not be enough.

Add to this a huge influx of new real estate agents, lured by the promise of ‘quick and easy money’, and who need to spend more time and money promoting themselves rather than their clients listings.

So question is: did your home receive adequate coverage, in printed newspapers, magazines and on the internet?

2) Selling in “As-Is” Condition

Another side effect of the hot market is that home-owners start to believe that every house will sell…….no matter what! I recently toured a home where nearly half of the light-bulbs were burned out. After going into yet another dark bedroom, flicking the light-switch in futility, I suggested to the owner that they replace the burned out bulbs. The response was “We’re selling it “as is”…..if someone wants our home, they can replace their own bulbs”. A sure-fire way to become an “Expired Listing”.

This is a bit of an extreme example, but you get the idea.

3) Price

Actually, this has always been the main factor for an expired listing. And these days, it will be even more important to get the ‘asking price’ correct, right from the start.

4) Be out of the home when it shows

This is where the private sellers completely ‘miss the message’. The fact is, most buyers want to be able to examine a home in peace and leisure, with their agent, so that they can discuss various options and features of the home, without having the owner overhear what they are saying. Don’t believe me? Think of it this way: the next time you go to test drive a car, do you want the salesman to drive you, or do you want to go for a drive with your spouse or significant other, so you can discuss the car, test it, etc etc, without a pushy salesman nattering in your ear?

These are some of the main reasons why a home might not sell right away, and become an expired listing. If our Winnipeg market starts to level off a little, going from a super hot sellers market to a more balanced one, these reasons become even more important.

TelPay Building: Featured Historical Building in Downtown Winnipeg

Characterized by its dazzling dusty rose sandstone facade, the TelPay building at 298 Garry Street has an attractive gleam to it and is arguably one of the best-preserved historical buildings in Winnipeg both indoors and out, while still being in use for everyday business transactions.

From the street view, the TelPay building is a lovely sight to behold. Its vivid colour contrasted with the handsome balcony, striking rounded corner, and fine architectural details lift the viewer’s eyes upward. And the aesthetic appeal of the building just keeps getting better as you move indoors.

Walking in through the entranceway itself gives you a taste of what you will see in the rest of the building, with a lovely domed ceiling being one of the first details that might catch your eye. It portrays the classic rusty pinks and clean whites with minute ornamental carvings that are used to decorate the entire building.

Featuring marble walls and pillars, high ceilings, artistic wreath details, and a mosaic patterned floor, the inside of the TelPay building is something to marvel at. The banking hall is an impressive room with an air of reassurance and plenty of stunning marble.

There is a wonderful feeling of grandeur as you walk throughout the building, admiring the frosted glass, rich mahogany woodwork, and pristine white Corinthian columns. The frosted glass in the office walls in particular is a clever feature to bring even more natural light in through the many big windows, while still maintaining the privacy of personal office space.

Even the staircase maintains a certain majesty, with an intricately carved bannister and dark, dignified panelling. The original vault is still in place for visitors to take a peek at and is a draw for many touring the building.

Both the concrete vault and the cage elevator from this 1909-building are still in use today. The three-story building was originally erected for offices of the Canada Permanent Trust Company, and much of the architectural design and details (both in terms of aesthetic appeal and fireproof construction) were included in the building of it to ensure a public image of a secure, trusting organization. The structure depicts this beautifully.

March 2013 Real Estate Market Update for Winnipeg

Welcome to the March real estate market update for Winnipeg. This report focuses on the statistics as they are on the 15th of each month (as opposed to the 1st). Houses had always been split into 3 different price categories, and those categories have now changed: Entry level homes are from 100K to 250K, mid-range properties are from 250K to 500K, and Luxury Homes are those over 500K. The main focus is on Winnipeg properties, but we do include E. St. Paul and Headingley as well.

Broad view of the Winnipeg market

In the past month, the most expensive house sold was in Waverley West, and sold for $1,650,000. The most expensive condo was $604,900 in Headingley. Currenty, on March 15th, we have 775 houses available in Winnipeg, and 259 condos.

Entry Level Houses ($100,000 to $249,999)

Currently, we have 236 listings available in this price range, which is up from 199 in the previous report. Over the past 30 days, Winnipeg REALTORS® have sold 168 of these types of homes, a slight increase from the 158 homes sold in the previous market report. Inventory levels are at 42 days, up slightly from last months’ level of 39 days.

Mid-Range Houses ($250,000 to $499,999)

Winnipeg now has 379 houses available in this price range, up from the 306 in the previous report. Over the past 30 days, 203 homes have been sold in this price range, a significant increase from the 169 sold in the price range in the previous reporting period. Since both listings and sales are up equally, inventory remains at the same level as in the previous month….. 56 days.

Luxury Homes ($500,000 plus)

We currently have 160 homes listed in this price range, and have sold 30 in the past 30 days. This created a sharp drop in the inventory levels, from 372 days in the previous period, down to 160 days right now……..looks like the market for luxury properties has picked up over the past month.

Expired Real Estate Listings

An interesting indicator of market strength is the number of listings which come to market, and then compare it to the number of listings which expire or are withdrawn. Over the past 30 days, 825 new listings (672 houses, 153 Condos) have come onto the market. The number of listings which have expired, or were withdrawn for any reason has dropped significantly from 194 the previous month, down to 135 over the past 30 days (107 houses and 28 condos) This also made for a drastic chance in the Listings vs. Expired statistic…..which dropped from around 27% last month to 16.4% now….. the lower the number, the hotter the market!!!!

Condominiums

Currently, we have 259 condominiums listed in Winnipeg, up from 233 in the previous report. Over the past 30 days, Winnipeg REALTORS® have sold 99 condos, dropping inventory levels to 78 days from 108 in the previous period. Keeping in mind that later in the year, we will likely see 280 to 300 active condo listings at any time, this may make right now a great time to SELL your condo and put it onto the MLS®.

Interestingly, a recent survey on travel insurance conducted by Desjardins Financial Security found that close to one in four Canadian travelers aren’t planning on purchasing travel insurance. Winnipeg REALTORS® market update for February 2013

Housing and Condo sales report by Winnipeg REALTORS® for Feb. 2013

Winnipeg REALTORS® have just released their February 2013 real estate market update for the housing and condo market in Winnipeg.. As it does every month, this real estate market report focuses on the listing and sales stats of the entire south-east corner of Manitoba, including Winnipeg, Selkirk, Steinbach and dozens of communities in this area. Lets take a look at the highlights of this real estate market report:

February MLS® unit sales were down 11% (698/781) while dollar volume decreased 6% ($178.7 million/$191.0 million) in comparison to the same month last year. Year-to-date MLS® unit sales are down 2% (1,312/1,345) while dollar volume is up less than 1% ($325.7 million/$$324.3 million) in comparison to the same period last year.

The most active residential-detached price range in February was the $250,000 to $299,999 at 22% of total sales activity. The second most active price range was from $200,000 to $249,999 at 17%. The highest residential-detached sale price was $1,075,000 and the lowest only $20,000. For condominiums, it was a tie with the $200,000 to $249,999 and $150,000 to $199,999 price ranges both having 24 sales or 25% each of total market share.

The average days on market for residential-detached sales was 27 days, 2 weeks faster than last month and one ahead of the pace set in February 2012. The average days on market for condominium sales was 46 days, 5 days slower than last month and 15 days off the turnover in February 2012. Note: A change in how condominium units are being sold and accounted for in new projects is overstating how long they have actually been on the market.

Condominium sales activity was much closer to last year as inventory was actually higher than what existed in February 2012 and conversions were similar to last year.

Nowadays, many are choosing to live in their homes longer. As a result, a growing number of homeowners are investing in home improvements they can enjoy themselves.

One of the best home improvements homeowners can make is replacing tired, old, faded siding. According to the National Association of Realtors, replacing your siding offers an 80 percent payback or return on your investment.

One reason that new siding is such a solid home improvement investment is it instantly enhances the curb appeal of your home. There’s nothing quite like the warm feeling of driving up to your home every day and admiring its beauty.

Siding also is a critical link to the well-being of your home. Siding is the first layer of defense against the elements, protecting the walls and interior of your home from moisture, heat and cold.

From wood clapboard and brick used widely to side homes decades ago to today’s innovative materials, such as patented Ultrex pultruded fiberglass used in APEX siding and trim, siding materials have evolved to deliver higher performance, more cost efficiency and enhanced aesthetics. With so many choices available to homeowners today, it’s important for homeowners to do their homework when shopping for home siding. Here are seven tips to consider when shopping for home siding:

1. Do your homework. Not all siding options are created equal. There’s a huge difference between lower cost vinyl siding products and high-performance fiberglass siding. Lower priced options often come with tradeoffs, such as a higher risk of damage in a severe storm from hail or wind, faster color fading, or lots of maintenance (repainting, caulking, etc.). Premium siding products may cost more initially, but may be far less expensive and hassle-free over the course of homeownership.

2. Have a plan. Now is the time to coordinate other exterior elements with your new siding and trim to give your home a more contemporary, updated look and feel. Consider new energy-saving windows, such as Integrity windows, a new garage door, new roof shingles and enhance your landscaping through the use of pavers, wall systems and perennial plants and shrubs.

3. Get referrals. Ask your neighbors, co-workers and friends for referrals of remodelers who specialize in replacing siding. Interview several remodelers and always get detailed estimates before committing to any remodeler.

4. Visit homes. Replacing siding isn’t like replacing an appliance. You may only do this once or twice in your lifetime. To make sure you get exactly what you want, make sure to visit homes that have recently been resided by your contractor or remodeler. This will help you compare how different types of house siding actually look on a home.

5. Take your siding green. When replacing your siding, use siding material that is made from sustainable materials, such as sand, which will reduce the use of harmful chemicals and paints needed to manufacture and maintain it.

6. Select your colors. Choosing a color for your new siding may be the most difficult decision you’ll have to make. The good news is that today’s top-of-the-line siding offers a wide variety of bold colors from which to select. In contrast to traditional wood and fiber cement siding that requires painting and caulking every few years, new pultruded fiberglass siding offers an acrylic finish that is thicker and more durable than paint, and it resists chipping and fading. This allows homeowners to enjoy the satisfaction of their new siding with virtually zero maintenance.

7. Better moisture management. The number one thing you should expect of your new siding is it should protect your home from the elements, especially moisture. Unfortunately, some types of siding, such as fiber cement, wood and stucco, are more prone to moisture because they trap or absorb moisture behind the siding material. Instead, look to a siding that is inherently resistant to water. Then, look to how that siding will manage moisture – behind the siding, when it’s up against the wall of your home. A siding system that provides a continuous, natural drainage plane (moisture drains harmlessly away), and allows air to circulate to provide natural evaporation is critical to decreasing trapped moisture, which creates rot and mold.

GTA sees ‘good start’ for 2013 existing home sales

Thoughtful design in everyday spaces

Have you ever stopped to consider how much thought and effort went into the design of the spaces you visit every day? You may not realize it, but your favorite restaurants, neighborhood grocery store and go-to movie theater follow some very specific design principles in order to create a unique space that is both visually appealing and user-friendly.

Much like home designers, commercial architects and interior designers think of spaces in their totality. To a commercial designer, every area – from the entryway to the public bathrooms to the behind-the-scenes storage areas – must be considered when working on a new project. One way commercial designers help create a unique look and feel throughout public spaces is through the use of repetition. Repeating a pattern, color or texture in more than one area of a space lends a feeling of continuity.

According to Judd Lord, director of industrial design at Delta Faucet Company, this attention to detail makes commercial environments a great place to look for design inspiration.

‘Highly-designed commercial spaces allow people to get a sense of what their own home may feel like in terms of color palette, textures, combination of materials and accents prior to actually committing to a design,’ Lord says. ‘For example, visiting high-end hotels can provide a great way to ‘live’ in a particular design aesthetic to see if it suits you.’

The next time you stay at a hotel, look for hints of repetition. You may find that the orange sofas in the lobby, for instance, carry through to your guest room pillows or decorative accents. Or, perhaps the wrought iron door handles match the window hardware perfectly. The small touches that regularly go unnoticed help to create a distinct sense of place in commercial spaces. When deciding what design elements to incorporate into a commercial building, designers consider not only how certain aspects can enhance overall design aesthetic, but also how they can be used to promote functionality in the space. For example, when designing an entryway, commercial designers must think about who will be using the space and for what purpose. While a banquet hall designer may prefer curving staircases to help create the feeling of grand luxury suitable for weddings and debutante balls, it is likely that they will also incorporate an elevator to ensure the space is accessible to all guests.

The important role functionality plays in commercial buildings is perhaps demonstrated most readily when taking the public bathroom into consideration. For instance, a single-room bathroom with a plush sitting area and vanity mirror may enhance the shopping experience for customers at a high-end boutique, while busy shoppers at large malls may prefer multiple stalls to help avoid long bathroom lines. For both of these spaces, innovative products can help enhance the bathroom experience through increased functionality. Tips on carpet stain removal

Carpet stain removal can be a daunting task. It should also be done with much care and precaution to prevent damage on the carpet. While using the vacuum cleaner will do fine, it will only remove the dirt. Stains are different, thus, they should be treated differently.

Regardless of the approach employed in removing the stains, it is best to act immediately and quickly. If you wait in doing the cleaning, you risk ruining your carpet for good. Whether oil, wax, solid or liquid substances are spilled on the carpet, you need to grab a clean cloth to remove the solid substances or what can be removed from the stain.

Then you have to blot out as much of the stain as possible. If a liquid substance spilled the carpet, there might occur wicking. Wicking means that the liquid substances have pooled at the bottom of your carpet. Hence, it will weaken the fiber of your carpet, causing the stain to spread and resurface; and eventually, serious damage is done on your carpet.

To prevent wicking, you need to cover the area with a thick dry cloth, and weigh it down with thick books or something that is heavy. Leave it overnight and remove the stain as normal in the following day.

In the morning, when you are certain that no more liquid or staining material will come out, blot out the stain using a dampen cloth or sponge. Avoid scrubbing the carpet as it would weaken the fiber and cause the stain to spread to other areas.

Blotting the stain gently will remove the stain without causing further damage to the carpet. If the stain remains after blotting it with water, you may want to squirt mild dish washing liquid onto it to clean. Blot the stain gently and let it sit for an hour before you blot again with a cool damp sponge or cloth until the stain is totally removed.

There are many carpet stain removal products available in the market in case you do not like to use dishwashing liquid detergent. Commercial products designed for removing stains vary based on what types of stains on your carpet.

For them to be effective, you need to figure out what type of stains your carpet has. If it is greasy like oils for cooking, body, automotive or moisturizing, use grease-based stain removal products.

If the stains are acid-based like coffee or urine, your choices are oil-based or acid-based products. In oil-based, the stains are dissolved, while in acid-based, the chemical quality of the spots are changed in order to make them easy to remove.

If you are not certain on the type of stain your carpet has, choose the all-purpose type of carpet stain removal product.

In all your undertakings, it is best to test the carpet stain removal product in a corner of the carpet or in any out-of-the-way area of the carpet, lest, you may risk creating a faded spot that may look more hideous than the stain itself.

Winnipeg Real Estate Market report for February 2013

Welcome to the February real estate market update for Winnipeg. This report focuses on the statistics as they are on the 15th of each month (as opposed to the 1st). Houses had always been split into 3 different price categories, and those categories have now changed: Entry level homes are from 100K to 250K, mid-range properties are from 250K to 500K, and Luxury Homes are those over 500K. The main focus is on Winnipeg properties, but we do include E. St. Paul and Headingley as well.

Broad view of the Winnipeg market

In the past 31 days, the most expensive house sold was for $685,000 in E. St Paul,, and the most expensive condo was $598,000 in Crescentwood. Currenty, on February 15th, we have 666 houses available in Winnipeg, and 233 condos.

Entry Level Houses ($100,000 to $249,999)

Currently, we have 199 listings available in this price range, which is down from 209 in the previous report. Over the past 31 days, Winnipeg REALTORS® have sold 158 of these types of homes, an increase of approximately 50% from the 104 homes sold in the previous market report. These are natural adjustments, accounting for the fact that we are starting to see more listings come to market.. Inventory levels are at 39 days, down significantly from last months’ level of 61 days.

Mid-Range Houses ($250,000 to $499,999)

Winnipeg now has 306 houses available in this price range, up from 284 in the previous report. Over the past 31 days, 169 homes have been sold in this price range, nearly DOUBLE the number of sales (86) in the previous reporting period. This has dropped the inventory level from 102 days down to 56 days. Look for further drops next month in this most popular price range.

Luxury Homes ($500,000 plus)

We currently have 144 homes listed in this price range, and have sold only 12 in the past 31 days. This makes the inventory level at an incredibly 372 days…..making right now the best time of the year to purchase one of these types of properties.

Expired Real Estate Listings

An interesting indicator of market strength is the number of listings which come to market, and then compare it to the number of listings which expire or are withdrawn. Over the past 31 days, 727 new listings (582 houses, 145 Condos) have come onto the market. The number of listings which have expired, or were withdrawn for any reason has dropped to 194 (151 houses, 43 condos). This creates a listing:expired ratio of 26.7%. We will keep an eye on this statistic in the future……I expect it to drop over the spring and increase in the latter parts of the year.

Condominiums

Currently, we have just 233 condominiums listed in Winnipeg, up from 209 in the previous report. Over the past 31 days, 67 condos have been sold, dropping inventory levels to 108 days. Keeping in mind that later in the year, we will likely see 280 to 300 active condo listings at any time, this may make right now a great time to SELL your condo and put it onto the MLS®.

Basic Design

While you plan to re-work the bathroom space, the first thing you need to consider is its design. While working on bathroom remodeling ideas for small bathrooms, try not to change the existing layout and plumbing. You can either add or reduce the elements, but avoid shifting the major elements. If you have a bathtub then you can consider adding a shower enclosure. Portage and Main sees neo-classical architecture at its best

The Bank of Montreal in downtown Winnipeg is one of the most compelling heritage buildings in the city. Located at 335 Main Street, the heart of Portage and Main, this iconic building was erected in 1913. Featuring gold leaf in the ceiling, Corinthian columns, and vast amounts of marble, the Bank of Montreal is a tribute to fine neo-classical architecture.

One of the beautiful features of a building such as this is that every detail has had a great amount of thought put into it. Winnipeg REALTORS® have just released their January 2013 real estate market update for the housing and condo market in Winnipeg.. As it does every month, this real estate market report focuses on the listing and sales stats of the entire south-east corner of Manitoba, including Winnipeg, Selkirk, Steinbach and dozens of communities in this area. Lets take a look at the highlights of this real estate market report:

Real Estate Market report excerpt

You have to go back to 1997 to reveal an unusually exceptional January MLS® sales performance. 660 unit sales to be exact and nothing has come close ever since. Even this January at 616 is 7% off the best January in WinnipegREALTORS® 110- year history.

January MLS® sales were up 9% (614/564) while dollar volume climbed 10% ($146.9 million/$133.3 million) in comparison to the same month last year.

24% of residential-detached sold above list price while only 17% of condominiums ended up selling for more than list price.

Condominiums sales stood out with a 26% increase over the same month last year.

The most active residential-detached price range was from $150,000 to $199,999 at 21%. The $200,000 to $249,999 price range captured 18% of the market while $250,000 to 299,999 registered 19%.

For condominiums, the $150,000- $199,999 price range led the way at 37% of total sales.

The average days on market for residential-detached sold properties was 44 days, two days slower than January 2012.

The average days on market for condominiums was 41 days, six days slower than January 2012.

During crisp, cold evenings, a warm blanket and well-equipped fireplace are all you need for a cozy night in.

However, a fireplace brings more than comfort. According to Fire Prevention Canada, fire kills over 400 people a year nationwide with residential fires causing 73% of those deaths. With winter in a deep freeze, it’s important to be aware of fire prevention and what your insurance policy offers.

“Fireplaces create a nice setting for homeowners to relax with loved ones,” says Wayne Ross, insurance expert at Aviva Canada. “Unfortunately, they can also add to serious fire risks, but taking simple measures can help avoid traumatic situations.”

Ross offers the following pointers to ensure that your fireplace remains a place of enjoyment in your home:

1. Get it ready: To avoid fire and smoke damage make sure that the damper opens and closes properly. If your chimney hasn’t been cleaned in a while, call a chimney sweeper.

2. Remove flammable materials: Clear the area next to your fireplace of all flammable items including newspapers, carpets and fabrics. Even a small spark of fire can quickly spiral out of control.

3. Stay equipped: Install smoke detectors throughout your home. Time is of the essence when dealing with fires and a smoke detector can help avoid major disasters.

4. Fireplace accessories: Invest in a few tending tools. These can be used to rotate logs, ensure oxygen flow and clean up ashes-small steps that go a long way in fire prevention.

5. Check your insurance policy: Know your insurer’s guidelines and coverage so there are no surprises if you need to file a claim for damage. For example, many companies only cover fire damage if fireplaces are installed professionally.

Following these simple tips will ensure that your fireplace only leaves your family with pleasant memories this season.

You were once. Now you may have to spend a little getting the house in shape. On the other hand, there’s the idea that the better looking and condition of the house, the greater its value. So should you end up repainting or redoing tiles, that cost could ultimately be added to the final sale.

Not surprisingly, let’s start with the front. The first impression begins here. There has to be no doubt that this is a long cared for property by people that loved living here. Neaten everything until it looks like you scrubbed it with a toothbrush. Fresh paint, trimmed trees and shrubs and if necessary, new house numbers and mailbox. Have the best curtains on the windows. A little window and door renovation can go a long way.

If the home doesn’t need a fresh coat of paint, wash it down. Rent a power washer, or use a broom, dishwashing cleanser and hose. Put away the lawn ornaments. Not everyone loves leprechauns and swans. Make sure the grass is nothing short of perfection. Tuck any garbage cans away. No cracks in the ground. Barbeques should be clean, the yard furniture inviting and comfortable. Buyers should see your yard as a great place to spend the weekend.

Before showing the property, take note of what work to do. Review real estate listings and magazines. See what these homes have in common. Pay specific attention to the major areas. That’s the bathroom, the master bedroom and kitchen.

Shine furnishings and appliances. Minimise content on all the countertops. Clutter is clutter regardless of how much of it you need or how nice it looks. What you want is to avoid distractions that are going to take away from the property. The floors should be pristine. No pet dishes and litter boxes. Clean blinds, curtains and windows, as well as fan blades and shelves.

The kitchen is probably the most important room in the house. It’s the one that we put so much energy into with the best stoves, microwaves, refrigerators and accessories. Make sure anyone that sees it is wowed. Spit shine it all. Add a fresh backsplash or coat of paint.

While painting rooms that need it is required, repainting the entire house might be a good idea. Use a neutral, soft color, the same color, throughout. That actually makes the property look bigger. Avoid white. It can leave an impression that the house needs to be painted.

When it’s time to start showing the house, always have it aired out. Take a fabric softener sheet and stick it behind the air conditioning filter. Take advantage of the best possible lighting. Try showing the home during daylight hours. Sunlight produces a natural, appealing look. If you are showcasing in the evening, utilise energy efficient bulbs. They resemble natural lighting.

Before anyone buys your home, it will be inspected. If the property’s in the best condition, the inspector has to agree it’s worth every penny you ask. A broken handrail can impact their conclusions.

The best way to get the best dollar for your home is to create a dream home. People are observant. Your job will be ensuring everything they see is positive. If that requires hiring landscapers and handymen, do it. At the end of the journey, it’ll be worth it. The better the property’s appearance, the more the property’s worth.

Last, if you’re selling your home and want to get top drawer value for it, partner with a good real estate agent. Did you know, on average, a sale done through a real estate agent usually nets the seller 20 percent more than if they’d sold the house on their own? A solid agent will not only represent your best interests. They have the ability to reach an audience that will never see your ‘For Sale’ sign or local newspaper ad. You’ll never waste your time as these agents will see that only serious buyers ever come through the door. They have resources and networks that the rest of us don’t even know about.

10 Top Reasons to consider buying a winter vacation home in Phoenix

Florida and Texas have long been favorites among Canadian investors, looking to purchase investment properties or winter vacation homes. Here, I would like to give you 10 reasons to consider Phoenix, Arizona for your vacation home purchase.

1) Weather

Boasting 330 days of sunshine per year, Phoenix’ weather can best be described as ‘predictable’. Summers are scorching hot, routinely hitting 110 to 115 degrees F (yeah, but it’s a DRY heat). December and January daytime-high averages are around the 70 F (21C) mark, making for beautifully temperate sunny days. Nights do get cold, and can in fact dip below freezing. But for Canadians escaping -25 degrees, it’s all good!

2) Excellent roadways

Much of Phoenix is laid out in a square grid system, with major roads running north-south, and east-west thru most of the city. Larger arteries are 3 or 4 lanes each way, with major highways boasting 5 and 6 lanes. Roads are in fantastic shape, clean and and great repair. Such a system not only makes it easy to get around, but nearly impossible to get lost….(and THIS is coming from a guy who once got turned-around in an elevator).

3) Property Values

Local REALTORS® tell me that they’ve seen increases of around 10% last year, and many believe that Phoenix has seen the bottom of the market near the end of 2011. One article I read indicated that Phoenix was actually seeing a bit of a sellers market, largely due to …wait for it: Canadian Investors!

4) Great Shopping

Major shopping malls and Outlet malls appear to be everywhere. Check out the upscale Kierland Commons and Scottsdale Square, and the stunning Fashion Mall in Scottsdale. Men….drop your wife off at the Scottsdale Square mall, and check out the IPIC theatre, where you can watch a movie and get pizza and beer served right to your seat. For deals, check out the Outlets at Anthem, about 20 minutes north of the city. And we like the Desert Ridge Marketplace, with over 100 shops, restaurants and theatres in an open-air mall, featuring free outdoor concerts by local musicians every Friday and Saturday evening.

5) Cost of Living

With major stores like Albertson’s, Wal-Mart and Fry’s competing for your grocery dollar, you’ll find deals like this: watermelon at 3-lbs for a buck, Milk at $1.67 per US gallon and fresh, boneless skinless chicken breasts at $1.90 a lb. “Sure,” you say, “but what about the necessities?” With stores like ‘Total Wine & More” and ‘Costco’, you’ll find a bottle of Beringer Zinfandel for 3 bucks, a 1.75 litre of spiced rum for $16, and a 24 of Stella Artois for 22 bucks.

6) Super-friendly people

While harder to quantify, this is real nonetheless. Perhaps its the 330 days of sunshine, or the cheap liquor (just kidding) but folks here are friendly. From the strangers you meet on the street, (nearly everyone says ‘hello’ or ‘good morning’), to the clerks and sales staff in the malls, people here are seriously NICE!

7) Restaurants and Happy Hours

An abundance of restaurants probably means that folks here love to eat out. And these restaurants compete for the business with excellent Happy Hours. Two of our favorites became the ‘Mellow Mushroom’, with it’s half price drinks and appetizers, and T.G.I.Fridays, which serves a 20 oz beer for 3 bucks….and features Happy Hour ALL DAY SUNDAYS.

8) Walking, Biking and Hiking

Want to say (or get) active? Sidewalks are extra wide, nice, flat and super clean. Most major roads feature bicycle lanes and for those interested in hiking, there are dozens and dozens of trails in and around Phoenix. For example, 15 min. north of the city you will find Pinnacle Peak. Park your car, and tackle a well-groomed trail which runs up and down two mountain tops, for a total length of 4 miles (there and back). …. all FREE.

9) Clean

The areas we’ve seen are exceptionally clean. No blowing garbage, dirt or sand on the streets, and the freeways look more like jet runways. I didn’t wash my car in 7 weeks…..simply didn’t have to! And Scottsdale is a car-lovers mecca: you’ve probably heard of the Barrett-Jackson auction, but over that same weekend, there were 5 other car shows and auctions in the Phoenix area.

10) Location

If all the shopping, restaurants and hiking isn’t enough, there is NFL, NHL, ML and NBA action. Still want more? Visiting the Grand Canyon and Sedona is only a 2 hour car drive north. 5 hours will get you to San Diego to the west, or to Las Vegas to the north. Don’t want to drive? Airlines offering $140 return flight to Las Vegas (plus taxes)….

Disclaimer: I’ve only been a visitor to the Phoenix area, and am far from an expert in the subject. In fact, my visit was limited to the northern Phoenix/Scottsdale areas. Home Energy Saving Tips for your Winnipeg home

When you are a homeowner, energy costs can be one of the biggest wallet draining expenses. Using these tips, save on those bills and most importantly save energy.

Drafty windows and doors are a big source of heating and air leaks. Use a candle flame to see if a window or door has a draft. For exterior doors, use a bead of paintable caulk around the edge of the door to form an air tight seal. Use a caulk finishing tool to smooth out the caulk. Insert a door sweep on the bottom of exterior doors to keep the air in! Electric outlets are another source of air leaks. Install an outlet sealer to close the gaps.

When it comes to light bulbs, use compact florescent lights or CFL’s. They not only last 10x longer than a normal bulb, but they save energy at the same time.

To conserve water, use a slow flow shower head. Finally, insulate the pipes in your home. The insulation will keep the water in the pipes warm.

Winnipeg Real Estate Market update for January 2013

Welcome to the first real estate market update for Winnipeg in 2013. Regular readers will note a few changes from our previous format. First of all, the report comes on the 15th of each month (as opposed to the 1st). Houses had always been split into 3 different price categories, and those categories have now changed: Entry level homes are from 100K to 250K, mid-range properties are from 250K to 500K, and Luxury Homes are those over 500K.

Also, Inventory Levels have changed slightly: I had always reports the ‘months of inventory, which is a way of answering the question: If no one else listed their properties, how long would it take to sell everything that’s available now? The lower the number, the hotter the market. The new report will show the Inventory Levels as number of DAYS, instead of fractions of a month……it just makes it easier to read. So lets see how Winnipeg’s real estate market is shaping up for 2013:

Broad view of Winnipeg’s market

In the past 31 days, the most expensive home sold was $2.0 million in Tuxedo, and the most expensive condo was $431K in Royalwood. Currenty, on Jan 15th, we have 637 homes available in Winnipeg, and 209 condos.

Entry Level Houses ($100,000 to $249,999)

Currently, Winnipeg has 206 listings available in this price range, which is down from 329 in the previous report. Over the past 31 days, Winnipeg REALTORS® have sold just 104 of these types of homes, also down significantly from 193 in the previous market report. These are natural adjustments, accounting for the fact that we just went over Christmas and New Years. Inventory levels are at 61 days, up from the 51 days in prior report.

Mid-Range Houses ($250,000 to $499,999)

Winnipeg has 284 houses available in this price range, down from 376 in the previous report. Over the past 31 days, only 86 homes have been sold in this price range, again down considerably from the 192 in the previous reporting period. This has almost double the inventory figure to 102 days, up from the 59 days in the last report.

Luxury Homes ($500,000 plus)

We currently have 128 homes listed in this price range, and have sold only 10 in the past 31 days. This makes the inventory level at an incredibly 396 days…..making right now the best time of the year to purchase one of these types of properties.

Expired Listings

An interesting indicator of market strength is the number of listings which expire or are withdrawn. Over the past 31 days, 203 houses and 88 condo listings have expired, a total of 291 expired listings.

Condominiums

Currently, we have just 209 condos listed in Winnipeg, down from 273 in the previous report. Over the past 31 days, only 46 condos have been sold, making inventory levels at 140 days……again a great time to buy a condo.

Sensi Wine Lounge

Located above Tre Visi in the Theatre District, Sensi is a chic restaurant with fantastic décor. Sensi offers small sharing plates with Italian flavours and an impressive wine list complete with “wine flights,” or selections of three wine samples. Must-haves: Gnocchi al pesto (gnocchi with creamy pesto), pepperoni farciti (ricotta and mushroom stuffed pequillo peppers), mandorle dorate (roasted almonds with sea salt).

Peasant Cookery

The Peasant Cookery features “real food from the land,” with a mix of European- and Canadian-inspired fare sure to please any crowd. The heritage building itself is beautiful, and as you wait for your meal to arrive you can admire the jars of pickled items lining the huge windows. Must-haves: Charcuterie (a selection of meats and pates), beet salad (with goat cheese and arugula), poutine (made with Bothwell cheese), cornmeal-crusted pickerel, French 75 (champagne cocktail).

The Fox and Fiddle

Taking up residence in an old bank, this pub is worth a visit just to see the marble pillars and black-and-white photographs on the walls. But it also happens to have an extensive (and delicious) menu, and it’s a popular place for locals to stop by after a busy day at the office. Must-haves: Spinach / cheese / bacon dip, chicken and cheese quesadilla, famous wings.

Mondragon

The place to be for vegans and vegetarians, Mondragon is a bookstore, grocery store, and coffeehouse all rolled into one. It also frequently hosts a variety of events, from book launches to music shows and more. Must-haves: Hummus platter, BLT (made with tofu), roti.

Cake-ology

Arguably serving the best cupcakes in the city, Cake-ology is a tiny bakery where you can order to-go. This bakery uses local ingredients and makes everything from scratch. Stop by Cake-ology for some dessert after having dinner at any of the nearby restaurants in the Exchange District! Must-haves: Red velvet cupcake, any cupcake flavour-of-the-day, vanilla cakette.

Charisma of India

This is reasonably-priced, tasty Indian cuisine at its best! The atmosphere at Charisma is very comfortable and there are countless options to choose from. Be sure to check out the lunch buffet for a little sample of many dishes. Must-haves: Palak paneer (spinach and home-made cheese cooked in cream and spices), channa masala (chickpea curry), butter chicken.

Stella’s Café and Bakery

A classic breakfast spot for many, Stella’s offers all-day breakfast as well as lunch and dinner options. Enjoy healthy meals cooked with local and sustainable ingredients at this café, and purchase a loaf of bread to take home with you when you’re finished your meal. Must-haves: Café breakfast, house salad, vegetarian sandwich (with hummus, cream cheese and veggies).

Elements: The Restaurant

Another restaurant focusing on local, sustainable ingredients, Elements is located at the University of Winnipeg but serves the wider downtown community. This is an ideal place to go for a lunch meeting or after-work drinks and nibbles. Must-haves: Nachos, green salad, the burger (with locally-raised beef).

Winnipeg REALTORS® real estate market report for December 2012

Winnipeg Realtors have just released their December 2012 market update. As it does every month, this market report focuses on the listing and sales stats of the entire south-east corner of Manitoba, including Winnipeg, Selkirk, Steinbach and dozens of communities in this area. Lets take a look at the highlights of this real estate market report:

While December MLS® sales fell short of last year’s record level for this month, the over 600 sales are still 5% above the ten-year average. There are enough of them to bring the year-end total sales to just over 13,000. The annual dollar volume eclipsed the $3 billion record level established last year. New listings entered on MLS® were up slightly in December and finished the year ahead as well.
December MLS® unit sales decreased 12% (615/698) while dollar volume dropped 14% ($156.2 million/$182.0 million) in comparison to the same month last year. 2012 MLS® sales were down less than 1% (13,007/13,065) while dollar volume was up 5% ($3.20 billion/$3.06 billion) in comparison to 2011. The 18,704 listings were entered on MLS®.
The most active residential-detached price ranges in 2012 were the $250,000 to $299,999 and the $200,000 to $249,999 price ranges as they had 22 and 19% respectively of total sales. It is also noteworthy to indicate the upper end market sales have never been so strong, with 24 homes selling for $1 million or higher. Two fetched $2 million or more.

The average days on market for residential-detached sales in 2012 was 28 days, just two days off the pace set in 2011. The highest sale price was a new record at $2.2 million.

The most active condominium price range in 2012 was the $150,000 to $199,999 at 35%. A distant second was the next higher price range of $200,000 to $249,999 at 20%.

The average days on market for condominium sales in 2012 was 34 days, 5 days slower than 2011. The highest sale price was $925,000 while the lowest was $20,000.

Winnipeg Land Titles: Not fast, but it IS secure

Winnipeg Land Titles is NOT fast, but it IS guaranteed secure.

I get letters and e-mails from people, asking about real estate issues. Here is one I received in the past. The names and dates have been changed to protect the innocent

“I am writing this letter in regards to the sale of my mother’s house, which the new owners have moved in (2 weeks ago). There has been no money from the sale given to my parents (and the lawyers say it is in the hands of land titles)? What is this all about and how long does this process usually take. During this time, they are paying two mortgages and can not afford this at all, and have borrowed money to cover this. Family members that we have spoken to have never heard of this process and we are getting really worried for my parents. Can you please explain the whole process of after the sale to ease my parents worries? The reason we did not bother with asking our real estate agent or lawyer is because my parents aren’t very comfortable with either.”

Land Titles

First, the good news: What has been described in the letter above appears to be running the normal process, so there does not seem to be any need to panic. (Keep in mind that I am NOT directly involved in this particular incident, and only have the above letter to guide me.) Real Estate sales in Manitoba use the Torrens System of Land Titles, and have done so since 1885. While it seems to be a slow, methodical and time consuming process, the upside is that it is Safe and Secure. This system operates under 3 principles:

1) The Mirror Principle:

Our Land Titles Register ‘accurately reflects’ (like a mirror, get it?), the current facts surrounding the title. It is considered to be conclusive evidence as to the current owner of any given property

2) The Registration Required Principle:

If this title is supposed to be conclusive, then ALL transfers and changes which effect title MUST be registered with the Land Titles Office. Among other things, this includes any Mortgages.

3) The Assurance Principle

Ever heard of stories where the same property was sold TWICE? I just read about a couple who bought a condo in the U.S., and about a week after moving in, they received an eviction notice, because the 2nd buyer wanted to take possession. Upon closer examination, it was learned that the same home was sold to BOTH buyers. Our Land Titles system is set up to prevent this from happening. But beyond that, if it ever DID happen, the Province of Manitoba would compensate any aggrieved party thru the Land Titles Assurance Fund.

How long does it take?

On average, it takes approx. 3 to 4 weeks for Land Titles to ‘clear’, and the money to be transferred to the seller’s lawyer. According to the Offer to Purchase, Sect 2 (b), any money being paid to the home Seller, which is delayed as a result of Land Titles transfers, “..shall bear interest payable to the Seller at the same rate as the new mortgage…”

In other words, the home seller should be receiving 3 or 4 weeks worth of interest on their sale.

I hope this answers the question as to the time delay which is being experienced via Land Titles registration. If you have any real estate related questions, please do not hesitate to call me or email me. I guarantee that you will be ‘comfortable in dealing with me!”

UPDATE: The lady who wrote the above letter advised me that her parents did indeed receive the money (after about 3 weeks) and all is well….. yeah!

Restaurants everywhere

Anywhere you go in Winnipeg, you are bound to find yourself close to a restaurant. There are restaurants of all sorts to enjoy, from tapas bars to bistros to sushi and local fare. The Exchange District, Corydon Avenue, and Osborne Village have especially delicious options. We are lucky to have restaurants opening every week in the city – there is always something new to try in the restaurant scene.

Cultural hub

Winnipeg is a gold mine of culture, from the Winnipeg Art Gallery to all of the tiny art galleries around the city, to the Centennial Concert Hall, to the Royal Manitoba Theatre Centre, to the Pantages Playhouse Theatre and countless others. There are festivals every month during the summer, the Forks is a top tourist destination, and the Human Rights Museum will be opening soon. Culture abounds in Winnipeg!

Beautiful parks

Assiniboine Park is likely the best-known park in Winnipeg. It is a fantastic place to go to enjoy the greenery and get away from urban living for a little while. But there are also many smaller parks dotted across the city that you can discover just by walking down the street. It’s great for kids, dog-walking, and adults alike.

Developed trails

The river walk is a popular trail to wander along, and it’s no wonder: the trail is wide enough to allow for many people to walk abreast, it offers a pretty view, and it is also a nice way to get from one area of the city to another. In addition to the river walk, the city is now developing more bike paths to make it easier for cyclists to get around Winnipeg. There are also some great trails in and around Assiniboine Park to stroll along.

Historical buildings

Heritage Winnipeg helps to conserve historical buildings all around the city, preserving the beauty and architecture of these buildings. The most concentrated number of historical and heritage buildings are clustered in the downtown and centre of Winnipeg, particularly in Winnipeg’s Exchange District, but there are many other fantastic buildings peppered all over our city, which you can check out at the annual Doors Open event.

Outdoor activities

Wellington Crescent closes down on Sundays and holidays in the summer for outdoor activities such as cycling, jogging, and walking. In the winter, the river trail opens up for skating or walking on the frozen river. There are warming huts along the way and it offers a lovely new perspective for seeing the city, as well as enabling Winnipeggers to stay active and have fun year-round.
For all of these reasons and more, Winnipeg is a good place to live – take the leap and move to Winnipeg to experience it for yourself!

Top reasons by a condo might be the right choice for you

Condo living has a number of benefits for people of all stages of life. There are many condo buildings currently being built or being transformed from previous historic warehouses in downtown Winnipeg, and this is an excellent time to begin thinking about living in a condo. Condo living might be right for you if…

1) You’re a new or first-time home-buyer.

Buying your first home can be daunting. There’s a lot involved in owning a home that can be overwhelming if you have never been in this situation. Why not make your life that much easier by making your first home a condo? With a condo you can work with your condo board and condo agency to determine the big decisions, such as how to deal with damaged property, and a caretaker will be available to clean the outside of your building (including everything that you won’t personally own, like the hallways).

2) Your kids have moved out.

Thirty years ago you bought a nice big house in anticipation of having several children. But now that they’ve moved out, it feels like there’s a whole lot of empty space and rooms that you just don’t need. This is the perfect opportunity to transition to a condo that’s more suited for you and your spouse.

3) You want to make the transition from renting to buying, without the hassle of caretaking for the building.

Washing outside windows. Shoveling the snow off the driveway. Caring for the lawn. Cleaning the eaves troughs. All of this takes a lot of time and effort, and they are all tasks you dread (or don’t know how to do). Purchase a condo and you won’t have to worry about any of these chores!

4) You are looking to downsize in general.

How much “stuff” do any of us really need? You might have roomfuls of things that you haven’t used in years. By the time you get rid of all of it and clear your house of the clutter, you might see that the amount of space you have is just too much. Downsizing to a condo can be a nice way to get rid of old things you don’t need and just keep what you really want – and give yourself some peace of mind.

5) There is only one or two of you in your household.

Condos are ideal for one- or two-person households. You might be too busy to take care of a big home or it might just feel too empty, as in the above reason of kids moving out, in which case living in a condo will feel like just the right size for you.

6) You travel frequently.

Why deal with the headaches of arranging for people to take care of your home and yard while you travel when you can live in a condo? Condo living allows you to simply lock the door and walk away – after asking your neighbour to take in your mail, of course. You can also trust that your home will be very secure and safe while you travel due to the extra locked doors between the door to your condo suite.

7) You’re interested in living in the heart of downtown Winnipeg.

This was right at the top of my personal reasons for choosing a condo – there’s nothing quite like living in the centre of a city, and with the many condos popping up all over downtown Winnipeg, now is the time to buy!

Winnipeg Real Estate Market update December 2012

Real Estate Market update for Winnipeg, December 2012

For December 2012, as I do every month, I take a closer look at the sales and MLS® listings in Winnipeg. We segregate the housing market along 3 different price ranges, from ‘entry level’ homes (between $50,000 and $199,999), to ‘mid-range homes’ (between $200,000 and $399,999) and finally Winnipeg real estate luxury homes (above $400,000). This monthly Winnipeg real estate market update will also report on Condo Statistics in Winnipeg.

We include real estate listings and sales inside Winnipeg, plus the bedroom communities of E/St Paul, and Headingley. This Winnipeg real estate market update does NOT include vacant lots, but DOES include duplexes, mobile homes, detached and attached homes and townhouses.

One of the things I discuss are “Inventory Levels”. We arrive at this figure by diving the currently available homes into the number-of-homes-sold in the past 30 days. A really hot market will report inventory levels at 1 to 2 months, whereas a ‘Buyers Market” will show levels around 8 to 12 months and more. So the lower the number, the tougher it is for buyers. As a guide, some cities in Canada measure inventory levels in many months, and in the U.S. they are talking about years. Winnipeg on the other hand, is generally measured in WEEKS…. so for example 0.9 months, or 1.3 months.

Entry Level Homes ($50,000 to $199,999)

This segment, along with the mid-range homes, remains the most active in the Winnipeg real estate market. Right now, we have 251 real estate listings for sale in this price range, a slight decrease from the previous months’ numbers of 263. During November, however, Winnipeg REALTORS® have also sold 120 homes in this price range (an significant decrease from the 177 sold in October), resulting in an inventory level increase to 2.1 months. In other words, if NO ONE listed their home, it would take, on average, just over 8 weeks to run out of MLS® listings.

Mid-Range Homes ($200,000 to $399,999)

This remains the most active segment of the Winnipeg real estate market. Currently we have 353 MLS® listings available, a 25% drop from the previous month of 462 real estate listings. In the past 30 days, Winnipeg REALTORS® have sold 264 houses in this price range, (also a drop from the previous months’ 359 real estate listings SOLD) resulting in approx. 5 weeks of inventory (1.33 months) on the market. These changes are ‘seasonal’, and should NOT be seen as indicators that the market is dropping. NOW may be the best time to buy a home in this price range, before the listings dry up in winter, and new listings go up in price in the spring time.

Luxury Homes (over $400,000)

A decidedly slower segment of our real estate listings are luxury homes, and activity in this segment has slowed even more during the month of November. However, when compared to other cities, even the luxury home market in Winnipeg is fairly hot. We currently have 260 MLS® Listings available in this price range, a slight decrease from the previous month. However, Winnipeg REALTORS® have sold 37 homes in this range in the past month, resulting in an inventory levels remaining around 7 months. There may not be a better time to buy a luxury home this year.

Condominiums in Winnipeg

On December 1st, 2012, we have 273 Condos to choose from, while having sold 76 condo MLS® listings in the past month, marking inventory at around 3.6 months, a slight easing in the condo market when compared with the previous months levels. Condos remain an excellent choice for the first time home buyer who wants to get into the real estate market, but perhaps needs or wants to, avoid bidding wars.
